Compare the Spokane Market With Your Own Selling Costs

$374,752Median sale price, all home types
22 daysMedian days on market; closing time is additional
−1.7%Year-over-year change in median sale price

Three months ending August 2026; source snapshot retrieved October 7, 2026.

Redfin’s dated Spokane city report rated the city very competitive, with a 76/100 Compete Score. Median market time was 22 days versus 20 a year earlier; 40.9% of homes had asking-price drops, up 2.0 percentage points. Those measures describe different aspects of the market: asking-price reductions are not the same as a drop in your own property’s value.

If your Spokane home is ready for the open market, a listing may be worthwhile. If a fixed move or uncertain condition makes timing more important, compare a written cash offer with a realistic listing plan. The city median is neither an appraisal nor an estimate of your closing date.

Current-condition option

Sell It Exactly as It Sits in Spokane

We buy houses in Spokane and evaluate a Spokane Valley home in its current condition. An as-is purchase lets you compare an offer before committing to necessary repairs, junk removal or other preparation. We buy houses that need work; describe known conditions so the written terms reflect what is there.

Don’t paint. Skip interior touch-ups and exterior repainting.
Don’t replace flooring. Leave stained carpets, worn hardwoods or cracked tile.
Don’t fix the roof. We buy houses with active leaks, missing shingles or aged roofs.
Don’t stage the home. Avoid professional staging and decluttering costs.
Don’t clean it out. Take what you want; tell us about unwanted furniture, trash and clutter, and include items left behind in the agreement.
Don’t schedule dozens of showings. Skip open houses and lockboxes; coordinate a limited condition review instead.

Washington’s Form 17 disclosure law still matters, subject to its exemptions. An as-is agreement alone does not establish an exemption. Covered pre-1978 sales also retain federal lead-disclosure requirements. Cash home buyers can assess known issues without requiring you to make repairs first.

Read our guide to selling a house as is. You decide whether the price and obligations fit your plans.

Street-level context

Selling a House in Spokane’s Neighborhoods

The historic records below document particular districts and buildings, rather than the condition of every nearby home. The inspection priorities and seller scenarios are practical suggestions based on those examples, not measured neighborhood defect rates or claims about residents.

Neighborhood / DistrictHousing ProfileCommon Challenges We ResolveSeller Scenario
Browne's AdditionDocumented late-1890s and early-1900s high-style homes; the 1896 Page-Ufford House is a Queen Anne example.Review original finishes and records of alterations; age alone does not establish a defect.Compare restoration bids with an offer in current condition.
Cliff-CannonThe documented Booge's Addition portion contains 1896–1907 single- and multifamily houses with Craftsman, American Foursquare and Prairie influences.Check the actual exterior condition and documentation for earlier alterations.Consider a current-condition offer before starting renovation.
West CentralTurn-of-the-20th-century residential examples in Nettleton's Addition include the 1900 Tudor Revival Ralston House; this is an example, not a complete stock census.Review older finishes and the scope of any rehabilitation at this address.Compare finishing a rehabilitation project with selling now.

The Page-Ufford record describes basalt masonry at the lower level, a raised/daylight basement on a slope, wood-shingle cladding above and a wood-framed 1924 garage. Cladding does not establish the wall structure. Booge’s Addition includes hipped and side-gabled roof forms; Page-Ufford has a hipped/cross-gabled form, with composition shingles documented on the garage. These examples do not establish citywide construction or foundation prevalence.

Condition, records and insurability

Spokane Conditions That Can Change Your Selling Plan

Radon: test instead of guessing

Spokane Regional Clean Air Agency identifies elevated regional radon potential. Gas from soil and rock can enter ground-contact openings in basements, slabs and crawlspaces. There is no reliable visible sign or smell.

Washington DOH identifies 4 pCi/L as the action level. A test establishes the individual home’s level; an elevated result may become a testing or mitigation negotiation. Regional potential does not establish that your home is affected or uninsurable.

Ice dams and roof leaks

Heat loss can melt roof snow that refreezes at colder eaves. Water may back up under roofing into insulation or ceilings, as NOAA’s ice-dam guidance explains. Eave ice, wet insulation and staining warrant investigation; icicles alone do not prove a leak.

Spokane’s design criteria require ice-barrier underlayment and identify severe weathering. Confirmed damage may lead to a repair allowance or buyer credit; the climate alone does not prove damage.

Pre-1978 paint and renovation

Spokane Regional Health District identifies older paint and renovation dust as lead concerns. Peeling, abrasion or renovation can release chips and dust; a visual check cannot determine lead content.

For most covered pre-1978 sales, EPA rules require known lead information, available records, a pamphlet and warning before contract. Buyers normally receive a 10-day testing opportunity, alterable or waivable by agreement. Disclosure is not an automatic remediation order.

Added rooms and converted rentals

For undocumented work, ask the Development Services Center for permit-history and compliance review. Its office is on the third floor of City Hall, 808 W Spokane Falls Boulevard, Spokane, WA 99201; phone 509-625-6300.

Municipal inspection rules authorize correction or rejection of nonconforming work. For rental properties, confirm the actual approved configuration before advertising extra living space. Spokane Valley permits require the applicable jurisdiction’s review.

River and creek floodplain checks

The city documents mapped floodplain areas along the Spokane River and Latah Creek. A 1%-annual-chance designation is parcel-specific; it does not describe every building in the city.

Review the effective local flood maps before budgeting an improvement or comparing buyer terms. A wet basement by itself does not establish a mapped flood zone.

Wooded edges and insurance

Spokane Fire’s guidance addresses wildfire exposure at vegetated edges. The Washington insurance commissioner explains that fire is generally covered, but high-risk exposure can affect availability or renewal. Vegetation and fire-resistant construction matter to the actual insurer.

The Washington FAIR Plan may provide basic coverage when standard insurance is unavailable. No citywide roof-age cutoff, universal wiring exclusion or mandatory four-point inspection is established here.

Insurance depends on the policy and loss. State guidance distinguishes snow and ice damage from gradual leaks, rot and mold, which are generally excluded. These concerns may change a buyer’s budget or terms; they do not automatically prevent a sale or mortgage approval.

Estimate a broad preparation budget before choosing between listing and a cash offer. This is not an inspection, appraisal, contractor quote or guarantee. Rates below are illustrative U.S.-dollar assumptions, not measured Spokane contractor prices.

Interior allowances cover finishes. Only add work outside that scope to avoid double counting. Size is limited to 20,000 square feet; larger properties require a separate budget.

Additional work to include

Actual repair costs can vary substantially with scope, materials, labor, permitting, access and concealed damage. Permit fees, structural repairs, radon mitigation and lead-safe work are excluded and need separate bids. The local issues above can change scope; the calculator’s total is not an automatic deduction from a cash offer.

Compare proceeds and contract terms

Cash Sale vs. Traditional Listing in Spokane

A traditional sale may produce a higher gross price, but commissions, seller closing costs, repairs, concessions and ongoing holding expenses reduce the amount you ultimately keep. A direct cash sale generally prioritizes speed, certainty and convenience rather than the highest possible gross price.

The supplied Spokane snapshot reports 22 median days on market, before the contract-to-closing stage. A traditional listing through a real estate agent can still yield higher net proceeds. Compare your property’s likely market value and actual expenses with the written offer.

Authority, notices and title records

Probate, Foreclosure Deadlines, and Complicated Title Situations in Spokane

Selling inherited property: establish authority first

Washington’s small-estate affidavit collects qualifying personal property and debts; it does not convey a house. Qualification uses an entire net estate subject to probate of no more than $100,000, wherever located, after liens and encumbrances and excluding the surviving spouse’s or domestic partner’s community-property interest. Probate real-estate value is not automatically excluded from that calculation.

The decedent must have been a Washington resident. At least 40 days must pass after death and at least 10 days after written notice to other successors. No personal-representative appointment application may be pending or granted anywhere; debts, including funeral and burial expenses, must be paid or provided for. A qualifying successor must be entitled to the claimed assets or hold the written authority of the other interested successors.

For that personal-property procedure, the affidavit and proof of death go to the asset holder, without a routine court order; a copy must be mailed to DSHS’s Office of Financial Recovery. The threshold and waiting period do not themselves authorize a sale of inherited property.

Spokane County Superior Court has probate jurisdiction. Its probate office is on the fourth floor at 1116 W Broadway Avenue, Spokane, WA 99260. The County Clerk’s filing office is Room 300 at the same address. Ask an attorney and the clerk about the applicable title route; our inherited-house guide helps organize the selling decision.

A foreclosure notice changes the timing discussion

Washington permits both nonjudicial deed-of-trust foreclosure and judicial mortgage foreclosure. In the nonjudicial route, a served Notice of Default precedes a recorded Notice of Trustee’s Sale. Judicial foreclosure starts with a Superior Court complaint and can lead to judgment and a sheriff’s sale.

  • Where the pre-default contact rule applies, the initial-contact or due-diligence interval is at least 30 days; a responding borrower receives the statutory 90-day interval. Applicability and exemptions matter.
  • The Notice of Default must be served at least 30 days before the sale notice is recorded, transmitted or served, using the required mail and personal-service or posting methods.
  • Under RCW 61.24.040, the version effective until January 1, 2028, the sale notice is recorded at least 90 days before sale, or 120 days when the statutory contact letter is required. Statutory mailing, service or posting and a separate Notice of Foreclosure also apply.
  • Sale-notice publication occurs twice, once 35–28 days and once 14–7 days before sale. A trustee’s sale cannot occur less than 190 days after the secured default. These are statutory restrictions, not a measured typical Spokane timeline or time remaining on your own notice.

The statutory reinstatement right applies before the eleventh day preceding the actual sale. An entitled party can cure defaults and permitted expenses without paying the accelerated principal balance. Ask a qualified adviser to calculate the actual cutoff; do not treat it as a closing window.

We buy houses facing a strict deadline when the owner has legal authority, sufficient time and a feasible payoff route. A purchase offer does not postpone a sale. Coordinate any closing date with escrow and your legal adviser, and review our foreclosure selling guide.

Which courthouse entrance applies to a foreclosure sale?

A trustee chooses a public place within the property’s county; the recorded notice controls time and location. One published trustee notice specifies October 16, 2026, at 9:00 a.m. outside the courthouse’s east entrance, 1116 W Broadway Avenue. This is one property’s example, not a standing location for every trustee.

Judicial sheriff’s sales are listed as Fridays at 10:00 a.m. inside the south entrance of that courthouse. Check the individual notice.

Recorded claims and tax balances affect what you keep

The title professional reviews recorded ownership, heirship questions and claims, obtains payoffs and identifies what must be resolved. Use the Auditor’s recording index and SCOUT parcel information as supporting records; neither replaces a title commitment. Ask City Code Enforcement about an actual notice or case rather than assuming every violation is a title lien.

The Spokane County Auditor — Recording, at 1116 W Broadway Avenue, records conveyances; it is distinct from the Superior Court Clerk. Some title issues require additional documents or legal action. We buy houses with complications for review, but cannot guarantee lien removal or clear title.

My House Into Cash provides a purchasing option, not legal, tax, probate, financial or foreclosure-defense advice. Consult the court clerk, Treasurer, a real estate attorney or a tax professional about your circumstances. No offer guarantees court approval, a foreclosure delay, lien removal or tax forgiveness.

Account-specific figures matter

Spokane Property Taxes, Arrears, and Your Net Proceeds

Washington’s property-tax law generally allows an annual bill of $50 or more to be paid in halves by April 30 and October 31; smaller bills are due in full April 30. The county’s next-business-day rule applies when a deadline falls on a weekend or county holiday.

For 2026, the first-half date was April 30. Applying that published calendar rule, the Saturday, October 31 deadline moves to Monday, November 2, 2026, with delinquency afterward. Confirm the account and payment method with the Treasurer.

Qualifying residential parcels

For taxes levied in 2023 or later on residential property with four or fewer units, including qualifying manufactured/mobile homes, interest is 9% annually, calculated at 0.75% monthly on unpaid taxes. Delinquency penalties do not apply under that category.

Other categories and older balances

Other categories generally carry 12% annual interest, or 1% monthly, with a 3% June 1 penalty and an additional 8% December 1 penalty, subject to statutory exceptions. Older tax years may have different treatment.

Obtain the Treasurer’s account-specific payoff through the proposed closing date. Do not apply the newer residential rule to every old balance. Back taxes can reduce proceeds even when normal closing costs are paid by the home buyer.

The Washington Department of Revenue explains that real-estate sales are subject to REET unless a specific exemption applies. Ask escrow to calculate the applicable tax and show its allocation in the settlement estimate. CW’s Spokane-eligible seller worksheet also helps budget title-policy charges; the signed agreement controls transaction cost allocation.

From contract to proceeds

What Happens Between Accepting Your Cash Offer and Getting Paid in Spokane?

We buy houses for cash through a documented title-and-escrow process. CW’s local settlement timeline describes title review, payoffs, signing, recording and disbursement. The milestones below are an illustrative fast-file schedule, not required statutory durations or a promised five-day closing. MHIC advertises closings in as little as seven days when the file is ready; more time may be needed.

Day 0: Put the agreement in writing

Confirm the home buyer’s identity, funding, offer price, as-is condition, disclosures, inspection and cancellation terms, items left behind, normal closing costs paid by MHIC and an available closing date. There is no MHIC service fee or agent commission in our direct purchase. Review your estimated net proceeds before signing.

Days 1–2, if available: Title and property-record review

The selected title professional examines vesting, the legal description and recorded matters. CW’s documented process issues a title commitment with the last vesting deed and description, identifies matters requiring resolution, and requests loan payoffs and HOA demands; title-related physical inspection may also be needed. Permit questions go to the applicable building office.

Ticor Title Spokane is an identified local provider at 4407 N Division Street, Suite 910, Spokane, WA 99207, phone 509-327-2381. It is not represented here as an established MHIC partner. Confirm the actual settlement provider for your agreement.

Days 2–4, if available: Obtain payoffs and satisfy title requirements

Escrow requests current mortgage and tax figures and the documents needed for identified recorded claims, estate authority or association demands. Required releases and signatures must be obtainable. A dispute or missing document can extend the schedule; a cash buyer cannot skip title requirements.

Avista serves Spokane’s electric market; confirm the utility for the address and arrange account matters. An ordinary electric balance is not treated here as a recorded title lien. No universal municipal lien certificate or HOA document specifically named an estoppel is assumed.

Day 5 readiness check / agreed closing day: Sign, record and disburse

Day 5 can be a readiness check in a fast file; it is not a guaranteed payout day. Washington’s statutory warranty deed is an available instrument, not mandatory for every sale. The agreement and seller’s capacity determine the deed. It must be written, signed and acknowledged before an authorized officer. Both spouses or registered domestic partners generally join to convey community real property, subject to authority and exceptions.

Escrow coordinates recording with the Auditor and proceeds by wire or check. CW’s July 2025 practice permits seller wires on closing day if recording numbers arrive by 2:00 p.m.; otherwise the next business day, with closing-day check pickup available. That is one provider’s practice. Written instructions and collected-funds rules control actual timing.

Escrow arranges signing appointments; Ticor advertises mobile-notary service. The deed statute does not list additional subscribing-witness signatures. Washington’s notary journal rule records identity method and the required signature or remote notation, without prescribing a thumbprint; journals are retained for ten years after the last act. Ask the closer what identification and attendance your file requires.

A signed deed alone is not confirmation of funded proceeds. Verify the agreed closing date, recording and disbursement with your settlement agent. Confirm wire instructions by calling a trusted, independently verified number.

Spokane and Nearby Communities Within 75 Miles

We buy houses in Spokane and consider properties in the communities below. The supplied geographic analysis uses a 75-mile straight-line radius from the Census representative city point, 47.6669347, −117.433322, rather than road miles. The listed municipality points fall within that radius; Colville is the farthest listed, at approximately 64.4 miles. Send the address to confirm purchasing availability.

A Spokane Valley home may share a Spokane mailing name, but its permit jurisdiction and property records need the correct address. The Washington guidance on this page applies to Washington property; an Idaho transaction needs Idaho-specific review.

How do I sell my house for cash in Spokane?

Call (866) 651-6617 or use the offer form, share the address and known condition, and tell us your preferred closing date. We review the property, explain the cash offer, then coordinate title and escrow if you accept. When comparing cash buyers for houses in Spokane, review funding, conditions, fees and estimated proceeds in writing.

How fast can cash home buyers close in Spokane?

A ready file may close in as little as seven days; 7–14 days is an available goal for some transactions, not a guarantee. MHIC can often prepare an initial offer within one business day after receiving sufficient details. An all-cash purchase removes buyer mortgage underwriting, but title, payoff, authority and recording requirements still determine the closing date. A five-day payout is not promised.

Are house prices dropping in Spokane?

The supplied Redfin’s dated Spokane city report snapshot for the three months ending August 2026 reports a $374,752 median sale price, down 1.7% year over year. That indicates a decline in that citywide median, not a 1.7% loss on every home. Compare recent relevant sales and condition before setting an asking price or evaluating a fair offer.

What is the hardest month to sell a home in Spokane?

The supplied market evidence does not establish one hardest month. A three-month snapshot cannot rank all months or predict results for your address. If timing is flexible, ask for recent comparable sales and monthly listing data; if you need to sell quickly, weigh the actual offers and your deadline instead of relying on a seasonal slogan.

What is the 3-3-3 rule in real estate?

“3-3-3” is used for different informal checklists, so ask whoever uses it to explain their meaning. It is not a substitute for reading your purchase contract or Washington notices. For a Spokane transaction, verify the actual disclosure, title, payoff and foreclosure deadlines with the appropriate professional.

How can I increase home value by $50,000 before selling?

No improvement here is guaranteed to add $50,000. Before spending, compare written bids with recent sales of similar updated and unupdated homes. In Spokane, permit questions, pre-1978 paint work, radon results or existing water damage may change the scope. A targeted repair-and-list plan can make sense; a current-condition offer lets you compare the money you would keep without starting a project first.

Can I sell my house as is in Spokane without making repairs?

Yes. We buy houses in current condition, including dated interiors and known repair needs. A fair cash offer considers the individual property and resale plan. An as-is agreement does not itself exempt a Washington seller from applicable Form 17 or federal lead disclosures. Tell the home buyer about known problems and read the written review and cancellation terms.

Who pays closing costs, and are there hidden fees?

MHIC pays normal closing costs under the written agreement and charges no direct-purchase agent fees or MHIC service fee. There are no hidden fees: ask for an itemized settlement estimate showing agreed exceptions. Mortgage payoffs, taxes, liens and other seller obligations still affect net proceeds. Compare the cash offer with the final statement rather than assuming the offer price is the amount disbursed.

Do you buy a Spokane Valley home or rental properties?

We buy houses in Spokane Valley and consider single family homes and rental properties. Share occupancy, lease details and any conversion records so access and the contract are clear. Spokane city permit guidance does not establish approval for a Spokane Valley address; verify the property’s actual jurisdiction. An occupied sale does not itself resolve tenant rights or title questions.

Can a Washington small-estate affidavit transfer an inherited house?

No. RCW 11.62.010 provides a qualifying personal-property collection procedure, not a conveyance of a house. Its $100,000 net-estate threshold, 40-day waiting period and other conditions do not authorize a real-estate sale. Ask a Washington attorney and the Spokane County Superior Court Clerk about probate or another lawful title route.

Can I sell before a scheduled foreclosure sale?

A sale may be possible if you have legal authority, enough time and a workable payoff and title route before the actual scheduled sale. Requesting a cash offer or signing a purchase agreement does not postpone foreclosure. Washington’s reinstatement right applies before the eleventh day preceding the actual trustee’s sale; obtain qualified advice about the notice and your specific deadlines.

How should I compare cash home buyers and a traditional listing?

Compare the written net amounts, available closing date, funding, inspection and cancellation terms. A cash buyer may offer less money than a retail buyer in exchange for taking on the condition and resale work. A listing may produce the best price if preparation and time fit your plans. A fair offer should be understandable without pressure or hidden fees; do not assume a label or claimed track record proves the terms.

What can help a Spokane listing sell faster?

For an open-market listing, ask your agent about recent comparable sales, a competitive starting price, curb appeal, professional photography, clear descriptions and workable access for showings. Compare any concession with your net proceeds. The supplied Spokane report shows asking-price reductions despite a competitive market; neither marketing nor pricing can guarantee an offer or closing date.
