What Does Waiting for a Retail Buyer Mean for Your Move?

$329,843 City median sale price, all home types
77 days Median days on market; not a complete closing timeline
32 / 100 Redfin Compete Score: somewhat competitive

For the three months ending September 2026, Redfin’s New Braunfels city report provides these all-home-type figures. Its separate competitiveness narrative describes about 78 days to pending; the median-days-on-market baseline above is 77. These figures describe the city, rather than ZIP 78130, ZIP 78132 or the wider metro.

The displayed September data also reports 50.7% of homes with price drops and a 97.1% sale-to-list ratio. That suggests a practical comparison: what might you keep after preparation, negotiation and the wait? A well-prepared house may benefit from retail exposure. A fixed move date or substantial repair scope can make a direct offer worth comparing. These statistics do not establish financial distress or predict your property’s value.

Source snapshot: October 23, 2026. Compare your actual carrying expenses and written terms, rather than applying a city median to your house.

Start with its current condition

Sell It Exactly as It Sits in New Braunfels

We buy houses New Braunfels homeowners prefer to sell without taking on another renovation. Our direct-purchase approach lets you leave the preparation to us and compare a price for the property’s present condition.

Don’t paint. Skip interior touch-ups and exterior repainting.
Don’t replace flooring. Leave stained carpets, worn hardwoods or cracked tile.
Don’t fix the roof. We buy with active leaks, missing shingles or an aged roof.
Don’t stage the home. Avoid professional staging and decluttering costs.
Don’t clean it out. Take what you want; leave unwanted furniture, trash and clutter under the written agreement.
Don’t schedule dozens of showings. Skip open houses, lockboxes and repeated walk-throughs.

For a locally designated historic property, this decision can also avoid starting exterior work before the City’s Certificate of Alteration review. Ask which approvals apply before repairing a historic roof, windows or foundation. A direct sale still involves a condition review, applicable disclosures and confirmation of lawful authority to sell. Our as-is selling guide explains how to compare the terms.

New Braunfels’ historic core makes preservation-sensitive repair planning relevant to some sellers. The rules depend on the individual property’s designation.

Older homes need a property-specific plan

Selling a House in New Braunfels’ Neighborhoods

The City’s historic-district records describe nineteenth-century settlement homes, Victorian-era houses and later bungalows in the older core. They do not establish the age or condition of the entire city. The scenarios below illustrate seller decisions, rather than measured neighborhood trends.

Neighborhood / District Housing Profile Common Challenges We Resolve Seller Scenario
Sophienburg Hill Historic District Older detached homes, including 1920s Craftsman and 1930s Tudor examples. Most houses along Academy Avenue and Hill Street predate 1930. Price the actual condition of original components and any movement concerns; exterior roof, window and foundation work may require historic approval. An inherited or long-held home whose owner prefers a current-condition offer to managing repairs.
Mill Street Historic District German-Texas vernacular dwellings, Victorian-era houses and Craftsman bungalows in the original settlement area. Review historic materials and earlier alterations before estimating rehabilitation; exterior changes require historic review. An owner comparing a preservation-sensitive repair plan with selling as-is.
Downtown Historic District — residential portions Residential buildings within a mixed historic district with a documented significance period of 1845–1940. Assess roofs, drainage and altered systems individually. Historic approval can affect the scope; location alone does not establish flood damage. An estate or older-rental seller comparing restoration costs and timing with a direct purchase.

No district-level defect rate is established. Historic approvals and Texas inspection standards help identify what to check at the actual address.

Some documented historic buildings use timber-framed fachwerk with mud-brick infill, sometimes concealed by plaster or wood siding; other examples use wood framing and siding. The City’s fachwerk description explains why a standard cosmetic allowance may be inadequate for a specific historic structure. Local preservation records also document corrugated-metal roofs. These examples do not establish a dominant citywide framing, roof material or foundation system.

Understand the scope before spending

Foundation Movement, Water Damage and Repairs That Change the Sale

Expansive clay: a regional tendency that depends on the parcel

Where a slab or other shallow foundation sits on moisture-sensitive clay, drying can shrink the soil and wetting can swell it. Uneven moisture from weather, vegetation, leaks or drainage can move different parts of the support system by different amounts. A City-hosted geotechnical report documents this mechanism at its investigated site; it does not show that every residential lot has the same soil or a foundation defect.

Binding doors, sloping floors, cracks and separating masonry warrant review, rather than a diagnosis from photographs. The City specifically addresses residential slabs on expansive soil, while TREC’s foundation guidance explains inspection limits. An inspection may lead to engineering review or a buyer’s repair allowance. You can obtain a specialist scope before listing or share existing reports for a direct offer.

River, creek and drainage exposure: a localized condition

Floodwater can wet drywall, insulation and flooring; delayed drying or removal can lead to further moisture and mold damage. Waterlines, swollen trim, stained lower walls, musty rooms or recent low-wall replacement deserve investigation. FEMA’s moisture guidance supports checking concealed damage, rather than assuming new paint fixes the scope.

New Braunfels’ floodplain rules use a 50% building-value threshold for substantial improvement or damage. Applicable work reaching that threshold can require broader compliance; City guidance describes a two-foot elevation requirement above base flood elevation. Land value is not the building-value baseline. Check the actual floodway, flood zone and City file before budgeting. Exposure can exist outside mapped special flood hazard areas, and a river-area address alone does not establish prior flooding.

Condition, insurance and permit records deserve separate attention

The Texas Department of Insurance explains that flood usually needs separate coverage, earth-movement coverage depends on the policy and is often excluded, and vacancy or rental use can change coverage needs. Comal County’s emergency planning also identifies flood response and rural wildfire exposure. These hazards call for property-specific checks; they do not establish damage at your house.

TDI’s voluntary inspection standards identify deteriorated roof coverings, defective wiring, leaking systems and active or unrepaired insect damage as condition concerns. Carrier decisions vary. TDI’s September 29, 2026 notice says age alone cannot be the reason to decline or nonrenew; physical condition can matter. Its linked 2026 clarification was proposed, with comments due November 9, 2026, rather than newly adopted in this source snapshot. Ask the carrier about your building and occupancy. The Texas FAIR Plan is a fallback for qualifying applicants, including the requirement for at least two declinations.

For unfinished or unpermitted work inside city limits, contact Building Safety at 830-221-4041. Nuisance and zoning matters go through Code Compliance Services. A cash sale does not approve construction or cancel an enforcement matter. Share notices and permits so the contract can address the actual obligations. Read our guides to selling with foundation issues and selling with code violations.

Inspection findings can change repair negotiations, insurance options or a conventional buyer’s ability to proceed. They do not automatically cause a sale to fail. As-is terms do not remove applicable disclosure duties.

A planning tool, with the assumptions visible

AS-IS Repair Cost Estimator

Use a broad range to decide whether to request contractor scopes before selling. These are illustrative planning allowances chosen for this tool, not measured New Braunfels bids, an inspection, an appraisal, a contractor quote or a guarantee. Actual costs can vary substantially with scope, materials, labor, permitting, access and concealed damage.

For New Braunfels, historic approvals and applicable floodplain compliance can change the scope substantially. The estimator excludes preservation work, elevation and major flood-compliance work unless you add a specialist allowance; even then, the range is not a cost cap.

Add separate system allowances, if needed
Illustrative repair planning range $15,360–$34,560

Interior allowance: $12,800–$28,800. Separate systems and specialist allowance: $0–$0. Includes 20% contingency.

Formula: (affected area × selected interior rate + checked system allowances + your additional allowance) × (1 + contingency). Interior rates exclude the six separately listed systems. System ranges are flat illustrative amounts, not scaled quotes. Avoid adding the same work twice. Taxes, professional fees, permits, carrying expenses and sale costs are excluded.

Bring any engineer, contractor or floodplain scope into your comparison. A house with structural movement or preservation requirements may need much more work than a finish-based allowance captures.

Compare what you keep and when

Cash Sale vs. Traditional Listing in New Braunfels

A traditional sale may produce a higher gross price, but commissions, seller closing costs, repairs, concessions and ongoing holding expenses reduce the amount you ultimately keep. A direct cash sale generally prioritizes speed, certainty and convenience rather than the highest possible gross price.

Use the city’s 77-day market baseline as context, then enter your own preparation period, expected marketing time and expenses. A historic repair review or a substantial flood-related scope can make your situation quite different from the city median.

Probate, Foreclosure Deadlines, and Complicated Title Situations in New Braunfels

New Braunfels extends into both Comal and Guadalupe counties, as documented in the City’s geographic coverage. That changes which property records, collector and recording office apply. Probate venue also depends on the estate’s circumstances; a New Braunfels mailing address does not establish Comal venue.

Inherited houses: the Small Estate Affidavit has strict limits

Texas’ Chapter 205 Small Estate Affidavit applies to qualifying intestate estates. At least 30 days must have passed after death. The asset ceiling is $75,000 excluding homestead and exempt property, with a separate assets-versus-liabilities test. This is an asset limit, not a house-value or net-equity limit. A will, pending or granted administration, failure of the statutory tests or nonqualifying real estate prevents this route.

The real-property exception is narrow: the decedent’s homestead must be the estate’s only real estate, and the qualifying transfer is to a surviving spouse or minor children. It is not a shortcut for a rental, vacant land or a house passing only to adult children. See Section 205.006 and the Texas State Law Library explanation.

Under Section 205.002, all distributees with legal capacity and two disinterested witnesses swear to the affidavit; authorized substitutes apply for minor or incapacitated distributees. One heir’s signature is insufficient. A judge must examine and approve the filed affidavit under Section 205.003 before reliance and recording in the property county. Disputed or incomplete heirship must be resolved. Confirm the statutory treatment of exempt assets and secured debts with an estate attorney.

When Comal is the proper venue, Comal County Courts at Law Nos. 1, 2 and 3 have probate jurisdiction. The courtrooms and offices are at Landa Annex, 199 Main Plaza, Suite 1102, first floor, New Braunfels, TX 78130. File through the County Court at Law Clerk, 199 Main Plaza, Suite 1013; the court administrator does not accept filings. Texas probate venue rules generally look to the decedent’s Texas residence, with statutory alternatives for nonresidents. A threshold alone never supplies authority to sell. Our inherited-house guide can help you organize questions for the closing team.

Foreclosure: identify the lien, notice and actual sale date

Texas permits both judicial foreclosure and nonjudicial power-of-sale foreclosure. Judicial cases begin with a petition; certain liens, including home-equity loans and reverse mortgages, require a court order, with Rules 735–736 providing an expedited route for eligible liens. The Texas State Law Library’s foreclosure guide explains the distinction. For an ordinary residential deed-of-trust case, the sequence is a written default notice and cure opportunity followed by a Notice of Trustee’s Sale or Substitute Trustee’s Sale, rather than a lis pendens as the ordinary initiating instrument.

  • Residential default notice: certified mail must allow at least 20 days to cure before the sale-notice stage.
  • Sale notice: at least 21 days before auction, it must be posted at the courthouse door, filed with each applicable county clerk and sent by certified mail to each obligated debtor at the last known address. Service is complete on mailing; statutory counting rules apply. Ordinary trustee sales under this provision do not require newspaper publication.
  • Auction timing: normally the first Tuesday of the month, between 10 a.m. and 4 p.m.; January 1 or July 4 moves that sale to the first Wednesday. The notice sets the earliest start, with a statutory three-hour start window.

Notice and schedule source: Texas Property Code §51.002. The successive minimum notices do not establish a typical Comal foreclosure duration.

The default period permits curing arrears before sale notice; loan documents may provide longer reinstatement rights. There is no universal statutory promise of reinstatement through auction day. Ask the servicer or attorney for the actual reinstatement and payoff deadlines. For covered servicing, federal Regulation X generally bars the first required foreclosure notice or filing until more than 120 days delinquent, subject to exceptions and loss-mitigation protections. An earlier collection or private default letter is not automatically that first foreclosure notice.

Comal’s designated mortgage trustee-sale location is the northeast steps outside the historic courthouse, 100 Main Plaza, New Braunfels, TX 78130. Confirm the actual trustee notice; this is not the Guadalupe venue. Comal separately advertises online tax auctions through MVBA, which is not the venue for every deed-of-trust sale.

An off-market sale is one possible option if you have legal authority and enough time to satisfy the transaction requirements before auction. Contact the servicer, trustee and a Texas real estate attorney promptly; an offer or contract does not itself postpone foreclosure. The ordinary mortgage foreclosure has no borrower redemption period afterward; tax-lien and property-owner-association foreclosures can have different statutory rights.

Back taxes, heirship questions and recorded claims

The title provider examines deeds, deeds of trust, releases, judgments, liens, easements, restrictions and relevant probate, divorce and tax records. A commitment identifies exceptions and requirements; payoffs, releases or legal curative work may be needed. TDI’s title guidance explains that process. A title search does not replace separate City permit or code checks, and an as-is agreement does not erase a recorded municipal lien.

For Comal parcels, official recording is through County Clerk Bobbie Koepp, Official Public Records/Recording, 150 N Seguin Avenue, Suite 1037, New Braunfels, TX 78130; 830-221-1230. Guadalupe parcels use their proper county. The selected title company and any retained attorney must establish an acceptable path; MHIC does not guarantee lien removal, court approval or title clearance.

My House Into Cash provides direct purchasing solutions, not legal, tax, probate, foreclosure-defense or financial advice. Consult the appropriate court clerk, county tax collector, Texas real estate attorney or tax professional about your individual circumstances.

Use an actual payoff, not an old balance

What Back Property Taxes Mean for Your New Braunfels Sale

For Comal parcels, the collector is the Comal County Tax Assessor-Collector, Stuart Hansmann, at 205 N Seguin Avenue, New Braunfels, TX 78130. The Comal Appraisal District maintains values and exemption records; it does not collect county tax payments. Use the Guadalupe collector when that is the parcel’s jurisdiction.

Taxes are due on receipt and ordinarily become delinquent February 1 of the following year. Late bills, approved installments or deferrals and applicable deadline rules can change that date. Under the Texas Comptroller’s ordinary penalty and interest schedule, February adds a 6% penalty, rising one percentage point monthly through June; the penalty becomes 12% July 1 and stops increasing. Interest adds 1% for each month or part of a month delinquent, without a maximum.

That produces ordinary February additions of 7% and July additions of 18%, before collection charges. Qualifying accounts can also incur a collection penalty of up to 20%, subject to statutory conditions and notice. Ask the collector for the current amount good through the intended closing date; see Comal’s property-tax information. Any agreed payment from proceeds must be arranged through closing. A sale does not forgive taxes. Our guide to selling with liens explains what to gather.

What Happens Between Accepting Your Cash Offer and Getting Paid in New Braunfels?

The sequence below illustrates a possible five-business-day target when title, authority, payoffs and signing are ready. It is not a verified typical local duration or a five-day promise. Work can overlap, and probate, disputed ownership, payoff delays or required releases can extend the schedule.

  1. Day 0: Finalize the written purchase agreement

Confirm the price, property condition, possession, leave-behind items and an available closing date. MHIC’s direct purchase has zero MHIC service fees and no agent commission, and MHIC pays normal closing costs under the agreement. Seller-specific debts and obligations remain part of the proceeds calculation.

The Texas title-insurance custom is for the seller to pay the owner’s policy, but payment is negotiable and the contract controls. Get our cost allocation in writing rather than assuming a custom overrides it.

  2. Days 1–2: Examine title and check City records separately

The parties select a qualified title and escrow provider. Stewart Title’s New Braunfels office, 111 W. San Antonio Street, Suite 110, 830-609-6029, is one publicly listed local option; no MHIC affiliation or engagement is represented.

The provider examines the correct county’s land and relevant court and tax records, issues the title commitment and identifies requirements. For Comal parcels, use Comal land records. Obtain applicable HOA documents and account/payoff information. Check permit and code status separately with the City. New Braunfels Utilities supplies electric, water and wastewater service in its territory; confirm service at the actual address and coordinate accounts. A municipal boundary does not establish utility coverage, and an ordinary electric bill is not assumed to be a title lien.

  3. Days 2–4: Obtain payoffs and satisfy title requirements

The closing team obtains mortgage and applicable lien payoffs, current tax information and any required releases. Heirship, marital ownership or estate authority may require legal work. The standard TREC resale contract calls for tax statements or certificates showing no delinquent property taxes, payment of nonassumed liens from proceeds and current-year tax prorations through closing, with adjustment if actual taxes differ. Your actual agreement governs the transaction; clearance cannot be promised in advance.

  4. Day 5, if ready: Sign, record and receive net proceeds

The standard TREC resale form specifies a General Warranty Deed; parties may negotiate another appropriate deed. Under Texas conveyance law, the deed is written and signed by the grantor or authorized agent. The usual recording route includes an acknowledgment before an authorized officer, commonly a notary. Recording law also provides a subscribing-witness route; two extra witnesses are not universally required for a notarized deed.

A married owner’s homestead generally requires spousal joinder, including separate property, subject to exceptions. The closing provider confirms the actual signers and records in the property’s county. Arrange a title-office or approved alternative signing with the provider.

Net proceeds are commonly sent by bank wire, or an escrow check if arranged, as described in the Texas seller handbook. The escrow holder must first meet Texas disbursement requirements and the closing conditions. Signing alone does not mean proceeds have arrived; approval, bank processing and wire cutoffs affect receipt. There is no unconditional same-day payment guarantee.

Source: our geographic selection from the Census Bureau’s 2020 ZIP-area boundaries, checked October 23, 2026. Census ZIP areas approximate postal geography; they are not current USPS delivery-route boundaries. Some areas extend outside the circle or include institutional addresses. A listed ZIP does not make every property eligible, and an unlisted or newly assigned ZIP does not exclude a residential address within the service radius.

How do I sell my house for cash in New Braunfels?

Share the full address, known condition, ownership details and preferred timing. Review the written offer, inspection and cancellation terms, cost allocation and expected net proceeds. If you accept, the selected title provider verifies the parcel county, authority to sell, payoffs and transfer requirements before closing.

How fast can I sell a house in New Braunfels?

Request an offer today and discuss an available closing date. An uncomplicated file may move quickly, but probate, disputed ownership, missing releases or payoff delays can extend the schedule. The city’s 77-day retail-market baseline is context, not your personal timeline or a cash-sale closing promise.

Can I sell my house as is in New Braunfels with foundation or water damage?

Yes, you can request an offer for the present condition and share known reports, repairs and damage history. On a parcel with expansive clay, movement may warrant specialist review; applicable floodplain repairs may also trigger broader compliance. An as-is agreement does not remove disclosures or authorize unpermitted work.

What should I compare among cash home buyers in New Braunfels?

Compare the written net amount, exact buyer, condition-review rights, cancellation provisions, cost allocation, possession terms and available closing date. Cash buyers for houses in New Braunfels still need a legally transferable property and a workable title file. A higher headline offer is useful only when its terms and required payoffs are clear.

Can an adult child sell an inherited home using a Texas Small Estate Affidavit?

A house passing only to adult children does not qualify for Chapter 205’s narrow homestead transfer exception. That exception concerns a surviving spouse or minor children, with the other statutory requirements and court approval. An estate attorney and the title provider must establish the proper transfer and signing authority.

Does signing a cash-sale contract stop a Comal County foreclosure?

No. A purchase contract or offer does not itself postpone an auction. A sale may be possible only if the owner has legal authority, enough time and an acceptable path to complete the transaction and satisfy required claims before the scheduled sale. Confirm deadlines with the servicer, trustee and an attorney immediately.

Is every house near the Comal or Guadalupe River flood damaged?

No. A location does not establish a damage history. Check the actual structure, effective flood map and City records. New Braunfels also warns that flooding can occur outside mapped special flood hazard areas, so a map alone does not settle every drainage or water-entry question.

Terms you may see in the paperwork

New Braunfels Real Estate & Legal Terms Homeowners Should Know

Deed of trust / power of sale
A Texas security instrument can authorize a trustee sale after required foreclosure steps. It differs from the deed that transfers ownership to your buyer; identify the actual notice and deadlines. Texas foreclosure guide.
Small Estate Affidavit
A court-approved procedure for qualifying intestate estates, with a $75,000 nonexempt-asset ceiling and restricted real-estate use. Verify eligibility and the transfer path before treating an heir as an authorized seller. Chapter 205 eligibility.
Certificate of Alteration (COA)
New Braunfels’ historic approval for exterior work on locally designated landmarks or district properties. Ask about it before paying for exterior changes intended to prepare a house for sale. City preservation resources.
Substantial improvement / substantial damage
The City’s 50% building-value threshold can trigger broader floodplain compliance for an affected structure. Compare the proposed work with building value, rather than land value, before committing to a renovation budget. City floodplain guidance.
Comal Appraisal District (CAD)
The district maintains taxable property values and exemption records. Get a delinquent-tax payoff from the proper collector, rather than treating an appraisal record as a payment statement. Comal Appraisal District.
Good funds
Money that meets Texas escrow disbursement requirements. The escrow holder must receive and deposit sufficient qualifying amounts before releasing proceeds, so plan around confirmed disbursement rather than the signing appointment alone. Texas title-escrow rules.
