Compare the Local Market With the Cost of Waiting

$332,480Median sale price · all home types
48 daysMedian days on market · before closing
98.1%Sale-to-list price ratio

The Fort Worth city report, accessed October 7, 2026, describes three months ending August: prices were 2.1% lower year over year; median marketing time was 48 days versus 47 a year earlier. The market was somewhat competitive, with a 55/100 compete score; 16% sold above list and 41.4% had price drops. Its separate roughly 51-day estimate to pending is a different measure.

For Fort Worth home sellers, those figures argue for address-specific pricing and a realistic budget for holding costs. They do not value your Fort Worth house or establish a 100-day total selling time. A ready-to-list home may earn more through retail exposure; a house needing substantial work deserves a comparison of written net proceeds.

These dated market figures describe completed citywide sales, not an appraisal or a forecast.

A current-condition purchase

Sell It Exactly as It Sits in Fort Worth

We buy houses Fort Worth owners are ready to move on from, including an unwanted property or a home needing major repairs. We buy houses as is: describe what you know, let us review the condition, and compare our fair cash offer with a repair-and-list plan. The Texas seller-disclosure rules still matter where applicable; choosing to sell as is does not automatically erase disclosure duties.

✓Don't paint. Skip interior touch-ups and exterior repainting.
✓Don't replace flooring. Leave stained carpets, worn hardwoods or cracked tile.
✓Don't fix the roof. We buy with active leaks, missing shingles or an aged roof.
✓Don't stage the home. Avoid professional staging and decluttering costs.
✓Don't clean it out. Take what you want; agree in writing on furniture, trash and clutter to leave behind.
✓Don't schedule dozens of showings. Skip open houses and lockboxes; coordinate a limited property review.

In Fairmount, covered exterior repairs require historic approval as well as a permit. Before spending on listing preparation, check the district guidelines and compare that work with an offer in current condition.

Read our as-is selling guide. We buy houses in Fort Worth through written agreements; review access, inspection, cancellation and price-change terms before accepting. If you need to sell your house fast, ask which requirements can be completed before your target move.

Street-level decisions

Selling a House in Fort Worth's Neighborhoods

Fort Worth Texas homes call for different preparation decisions. Historic design requirements can change a renovation budget; a documented drainage problem can change the questions a buyer asks. These profiles describe the named district or project area, not a diagnosis of your house.

Neighborhood / DistrictHousing ProfileCommon Challenges We ResolveSeller Scenario
Fairmount Historic DistrictHistoric single-family houses developed in 1885–1940, especially 1905–1920; wood-frame bungalows are the most common district type.Evaluate current condition without asking you to complete historic exterior repairs. Permitted exterior work also needs a Certificate of Appropriateness.Compare restoration scope and approvals with a direct purchase. This is a possible decision, not a measured neighborhood selling trend.
Historic Carver HeightsMost district houses date to 1950–1965, with Minimal Traditional, Ranch and Contemporary styles and wood, brick or stone exteriors.Assess deferred upkeep while accounting for original features and historic rehabilitation guidance; no district-specific defect frequency is established.Consider whether to fund rehabilitation or sell in current condition. The choice depends on the actual home and written price.
Central Arlington Heights — Western / Carleton project areaDocumented houses and duplex addresses include a newer slab-on-grade house at 2205 Western Avenue. The City's completed acquisition project identifies a localized flood problem. Redevelopment of City-sold parcels requires two feet of elevation above the non-FEMA 100-year flood level and flood-risk notices. The City acquired flood-prone homes voluntarily; the project finished in April 2026. Check parcel restrictions before comparing private sale options.

Near the Cultural District or elsewhere in the Fort Worth area, proximity alone does not establish a home's condition, flood exposure or historic designation. Match comparable sales and rules to the property address.

Condition, permits and insurability

What Can Change a Fort Worth Repair-and-List Plan?

Clay-soil movement

USDA describes expansive-soil swelling and shrinkage as moisture changes. Its Ponder soil series has a local type location, and Palmilla Springs Park documents clay soils.

On a susceptible slab or pier-supported foundation, differential movement can accompany cracks, sloping floors and sticking doors. These signs need assessment. A plausible selling implication is a repair allowance or lender-required work, not automatic financing failure. Obtain an engineer's scope before choosing renovation.

Roof damage and policy terms

The NWS Mayfest report documents a local hail, wind and flash-flood event in 1995; it does not measure damage to today's homes. Missing or cracked shingles, damaged flashing and interior water staining warrant a roof review.

TDI's roof guidance distinguishes replacement-cost and actual-cash-value coverage and wind/hail deductibles. Roof condition may affect negotiations or underwriting, but the September 2026 clarification says age alone cannot justify rejection or nonrenewal.

Flood exposure beyond FEMA maps

The City's stormwater program distinguishes FEMA floodplains, City Flood Risk Areas and Potential High Water Areas; most reported flooding occurs outside FEMA floodplains.

For the Western/Carleton micro-zone, runoff and limited drainage capacity create a documented issue. Ponding and repeated water marks can prompt further investigation, but are not proof of a designated flood area. Review the address and water history; homeowners insurance generally excludes flood.

Permit and inspection questions

Check alterations with Development Services and existing cases with Code Enforcement, including Building Standards. Permit history is separate from the deed-record search.

Texas inspection standards cover visible foundation, roof, electrical and plumbing conditions, but do not require identification of latent hail damage. A detached garage conversion or unfinished project needs its own records review; age alone does not establish a violation.

The City's Garden of Eden survey records an approximately 1945 pier-and-beam house with a composition-shingle gabled roof; the Western Avenue project records a slab example. Those examples do not establish citywide construction or foundation shares. Fairmount's roofing guidelines also address retention of original tile and slate.

TDI's Voluntary Inspection Program flags actual unrepaired damage and unsafe systems. Its certificate generally lasts three years without substantial changes; condition-based refusal requires a new inspection and written reasons. The Texas FAIR Plan offers basic coverage to eligible applicants rejected by at least two insurers; surplus-lines options may also exist. Check your insurer's requirements rather than assuming a universal four-point mandate.

We buy houses with known condition issues and explain how the scope affects our fair cash offer. Review our offer-calculation guide before deciding how to sell your Fort Worth home.

AS-IS Repair Cost Estimator

Use estimated repair costs to compare listing preparation with an offer for your Fort Worth home. Across the Fort Worth area, expansive-soil movement, flood remediation and historic approvals require separate scopes. The figures below are illustrative planning assumptions, not measured local contractor prices, an inspection, appraisal, contractor quote or guarantee.

USD assumptions: interior rates cover finishes only. Select systems only for work outside that scope to avoid double counting. A 15% contingency is added to the subtotal.

Additional systems or work
Interior: $27,000–$45,000; additional work: $0–$0; contingency: $4,050–$6,750.$31,050–$51,750Illustrative repair range. Permits and specialist work are excluded.

Actual costs vary with scope, labor, materials, access, permitting and concealed damage. Foundation engineering and repairs, extensive flood work, historic restoration and hazardous-material work need separate bids. The result is not an automatic deduction from our price.

Cash Sale vs. Traditional Listing in Fort Worth

A traditional sale may produce a higher gross price, but commissions, seller closing costs, repairs, concessions and ongoing holding expenses reduce the amount you ultimately keep. A direct cash sale generally prioritizes speed, certainty and convenience rather than the highest possible gross price.

Fort Worth homeowners should compare both paths using the same mortgage and tax payoffs. The reported 48-day median is marketing time, not contract-to-payment time. Ask a real estate agent for address-specific comparables and a preparation budget; request a written settlement estimate from the closer. Traditional sales and direct purchases should be compared using your actual price and expenses. Before you sell your house, decide how much preparation you are willing to fund.

Zero fees means no MHIC service fee or agent commissions in our direct purchase, subject to the signed agreement. Normal closing costs are different from your mortgage payoff, taxes, liens and negotiated exceptions, which can reduce proceeds. Texas title premiums are regulated, but who pays can be negotiated; title insurance is not required by Texas law, though lenders require protection of their interest.

If you list your house in Fort Worth, discuss cleaning, decluttering, photography, curb appeal and a defensible asking price with your real estate agent. Pricing below comparable market value may attract interest, but does not guarantee competing bids or more cash. Unlike selling through a listing, our direct purchase avoids open houses and reliance on traditional bank financing for the buyer's loan; other contractual conditions still matter.

When ownership or deadlines are complicated

Probate, Foreclosure Deadlines, and Complicated Title Situations in Fort Worth

Inherited property: establish who can sign

If a family member left an inherited property, do not assume an heir can sell it immediately. Texas's Small Estate Affidavit is for qualifying intestate estates, with assets excluding qualifying homestead and exempt property of no more than $75,000 and a waiting period of at least 30 days. The limit is not a general net-equity test. A will, pending or granted representative appointment, or insufficient qualifying assets relative to known liabilities can disqualify the estate.

Real-property use is restricted to a qualifying homestead that is the estate's only real property. The 2026 local packet requires permanent local residence at death, more than 30 days, all heirs and two disinterested witnesses before a notary, and creditor information including applicable Medicaid recovery. It limits homestead treatment to a surviving spouse and/or minor child and excludes rental or investment property. Its published form restriction on minor or incapacitated heirs needs court clarification for such a case, even though state law provides certain guardian-signing routes.

A judge must approve the affidavit; certified copies collect assets and an approved qualifying-homestead affidavit is recorded in deed records. The local order does not itself order a transfer. Confirm sale authority with a Texas attorney and the court: Tarrant County Probate Court No. 1, Room 260A, or Probate Court No. 2, Room 220A, at 100 West Weatherford Street, Fort Worth, TX 76196-0242. Our inherited-house guide explains selling choices.

Foreclosure: read the actual sale notice

Ordinary deed-of-trust power-of-sale foreclosure is nonjudicial; Texas also has judicial procedures, including tax foreclosure. Under Property Code Section 51.002, the covered residence procedure generally requires certified-mail default notice with at least 20 days to cure, followed by at least 21 days of sale notice through posting, clerk filing and certified mail. Mailing completes service when properly deposited; ordinary power-of-sale notice does not require newspaper publication.

The 20-plus-21-day sequence is a statutory baseline, not an observed local median. Auctions ordinarily fall on the first Tuesday from 10 a.m. to 4 p.m., shifting to Wednesday when that Tuesday is January 1 or July 4. The County Clerk's notices identify individual times; the published venue is the base of the west courthouse steps at 100 West Weatherford Street.

The cure window does not establish a universal reinstatement deadline after acceleration; check loan terms and the servicer's agreement. For covered loans, Regulation X generally bars the first notice or filing until more than 120 days delinquent, with exceptions and loss-mitigation protections. Do not simply add 120 and 41 days.

A pre-sale purchase is one possible option only if you have authority, enough time and a workable payoff. Our fair cash offer does not postpone an auction. Ask the servicer and a qualified attorney about keeping the home and confirmed postponement; use our foreclosure selling guide to compare the sale option.

There is no general post-sale borrower redemption period after an ordinary completed mortgage foreclosure. Tax-sale redemption generally allows two years from deed recording for qualifying homestead, agricultural-use land or mineral interests, and 180 days for other property, subject to payments and conditions. A qualifying HOA assessment foreclosure has a separate 180-day rule measured from mailing its statutory notice. These are different procedures.

Taxes, recorded claims and authority questions

A title agent reviews the official public records for conveyances and recorded claims, including any recorded municipal lien, and checks documents establishing heirship or required signatures. The County Clerk — Real Estate Records is the recording authority for property in this county. Confirm the parcel's county rather than relying on a Fort Worth mailing address. A code case does not by itself prove a title lien; ask the City and closer what actually affects your parcel.

My House Into Cash provides a purchasing option, not legal, tax, probate, financial or foreclosure-defense advice. Consult the court clerk, county tax collector, a real estate attorney or tax professional about your circumstances. We cannot guarantee court approval, lien removal, tax forgiveness, title clearance or foreclosure prevention.

Understand your actual payoff

Delinquent Taxes Can Change What You Keep

The Tax Assessor-Collector, Rick D. Barnes, collects property taxes; Tarrant Appraisal District handles appraisal records. The ordinary payment deadline is January 31, with delinquency February 1; installments, deferrals and other statutory exceptions can change it.

For ordinary delinquent real-property taxes, the county's penalty-and-interest schedule is:

MonthPenaltyInterestCombined on unpaid tax
February6%1%7%
March7%2%9%
April8%3%11%
May9%4%13%
June10%5%15%
July12%6%18%

After July, the ordinary penalty stays at 12% and interest increases by 1% per additional month or part of a month under Tax Code Chapter 33. An additional 15% or 20% collection penalty may apply on July 1 to taxes plus accrued charges, depending on the taxing jurisdiction. The table excludes collection penalties and special cases.

Request an account-specific balance before comparing a fair cash price with a listing. A purchase can pay an agreed balance from available proceeds when the closer can complete the transaction; it does not forgive the debt. If mortgage payments or other payoffs exceed the price, additional arrangements may be needed.

From signed agreement to proceeds

What Happens Between Accepting Your Cash Offer and Getting Paid in Fort Worth?

Cash removes the buyer's need for a financing contingency; it does not remove title review. Below is an illustrative five-day workflow for a ready file, not a deadline or promise. We discuss closings in as few as seven days when authority, title, payoffs and funding permit; an inherited property or disputed claim can take longer.

Day 0: Finalize the agreement

Put price, property details, condition, access, cancellation rights, items left behind, zero MHIC service fees, zero agent commissions and normal closing-cost allocation in the contract. Complete applicable Texas disclosures and identify everyone whose consent or signature is needed.

Days 1–2: Examine title and municipal records

The selected licensed title agent checks the county record chain. TDI describes examination of deeds, mortgages, wills, divorce decrees, judgments, tax records, liens and maps. Review the title commitment's requirements and exceptions; it is not the issued policy. Separately check address-specific permit records and any identified code case.

Stewart Title's local office, 5600 Clearfork Main, Suite 120, Fort Worth, TX 76109, (817) 732-5695, offers title, escrow and closing services. It is an example of a verified local provider; no MHIC partner relationship is asserted.

Days 2–4: Obtain payoffs and satisfy requirements

Obtain lender and tax balances, clarify inherited authority, and arrange recorded releases or payment from proceeds where possible. The TREC resale contract calls for tax statements or certificates showing no delinquent taxes and seller-lien releases or satisfaction from proceeds; it prorates current-year taxes through closing. Unresolved requirements can extend the schedule.

Day 5 or the agreed date: Sign, fund and record

The standard TREC resale contract calls for a general warranty deed; another purchase agreement may specify a different deed under Texas conveyance law. The grantor or an agent authorized in writing signs and delivers the deed, with recordable acknowledgment or proper sworn execution, ordinarily before a notary. Two subscribing witnesses are an alternative statutory route, not an extra requirement for an ordinarily notarized deed.

Both spouses generally join a homestead conveyance, subject to exceptions. Authorized Texas online notarization may be available with required identity checks; notary records prohibit biometric identifiers such as thumbprints. The closer submits the deed to the appropriate County Clerk.

Wired seller proceeds are a documented local closing option, not a promise of immediate receipt. Under TDI's good-funds rule P-27, the title agent must receive and deposit funds before disbursement. Confirm funding, recording and bank timing with your closer.

For a vacant Fort Worth home, arrange service dates with your actual provider. Oncor's certified area includes the city, but territory must be confirmed at the parcel. Retail providers initiate service orders. An ordinary electric bill is not asserted to be a title lien.

How can I sell my house fast in Texas?

Share your address, condition and preferred timing with verified cash home buyers, compare a written offer with a listing, and review title, disclosures and payoffs before signing. In Fort Worth Texas, a direct purchase can avoid listing preparation and a buyer-financing delay, but authority and title clearance still determine when you can get paid.

What should I do if I search “sell my house fast Fort Worth TX”?

Start with the short property information form above or call (866) 651-6617. Explain your Fort Worth home condition and preferred timing. Ask for written price, fees, inspection rights and proof of funds, then compare your net proceeds. You have no obligation to accept.

How soon will I receive a written offer, and can I close in seven days?

Our stated service goal is a written offer within 24 hours after we have enough information; an initial conversation may take 5–10 minutes. If you search “sell house fast Fort Worth,” allow time for a workable title and payoff file. Closings in as few as seven days may be possible for a ready property; a 5–14-day scenario is not a guarantee. Your actual date is agreed in the contract.

How do cash home buyers determine a price in Fort Worth?

When comparing results for “cash home buyers Fort Worth,” ask cash buyers for houses in Fort Worth to explain comparable sales, the actual condition, repair scope and required return. A fair cash offer is a price you can assess against alternatives, not a guarantee of full retail market value. Our honest cash offer is written so you can compare what you keep.

Can I sell my Fort Worth house as-is with damage or unwanted belongings?

Yes, request a review without repairing or clearing everything first. If you want to sell your house as is, disclose known issues where required and put any items to be left behind in the agreement. We buy houses with roof problems, dated interiors and other damage after assessing the property; no universal defect or insurance conclusion follows from the house age.

Do I pay closing costs when I sell my house for cash in Fort Worth?

If you search “sell my house for cash Fort Worth,” compare the full written terms. In a direct MHIC purchase, we pay normal closing costs under the signed terms, with no MHIC service fee or agent commissions. Mortgage balances, delinquent taxes, liens and negotiated exceptions remain separate and can reduce your proceeds. Review the settlement statement; no hidden fees should be left unexplained.

Can I sell an inherited property with a Texas Small Estate Affidavit?

Only qualifying estates and restricted homestead circumstances fit Chapter 205. Its $75,000 qualifying-asset threshold and waiting period do not automatically authorize a sale; the judge must approve the affidavit. The local packet excludes rental or investment property and has additional restrictions. Ask the probate court and a Texas attorney about the correct authority and deed.

Can you buy before a scheduled foreclosure?

A direct purchase may be possible when you have legal authority, sufficient time and an acceptable payoff before the actual sale. A purchase offer does not pause foreclosure or guarantee prevention. Check the filed Notice of Substitute Trustee Sale, contact the servicer, and get qualified legal help immediately if a deadline is near.

Does being outside a FEMA floodplain mean my house has no flood risk?

No. The City identifies additional City Flood Risk Areas and Potential High Water Areas and reports that most reported flooding is outside FEMA floodplains. Check the specific parcel and water history. The Western/Carleton project documents a localized issue; that finding does not apply to all Arlington Heights homes.

Can I sell my Fort Worth rental to MHIC while occupants remain?

If you want to sell your Fort Worth rental, share the occupancy arrangement and relevant documents before scheduling access. The closer and your adviser can check ownership, contract requirements and any necessary arrangements. An as-is purchase is not a promise to remove occupants or bypass their rights.

How should I compare cash home buyers and traditional buyers?

Verify buyer identity, proof of funds, contract conditions and track record; request a written net estimate. A quick sale can save preparation time, while traditional buyers may pay a higher gross price. Compare the same debt payoffs and all expenses. A fair offer should be clear enough to compare, and home buyers should explain any ability to cancel or change the price. A fair price is one you can evaluate against your other available options.

What is the hardest month to sell a house?

The August 2026 Fort Worth market figures do not establish a hardest month. A single reporting period cannot rank seasonal selling difficulty. Compare current nearby listings, your condition and carrying expenses before choosing when to sell; do not base an urgent deadline on an unsupported seasonal rule.

Ready to Sell Your Fort Worth Home?

Get cash in Fort Worth through a direct purchase if the written terms fit your needs. For a home in the Fort Worth area, share your address, known condition and timing; compare our fair cash offer with listing or keeping the home. We buy houses without requiring you to fund listing preparation. Request a written all cash offer from home buyers who explain the terms.

A manageable home selling process starts with a clear plan. Preparing a property can become a time consuming expense; deciding what to complete and what to leave can reduce all the stress of coordinating work and a move.
