What the Conroe Market Means for Your Selling Plan

$334,679Median sale price · all home types
69 daysMedian days on market · 59 a year earlier
+7.9%Year-over-year median price change

The October 7, 2026 reporting snapshot of Redfin’s Conroe city report labels its trend data August 2026 and describes a three-month headline window ending that month. It reports a somewhat competitive housing market, a 43/100 Compete Score, a 97.8% sale-to-list ratio and price drops on 47.1% of homes. The 69-day median is 10 days longer than the prior year; the separate 68-day pending measure is a different statistic.

For Conroe homeowners, this means an asking price and a fast result are separate questions. A real estate agent can estimate a realistic listing outcome from recently sold homes and likely interest from potential buyers. Cash buyers can provide a current-condition alternative. Compare both against the actual condition of your Conroe house and the cost of keeping it while it is marketed.

These are listed-market results, not a valuation of your house or a guaranteed selling period. If you need to sell your house fast, request a written offer and compare the amount you would keep after payoffs. Learn more about our Texas home-buying service.

Current-condition option

Sell It Exactly as It Sits in Conroe

We buy houses in Conroe, including properties with worn finishes, unfinished projects and substantial damage. You can request a cash offer before spending on renovation. The city’s 2025–2029 Consolidated Plan identifies rehabilitation needs in Dugan and Madeley Quarter, so an older home’s repair scope deserves a property-specific assessment rather than an automatic makeover.

Don’t paint. Skip interior touch-ups and exterior repainting before requesting an offer.
Don’t replace flooring. Leave stained carpets, worn hardwoods or cracked tile.
Don’t fix the roof. We evaluate active leaks, missing shingles and aged roofs.
Don’t stage the home. Avoid paying for professional staging or presentation work.
Don’t clean it out. Take what you want; agree in writing which unwanted furniture, trash and clutter will remain.
Don’t schedule dozens of showings. Skip open houses and repeated retail visits; arrange the access needed for our condition review.

We buy houses as is, but the agreement still needs clear inspection, cancellation and disclosure terms. For most covered pre-1978 homes, federal lead-disclosure rules still apply, including a buyer inspection opportunity that can be changed or waived by agreement. Paying cash does not erase those duties.

Before you sell your house, see our guide to selling a house as is. MHIC’s direct purchase charges no agent fees; an existing brokerage agreement should be reviewed separately.

Street-level context

Selling a House in Conroe’s Neighborhoods

We buy houses across different parts of Conroe Texas, but we evaluate each building separately. The city’s current plan reproduces historical 2016–2020 CHAS counts of owner-occupied units: 175 built before 1950, 4,440 in 1950–1979, 3,940 in 1980–1999 and 9,190 in 2000 or later. These are historical stock counts, not 2026 construction shares or defect rates.

Neighborhood / DistrictHousing ProfileCommon Challenges We ResolveSeller Scenario
DuganOlder single-family owner-occupied homes; the current city plan identifies many homes over 50 years old.Documented disrepair and rehabilitation needs; severe cases may need reconstruction. Assess the actual building. If rehabilitation exceeds the owner’s budget, compare contractor bids with an offer in current condition.
Madeley QuarterOlder single-family owner-occupied housing, including homes over 50 years old.City-identified priority rehabilitation needs; reconstruction can be more feasible for severely deteriorated project homes. An owner considering major renovation can compare a repair-and-list plan with a direct purchase.
Downtown ConroeThe 2019 downtown plan describes older homes and midcentury bungalows north of the central business district, plus limited low-density multifamily housing.Check maintenance and prior work at the address; the plan does not establish a downtown defect rate. For an older home or rental property, assemble condition records before choosing renovation or a direct offer.

Seller scenarios are practical options inferred from the planning descriptions, not measured reasons why residents sell. We buy houses in Conroe after reviewing condition, ownership and the transaction’s requirements.

Practical condition checks

Conroe Property Conditions That Can Change the Decision

Flood-exposed materials and moisture

In a flooded building, water can wet walls, flooring and contents; lingering moisture can support mold and damage materials. Water lines, warped flooring, damp finishes, musty odors or visible growth are screening signs, not a mold diagnosis. EPA’s flooded-home guidance explains the health concerns.

Use Conroe’s floodplain guidance for the parcel. Mapped Special Flood Hazard Areas involve a 1% annual flood chance; flooding can also occur outside them. City floodplain permitting applies to development in these areas. Known water history and an address-specific map review matter more than the city name.

Pre-1978 paint and older housing

Dugan and Madeley Quarter have documented older housing, but age alone does not prove lead is present. Deteriorating lead-based paint, or disturbing it during work, can create hazardous chips and dust. Peeling or chipping paint merits assessment; appearance cannot identify lead content.

EPA’s real-estate disclosure guidance requires known reports and disclosures for most covered older residential sales, with a 10-day inspection opportunity unless modified or waived. Discuss these documents before you sell your house for cash.

Termites in structural wood

Texas A&M AgriLife’s termite guidance describes subterranean termites entering through soil-connected shelter tubes and feeding on wood. Soil-to-wood contact and moisture sources can encourage infestation. Mud tubes, indoor swarmers, shed wings or hollow-sounding wood warrant a pest evaluation.

This is a Texas regional exposure, not proof of unusually high Conroe prevalence. TREC’s inspection standards do not require a standard inspector to determine termite presence. A separate report can clarify treatment and damaged-wood work before an offer comparison.

Roof condition and insurance questions

The Texas Department of Insurance’s September 29, 2026 guidance distinguishes physical condition from age: insurers may assess roofing, wiring, heating, air conditioning, plumbing and siding, but cannot decline or nonrenew solely because the house or components are older.

TDI’s homeowners guide explains that flood and insect damage are generally excluded from standard coverage. Conroe’s flood-insurance information addresses NFIP participation, applicable CRS discounts and insurance requirements for federally backed mortgages on structures in mapped hazard areas. Check the actual policy and parcel.

These conditions may change a conventional buyer’s repair allowance, inspection negotiation, insurance arrangements or mortgage approval. They do not automatically end a sale. Cash home buyers review the scope too; we buy houses for cash with the known condition reflected in the written terms. An independent specialist can help you decide whether costly repairs are worthwhile before listing.

A city name alone does not tell you a home’s foundation system or repair needs. Judge the property by its inspection, address-specific records and applicable insurance policy.

Records before renovation

Unfinished Work, Permits and Property Accounts in Conroe

Conroe’s Building Inspections & Permits Department moved applications and inspection requests to OpenGov on December 8, 2025. If a room addition or unfinished project affects your sale, request the address-specific record before representing the work as approved. The department is at 700 Metcalf Street, Conroe, TX 77301; (936) 522-3610.

The City of Conroe Code Enforcement Division is at 300 W. Davis Street, Conroe, TX 77301; (936) 522-3613. Ask about an actual notice and the work it requires. A condition notice should not be described as a recorded lien without confirming the records. We buy houses with unfinished work, but the contract and title review must identify what transfers.

Entergy Texas’s Conroe franchise rider documents retail service within city limits. Verify the provider for the address and arrange account transfer or final billing. Do not treat an ordinary electric bill as a property lien without a verified legal basis.

AS-IS Repair Cost Estimator

Use this broad planning range to compare an offer with a possible renovation budget. It is not an inspection, appraisal, contractor quote or guarantee. The assumptions are illustrative U.S.-dollar budgets, not measured Conroe Texas contractor prices. Actual repair costs vary with scope, materials, labor, permitting, access and concealed damage.

Interior rates cover finish work only. Select systems only for separate work outside that scope to avoid double counting. A 15% contingency is added to the selected subtotal.

Interior: $27,000–$45,000; selected additional work: $0–$0; 15% contingency: $4,050–$6,750.$31,050–$51,750Illustrative budget range · permits and specialist work excluded

For a Conroe home with flood exposure, pre-1978 coatings or termite-damaged wood, obtain separate specialist bids. Those scopes can fall outside finish allowances. The result is not a deduction formula for our offer; cash home buyers consider the whole property and transaction.

Cash Sale vs. Traditional Listing in Conroe

A traditional sale may produce a higher gross price, but commissions, seller closing costs, repairs, concessions and ongoing holding expenses reduce the amount you ultimately keep. A direct cash sale generally prioritizes speed, certainty and convenience rather than the highest possible gross price.

The August 2026 Conroe Texas report’s 69-day median marketing period is not a list-to-payout average. If you need to sell your house fast, add the likely contract and settlement period when comparing a listing with a direct purchase. A real estate agent can advise on retail exposure; a real estate investor should explain the current-condition offer and its assumptions.

Decision PointTraditional ListingDirect MHIC Purchase
Gross PricePotentially higher gross priceUsually lower than full retail value

Closing CostsSeller closing costs may applyMHIC pays normal closing costs
Property ConditionRepairs or buyer credits may be requestedProperty sold as-is
ContingenciesFinancing and appraisal contingenciesNo buyer-financing contingency

MHIC’s normal settlement-cost payment is subject to the written agreement. Mortgage balances, delinquent taxes, recorded claims and negotiated exceptions can still reduce your cash proceeds. Paying cash removes buyer-loan underwriting, not title requirements or all inspection terms.

Probate, Foreclosure Deadlines, and Complicated Title Situations in Conroe

Inherited homes: confirm authority before signing

Texas’s Small Estate Affidavit is a court-approved procedure for qualifying estates without a will. At least 30 days must have passed since death; qualifying assets cannot exceed $75,000, excluding the qualifying homestead and exempt property. No personal-representative appointment can be pending or granted, and assets must exceed known liabilities under the chapter’s accounting rules. This is not a general net-estate-after-debts ceiling.

Only a qualifying homestead can transfer through this affidavit; other real estate cannot. The homestead set-aside benefits a surviving spouse and minor children. An investment property or a homestead passing only to adult children is not automatically eligible. The approved affidavit must be recorded in county deed records.

Chapter 205 requires two disinterested witnesses and the authorized distributee signatures. It requires court filing, judicial examination and approval; it is not an affidavit you can simply record yourself, and it does not universally require an oral hearing. Falling below the threshold does not give someone automatic authority to sell a Conroe house.

Contact Probate Court No. 1 of Montgomery County, Texas at Atrium Building, 210 W. Davis Street, 3rd floor, Conroe, TX 77301, and the County Clerk’s probate office about filings. Probate venue rules generally follow the decedent’s domicile, with specified alternatives for nonresidents. Ask a Texas attorney which title route applies, especially with multiple heirs or an out-of-state estate. Our inherited-house guide explains the broader selling choices.

Mortgage foreclosure: read the actual sale notice

Texas permits judicial and nonjudicial foreclosure. An ordinary deed of trust with a power of sale uses the nonjudicial trustee process. Under Texas Property Code §51.002, residential borrowers receive a certified-mail default notice with at least 20 days to cure before the sale notice. The Notice of Trustee’s Sale or Notice of Substitute Trustee’s Sale follows, with at least 21 days’ notice, courthouse posting, County Clerk filing and certified mailing to the debtor. The sale notice includes the statutory military-service warning; ordinary trustee sales do not require newspaper publication.

The 20-day cure opportunity is not an unconditional reinstatement right until auction. Verify later terms with the servicer and loan documents. For covered loans and servicers, Regulation X generally prevents the first foreclosure notice or filing until more than 120 days of delinquency, subject to exceptions. Neither rule supplies a universal default-to-sale duration for Conroe Texas.

The Montgomery County Clerk’s current designation places mortgage trustee sales on the steps of the Old 1936 Montgomery County Courthouse, 301 N. Main Street, Conroe, TX. Sales ordinarily run on the first Tuesday, 10 a.m.–4 p.m.; if that Tuesday is January 1 or July 4, the statutory exception moves the sale to Wednesday. Read the property’s notice for its actual earliest start time. Tax foreclosure sales and resales are a separate online constable-sale process.

A fast cash sale is one possible option only if the owner has legal authority, sufficient time and workable payoffs before the scheduled auction. Requesting a cash offer or signing a purchase contract does not itself pause foreclosure. There is no general borrower redemption period after an ordinary mortgage deed-of-trust sale; tax and specified association foreclosures have separate rules. Speak with your servicer and a qualified attorney promptly. See our foreclosure-selling guide.

Taxes, recorded claims and net proceeds

The Montgomery County delinquent-tax schedule normally makes annual taxes payable by January 31 and delinquent February 1, subject to special billing, payment and deferral provisions. February adds a 6% penalty and 1% interest; March 7% and 2%; April 8% and 3%; May 9% and 4%; June 10% and 5%; July 12% and 6%. Ordinary penalty then stays at 12%, while interest continues at 1% per month.

Real-property accounts delinquent after June 30 may be referred for attorney collection with an additional 15%–20% collection charge on taxes, penalty and interest. Obtain an actual payoff from the Tax Assessor-Collector’s office, 400 N. San Jacinto Street, Conroe, TX 77301, rather than applying a blanket 20%. Ask about the individual account’s available options.

The Montgomery County Clerk, Recording Division, Official Public Records at 210 W. Davis Street, 1st floor, Conroe, TX 77301, holds deeds, deeds of trust, liens, releases, affidavits and plats. A title professional reviews those records and relevant probate filings, then identifies the documents and payoffs needed for the transaction. Heirship questions, tax balances and recorded municipal claims require actual evidence; no buyer can promise automatic lien removal or title clearance.

My House Into Cash provides a purchasing option, not legal, tax, probate, foreclosure-defense or financial advice. We do not guarantee foreclosure prevention, credit protection, court approval, tax forgiveness or a clear title. Consult the court clerk, county tax office, real estate attorney or tax professional about your circumstances.

From contract to proceeds

What Happens Between Accepting Your Cash Offer and Getting Paid in Conroe?

A quick sale in Conroe Texas depends on actual title requirements and good funds, not simply a signed contract. The schedule below illustrates an expedited workflow. Day labels are planning targets, not legal deadlines or a guaranteed five-day payout; a seven-day closing may be available when the property and settlement are ready.

Day 0: Mutual agreement and contract

Confirm the buyer, price, property’s as is condition, access, cancellation terms, items left behind and normal settlement-cost allocation. MHIC charges zero direct-purchase fees and zero commissions. If you have a brokerage agreement, ask your real estate agent about any separate obligation. The TREC resale form provides useful comparison terms, but your signed contract governs this real estate transaction.

Days 1–2: Title examination and relevant records

The agreed title company examines the Montgomery County chain of deeds, deeds of trust, liens, assignments, releases, affidavits and relevant plats through the County Clerk’s Official Public Records. Inherited ownership may also require separate probate records. Ask which title-commitment requirements remain and whether your known permit or code matter needs additional evidence.

Stewart Title Company of Montgomery County’s Conroe office, 2125 N. Loop 336 W., Suite 100, Conroe, TX 77304; (936) 441-2743, is one documented local title/escrow provider. It is not presented here as an established MHIC partner or independently rated recommendation; the parties confirm the actual settlement provider.

Days 2–4: Payoffs and title requirements

The closer obtains mortgage and tax payoffs, checks recorded claims and determines whether proceeds cover the required amounts. TDI’s closing definition includes delinquent-tax handling, proration, final title search, disbursement and recording. The TREC resale form calls for tax documents showing no delinquency and satisfaction of unassumed liens from proceeds. Extra heirs, missing releases or approvals can extend this stage; payoff does not mean debt forgiveness.

Day 5 or later: Signing, recording and funding when ready

The TREC resale form calls for a general warranty deed, a contractual choice rather than the deed required for every cash transaction. For the usual acknowledged deed, Texas Property Code §12.001 provides for the grantor’s signature and acknowledgment before a notary or authorized officer; two additional attesting witnesses are unnecessary for that route. Both spouses generally join a homestead conveyance, subject to Family Code exceptions.

The closer arranges necessary recording with the Montgomery County Clerk and reviews the final settlement statement. Under TDI Rule P-27, good funds must be received and deposited before disbursement. Title escrow records recognize checks and outgoing wires; arrange your actual method and timing directly with the closer. Signing alone does not guarantee immediate payment. The TREC form generally ties possession to closing and funding, unless a written lease applies.

Cash home buyers avoid buyer-financing delays, but a real estate buyer still needs verified ownership and workable settlement instructions. A title company is a practical available route; no blanket legal requirement that every Texas cash purchase use one is claimed. Confirm wire instructions using a known phone number.

Cash Home Buyers Conroe Sellers Can Compare

For property owners considering a house for cash, the buyer’s identity and contract matter as much as the headline price. A search for “we buy houses Conroe TX” can surface different purchasing models. Ask local cash home buyers whether they will purchase directly or assign the contract, what condition review remains, and which written provisions let either party change or end the agreement.

A useful comparison asks: “If I sell my house for cash, what exactly will I receive after payoffs?” Trusted cash home buyers should explain the price, available funds and settlement instructions. MHIC can provide a fair cash offer; compare it against a realistic listing outcome and identify any real estate fees or contractual exceptions. Clear documents reduce the chance of hidden costs.

Conroe home buyers can use licensed title/escrow providers available locally. TDI explains title insurance: an owner policy protects the purchaser’s covered title interest, while a lender policy protects a lender. Review policy exceptions. Under the TREC resale form, who pays the owner-policy premium is agreed in the contract. Buying without a mortgage does not make title review unnecessary.

We pay cash under the purchase agreement and buy houses for cash with the property’s known scope in view. If your goal is to sell fast, verify that the buyer’s proposed schedule accounts for Montgomery County records, required signatures and good funds. A stress free sale starts with knowing the terms before you sign. For a hassle free sale, confirm the access, items remaining and possession arrangements in writing.

When comparing cash house buyers for your house for cash in Conroe, review our cash-buyer questions. You can ask cash buyers for houses in Conroe to explain the same documents, then choose the offer that fits your plans.

How do I sell my house fast in Conroe, TX?

Share the address, known condition and desired timing, then compare a written offer with a realistic listing plan. We buy houses for cash in Conroe Texas, assess the property and coordinate settlement after acceptance. A title professional must still confirm ownership, payoffs and funding before you are paid.

Can I sell my Conroe house as is?

Yes. We buy houses as is, so you can sell your Conroe house without renovating first. Share known damage and existing reports. For most covered pre-1978 homes, federal lead disclosures and the agreed inspection opportunity still apply. A current-condition agreement does not automatically remove inspection or cancellation terms.

How do I sell my house for cash in Conroe Texas?

If you want to sell your house for cash in Conroe Texas, ask for written price, cost allocation and condition-review terms. Compare the settlement estimate after mortgages, taxes and recorded claims. Cash buyers remove buyer-loan approval from the purchase, while title and good-funds requirements remain.

How quickly can cash home buyers close in Conroe?

A closing in as little as seven days may be available when ownership, title, payoffs, documents and funds are ready. Probate approval, an unresolved recorded claim or a missing payoff can take longer. Ask cash home buyers for the actual conditions behind any proposed date rather than treating speed as a guarantee.

What are the risks of a cash offer on a house?

Risks include a price below a realistic retail outcome, broad cancellation rights, late renegotiation, uncertain funding, contract assignment and fraud. Ask cash buyers who will purchase the house, whether the contract can be assigned, what lets them cancel and how funds will be verified. Do not rely on advertising alone.

The Texas Department of Insurance warns about seller-impersonation fraud, including forged ownership documents and cash-focused schemes involving vacant properties. Its title-insurance guidance also advises verifying electronic payment instructions with the title agent. Predatory pressure can exploit time-sensitive sellers; allow enough time for independent contract review.

What not to do before you sell your house?

Do not fund a major renovation before comparing its likely net benefit with an offer in current condition. Do not disturb suspected lead paint in an older home without qualified guidance, describe unverified work as permitted, or ignore an actual foreclosure notice. In Conroe Texas, check city permit records and the parcel’s flood information when those issues apply. We buy houses without requiring presentation work first.

How do I compare cash home buyers Conroe sellers can trust?

Compare cash home buyers on written price, proof of available funds, condition-review and cancellation rights, assignment provisions, settlement arrangements and the amount you would keep. For trusted cash house buyers, look for evidence you can verify rather than a label. A reliable cash home buyer answers those questions clearly. Ask a real estate agent for a retail comparison if maximizing gross price is your priority.

Are “we buy houses” companies all the same?

No. House buying companies can include a real estate investor buying directly, a wholesaler assigning a contract, or a business arranging another real estate buyer. When you see “we buy houses Conroe TX” advertising, ask which model applies and who is responsible for funding. An online search for “buy houses companies” does not itself verify a buyer’s identity or ability to close.

Do cash buyers eliminate every inspection and disclosure?

No. We buy houses in their current condition, but cash buyers may still review the building and use contractual inspection or cancellation terms. Texas’s standard inspection scope is limited and does not determine termite, lead or mold presence. Covered pre-1978 sales retain federal lead obligations unless a statutory exception applies. Ask what review your specific agreement requires.

Does selling to cash home buyers remove all fees and debts?

A direct MHIC purchase carries no agent fees or commissions, and MHIC pays normal settlement expenses under the agreement. Existing mortgage debt, taxes, recorded claims and negotiated exceptions are separate. If you have a listing agreement, review any existing realtor fees obligation. Cash home buyers cannot erase those obligations simply by making an offer.

How is a fair cash offer calculated for a Conroe home?

Compare recently sold homes with your property’s condition, then account for the buyer’s rehabilitation, holding, resale and risk assumptions. A fair cash offer should come with understandable reasoning. A real estate investor may offer below retail market value in exchange for taking on the project. Ask for a competitive cash offer you can compare with actual listing and settlement estimates.

Can I sell my house using a Texas Small Estate Affidavit?

Only a qualifying homestead can transfer through Texas’s court-approved Small Estate Affidavit; other real estate cannot. The estate must meet the $75,000 qualifying-asset limit, excluding the homestead and exempt property, and the 30-day waiting period and other conditions. The homestead set-aside benefits a surviving spouse and minor children. Adult-child inheritance is not automatically eligible. Confirm authority with the probate court and a Texas attorney before agreeing to sell your house.

Can I sell my house fast before a Conroe foreclosure auction?

A completed sale before the scheduled auction may be possible if you have authority, enough time and workable payoffs. An offer or purchase contract does not itself postpone a Montgomery County trustee’s sale. No credit outcome or foreclosure prevention is guaranteed. Ask your servicer and attorney about deadlines and alternatives; cash home buyers provide a purchase option.

Where are Montgomery County foreclosure sales held?

Mortgage trustee sales use the steps of the Old 1936 Montgomery County Courthouse, 301 N. Main Street, Conroe, TX, under the County Clerk’s designation. Ordinary sale days are the first Tuesday, 10 a.m.–4 p.m., with the January 1 and July 4 Tuesday exception moving them to Wednesday. Confirm the actual notice. Delinquent-tax foreclosure sales and resales are conducted through the county’s separate online process.

Can I sell a rental or a jointly owned house in Conroe?

We buy houses with occupants or shared ownership questions, subject to reviewing the actual documents. For a rental property, supply lease and access details. For inherited or jointly owned property, confirm all required authority and signatures. Texas homestead conveyances generally require both spouses to join, subject to exceptions. A quick sale does not resolve an ownership dispute by itself.

Can I sell a storm-damaged or difficult-to-insure home?

Yes, you can request an offer before restoration. We buy homes as is and evaluate the actual damage. Conroe Texas floodplain status is parcel-specific; standard homeowners coverage generally excludes flood and insect damage. TDI distinguishes physical-condition underwriting from denial solely based on age. Ask your insurer and appropriate specialists about the specific property.

Do you only buy houses, or can I ask about another property type?

We buy houses in Conroe Texas, and you can also ask our team about a condo, duplex or commercial real estate property. Provide the ownership, occupancy and condition details so the team can confirm whether it can evaluate that property. The residential probate and contract examples on this page should not be applied automatically to other property types.

What if I want to sell my house fast but I am still comparing options?

Request a free cash offer and compare it with listing, keeping or renting the property. A fast response is different from a completed closing. In just a few days you may be able to assemble a useful comparison, but court and title requirements can take longer. If you need to sell your house fast, choose the written terms that fit your needs.

Can I sell my house for cash without a real estate agent?

Yes, you can request a direct MHIC offer without listing first. Compare the price, expenses and available timing with a retail plan. If you already signed a brokerage agreement, review it before selling. Choosing an as is sale does not itself cancel existing obligations.

Do you buy ugly houses or homes with major damage?

Yes. We buy houses with worn finishes, roof damage and other substantial condition issues. Share reports and photos so we can assess the actual scope. The phrase “buy ugly houses” does not define a property’s value or its owner; the documented condition and workable terms guide the offer.

Should I sell my house fast or repair it before listing?

For a Conroe Texas home, compare separate bids for flood-related work, suspected lead hazards or termite damage with the written offer. A broad finish budget may miss those scopes. If you need to sell quickly, consider both the time and the amount you would keep from each option.
