A Cash Offer Starts With Your Allen Property, Not a Citywide Average

We buy houses in Allen, TX, in their current condition. When comparing cash home buyers in Allen, TX, ask for a written price and closing terms you can compare with a realistic listing plan.

The supplied Allen market report, retrieved October 22, 2026, describes a somewhat competitive market over the three months ending September 2026. That gives you a baseline for weighing market exposure against timing.

These citywide closed-sale figures include all home types. They are not an as-is valuation or a guaranteed selling time. Your property's condition, comparable sales and transaction requirements determine the offer and available schedule.

Leave the preparation to us

Sell It Exactly as It Sits in Allen

Our as-is purchase policy lets you skip the preparation below. For a house with binding doors or a storm-damaged roof, share what you already know; a repair plan is not a prerequisite for requesting an offer.

Don't paint

Skip interior touch-ups and exterior repainting.

Don't replace flooring

Leave stained carpets, worn hardwoods and cracked tile.

Don't fix the roof

We consider houses with active leaks, missing shingles and aged roofs.

Don't stage the home

Avoid professional staging and decluttering costs.

Don't clean it out

Take what you want. Agree in writing which unwanted furniture, trash and clutter can remain.

Don't schedule dozens of showings

Skip open houses and lockboxes. Arrange the property review directly with us.

Keeping the house may also be worth considering. Allen documents owner-occupied home repair assistance programs for qualifying urgent repairs, accessibility, exterior rehabilitation and code-related work. Check eligibility before committing to a sale solely because of repair costs.

See our guide to selling a house as-is for questions to ask before signing.

Development records, applied carefully

Selling a House in Allen's Neighborhoods

A subdivision plat helps establish when an area developed. It does not establish your home's exact age, construction method or repair needs. Check the individual parcel through Collin Central Appraisal District, then compare the condition you actually have with the work a listing would require.

Neighborhood / District Housing Profile Common Challenges We Resolve Seller Scenario
Hillside Village Land-use plats documented in 1971 establish an early-1970s development cohort; verify each home's build year. Evaluate a house as-is when an inspection identifies foundation movement on a moisture-sensitive site. No neighborhood defect rate is established. An owner compares confirmed rehabilitation costs with a direct offer before deciding how to sell.
Fountain Park The Fountain Park No. 4 final plat was considered in May 1978; phase dates do not establish every home's age or style. Review property-specific foundation, drainage and replacement-roof findings without requiring seller repairs. A seller with documented repair work compares a retail listing with an as-is offer and available closing dates.
Greengate Phase I's August 1983 final plat contained 137 residential lots; individual completion dates require parcel review. Separate the city's documented sidewalk work from the actual condition of the private house. An owner weighs paying for property-specific repairs against selling in current condition.

These are examples of seller decisions, not measured neighborhood sales trends. The Greengate sidewalk project documents public infrastructure conditions; it does not establish private foundation or plumbing damage. Foundation inspection guidance comes from TREC's foundation-performance guidance.

What changes the selling decision here

Foundation Movement, Storm Damage and Property Records in Allen

Clay movement needs a property-level assessment

Allen's adopted parks plan identifies black clay as the basic soil type and shallow limestone in much of northeast Allen. On moisture-sensitive clay-bearing sites, uneven wetting and drying, drainage, leaks or roots can cause differential foundation movement.

Look for doors that bind, sloping floors, wall or ceiling cracks, and masonry separation. These indicators warrant evaluation; they do not establish an engineering diagnosis. Texas inspector guidance requires reporting visible foundation-performance indicators. A listing buyer may request a specialist's opinion or repair allowance, or accept the condition.

This is a regional, site-dependent consideration. Send existing reports when requesting an offer, or read our foundation-issue selling guide.

Roof condition matters more than a simple age cutoff

For asphalt-shingle roofs exposed to damaging storms, hail can puncture, tear or bruise the shingle mat. Wind can damage edges or dislodge inadequately secured coverings. Missing shingles, damaged flashing and ceiling stains deserve review; granule loss alone does not prove functional hail damage.

Haag's engineering research and FEMA's sloped-roof guidance explain these mechanisms. Actual damage depends on the storm footprint and the roof.

Share inspection reports, repair estimates and relevant claim documents. See our storm-damaged house guide when comparing an as-is sale with repair work.

Read the insurance terms before budgeting

Texas Department of Insurance roof guidance explains that wind/hail deductibles and depreciation can change the amount a policy pays. Review the actual policy and claim assessment before assuming insurance will cover the whole repair.

TDI's September 29, 2026 clarification says an insurer cannot decline or nonrenew solely because a house, roof or listed components are old. Physical condition remains relevant. A documented defect can affect negotiations and insurance terms; it does not automatically make an Allen home uninsurable.

Check flood information at the parcel

Allen maintains FEMA 100-year and 500-year floodplain mapping and map-revision information. Check the property rather than assigning flood status to an entire neighborhood, and discuss any known water history during the property review.

TREC inspection standards also cover grading, drainage, gutters, visible water penetration, roof coverings, electrical safety, plumbing and heating/cooling performance. Existing reports help distinguish a maintenance task from a larger repair scope.

Ask Allen about additions and code notices

For an addition or alteration with uncertain permit history, contact Allen Building and Permitting, 305 Century Parkway, Allen, TX 75013; 214-509-4130; permits@allentx.gov. It handles applications, plan review and inspections through Citizen Self-Service.

The city lists 2024 ICC codes effective September 26, 2026 for new permit applications. Ask which requirements apply to existing work before ordering repairs.

Code Compliance, within Community Enhancement, is at the same City Hall address; 214-509-4180; code@allentx.gov. Send any notice with your offer request so its requirements can be reviewed.

Verify construction and service details

A brick-looking exterior does not establish the structural framing. An Allen development ordinance documents brick, stone and masonry-veneer provisions for a local development; it is not a citywide inventory of framing, foundations or roof materials.

Electric delivery service is also address-dependent: Allen identifies Oncor, CoServ and GCEC service areas. Check your bill for the delivery utility and coordinate service changes with that provider. The retail electricity seller can be a different company.

There is no verified Allen-wide defect-frequency ranking in this briefing. Use the conditions documented at your house to decide whether to obtain repair bids, pursue a listing or compare an as-is offer.

Plan a repair scenario before committing

AS-IS Repair Cost Estimator

Use this broad planning tool to explore a possible repair budget. On Allen's moisture-sensitive sites, a foundation assessment can change the scope substantially; a line-item allowance cannot diagnose movement or specify a repair.

The dollar ranges below are illustrative editorial assumptions, not verified Allen contractor prices. This is not an inspection, appraisal, contractor quote, cash-offer calculation or guarantee. Costs vary with scope, materials, labor, permitting, access and concealed damage.

Add separate allowances only if relevant
Illustrative repair planning range $17,600–$44,000 2,000 sq. ft. × $8–$20, plus 10% contingency. No separate allowances selected.
Read the assumptions and what the estimate excludes

Interior rates represent an illustrative surface-finish and interior-remodel allowance. Roof, foundation, heating/cooling, plumbing/electrical work and cleanout are excluded from those rates and added only when selected. Apply the interior rate only to the area you intend to renovate.

The calculator multiplies area by the selected low/high rates, adds selected allowances, then applies the chosen contingency to both totals. Structural redesign, major reconstruction, environmental remediation, temporary housing and unusual site work are outside this model. Actual bids can fall outside the displayed range.

Do not add these allowances again if a contractor's broader bid already includes the same work. Use property-specific professional assessments before making a repair commitment.

Compare the tradeoffs

Cash Sale vs. Traditional Listing in Allen

A traditional sale may produce a higher gross price, but commissions, seller closing costs, repairs, concessions and ongoing holding expenses reduce the amount you ultimately keep. A direct cash sale generally prioritizes speed, certainty and convenience rather than the highest possible gross price.

Allen's reported 49-day median market period is useful context for a listing plan, not a prediction for your address. Compare an actual written cash offer with a listing estimate that accounts for your property's inspection findings and carrying expenses.

What to Compare Traditional Listing Direct Cash Sale to MHIC
Gross pricePotentially higher gross priceUsually lower than full retail value

Closing costsSeller closing costs may applyMHIC pays normal closing costs
Property conditionRepairs or buyer credits may be requestedProperty sold as-is
ContingenciesFinancing and appraisal contingencies may applyNo buyer-financing contingency

Resolve authority and deadlines early

My House Into Cash provides direct purchasing solutions. We do not provide legal, tax, probate, foreclosure-defense or financial advice. Discuss your circumstances with a Texas real estate or probate attorney, tax professional, court clerk or county tax collector as appropriate.

Inherited property: a small estate is not automatic authority to sell

Texas's Small Estate Affidavit procedure under Estates Code Chapter 205 has a $75,000 ceiling for countable assets, excluding the homestead and exempt property. It is an asset limit, not a $75,000 net-equity allowance after subtracting ordinary debts.

  • At least 30 days must have passed since death before filing. The Collin County affidavit packet addresses domicile and estate location; an Allen property address alone does not resolve venue for every estate.
  • The procedure requires no will, no pending or granted personal-representative appointment, qualifying assets, sufficient assets for applicable debts and agreement of the heirs. Homestead or exempt status does not cancel secured debts.
  • The real-property shortcut is restricted to a qualifying homestead passing to a surviving spouse or minor children. It does not generally transfer a rental, second home or every inherited house.
  • Distributees sign sworn affidavits, and two disinterested witnesses provide sworn evidence. The county packet requires each distributee to sign before a notary. Ask about appropriate representation for a minor or incapacitated heir.
  • File with the probate clerk and obtain judicial approval. An approved affidavit involving the qualifying homestead must also be recorded in county property records. Being below the asset ceiling does not by itself establish sale authority.

The Collin County Probate Court is at Russell A. Steindam Courts Building, 2100 Bloomdale Road, Suite 12010, McKinney, TX 75071. The Probate Clerk filing office is a different suite: 12352 at the same street address; (972) 548-6463. Confirm the appropriate procedure before setting a sale date.

Our inherited-house selling guide can help organize the property review while your attorney determines authority.

Foreclosure notices: work from the actual filed sale date

Texas recognizes judicial and nonjudicial foreclosure. A deed of trust with a power of sale can permit a nonjudicial sale; judicial foreclosure begins with a court petition, and certain liens require an expedited court order.

For the ordinary residential deed-of-trust route, the sequence begins with a written default/cure notice, then a Notice of Trustee's Sale or Notice of Substitute Trustee's Sale. Under Property Code §51.002, certified-mail notice must allow at least 20 days to cure a debt secured by the debtor's residence before sale notice. Sale notice then requires at least 21 days through courthouse posting, county-clerk filing and certified mail to obligated debtors; online county posting is also required where the county maintains a website. Certified-mail service is complete on mailing. This provision does not require newspaper publication.

The 20-day cure window followed by at least 21 days' sale notice and an eligible auction date is a statutory notice sequence, not a typical elapsed time from the first missed payment. For most covered home loans, federal servicing rules generally prevent the first foreclosure notice or filing until the loan is more than 120 days delinquent; exceptions and loss-mitigation protections affect timing. Do not simply add 120 days to every state-notice period.

Ask the servicer for current reinstatement and payoff terms; loan documents may provide additional reinstatement rights. Check the Collin County foreclosure-notice portal for the filed notice. A notice does not prove the auction occurred. A direct sale may be an option only if the owner has authority and the transaction can actually be completed before the sale; an offer or signed contract does not itself stop foreclosure.

Trustee auctions are scheduled between 10 a.m. and 4 p.m. on the first Tuesday of the month, moving to the first Wednesday if that Tuesday is January 1 or July 4. Read the property notice for the earliest sale time. County Order 2024-946-09-16, adopted September 16, 2024, designates the north side of the courthouse at 2100 Bloomdale Road, McKinney, facing Bloomdale Road, including the extended porch/patio, as the sole designated trustee-sale area.

There is no borrower redemption period after an ordinary deed-of-trust mortgage foreclosure. Different rules apply to certain tax-lien and owners-association sales. Collin County's tax-sale guidance identifies two years for qualifying homestead/agricultural property and six months for other property, measured from deed filing. Have an attorney verify the actual sale type and property classification.

Back taxes and recorded title issues need actual payoff figures

The Collin County Tax Assessor-Collector handles collection; Collin Central Appraisal District handles valuation and exemptions. Taxes ordinarily become delinquent February 1 after the January 31 deadline, subject to account-specific extensions, deferrals and special billing rules.

Ordinary Delinquency Month Penalty Interest
February6%Starts at 1%
March7%Increases 1 percentage point monthly
April8%Continues increasing monthly
May9%Continues increasing monthly
June10%Continues increasing monthly
July 112%Continues until paid

Accounts referred for enforced collection can incur an additional penalty of up to 20% of taxes, penalties and interest; it is not a universal flat July surcharge. Request current account figures or a tax certificate before relying on an old statement.

A title agent examines ownership and recorded requirements, including relevant deeds, mortgages, probate, divorce decrees, judgments, taxes, liens, encumbrances and maps. The Collin County Clerk — Land Recordings is the recording authority. Its online search can contain redactions and is not the complete official repository, so a quick name search does not establish clear title.

Unresolved heirship, recorded municipal liens, mortgage balances and delinquent taxes need individual review. We coordinate the purchase with the selected closing professionals; an attorney and the title agent determine what documents, payoffs or releases are required. A cash offer does not guarantee lien removal, tax forgiveness, court approval or title clearance.

See our guide to selling with liens or taxes for questions to bring to the closing agent.

From agreement to seller proceeds

What Happens Between Accepting Your Cash Offer and Getting Paid in Allen?

A title-company closing involves records, payoffs and signing requirements that are specific to the transaction. The schedule below illustrates a possible five-day sequence for a ready-to-close property. It is not a promised turnaround or a substitute for probate or foreclosure deadlines.

  1. Day 0 target: agree on the written purchase contract

Confirm the price, property condition, agreed contents, possession and closing date. The direct purchase has no MHIC seller fee or agent commission, and MHIC pays normal closing costs. Existing property debts and obligations are addressed separately in the settlement statement.

If the parties use the TREC residential resale contract, Form 20-19, effective July 1, 2026, review its negotiated option provisions. An option period is not an automatic cooling-off right in every cash sale.

  2. Days 1–2 target: open title and review property records

The chosen title agent examines the public-record history and issues requirements and exceptions, as described in the Texas Department of Insurance title FAQ. The review uses Collin County land records, applicable probate or court documents and tax information. Send any Allen code notice or unresolved permit information for separate follow-up with the city.

One verified local office option is Republic Title of Texas, Plano-Allen, 8920 Coit Road, Suite 200, Plano, TX 75025; (972) 618-4711. This identifies an available office, not an established MHIC partnership. The parties confirm the closing company.

  3. Days 2–4 target: obtain payoffs and satisfy title requirements

The closing agent obtains mortgage payoff information, applicable homeowners-association information and current tax figures. The local provider's seller guide describes these steps and collection of delinquent taxes from proceeds. The title agent and any necessary attorney address the actual recorded issues; unresolved heirs, liens or required court documents can extend the schedule.

Texas title premiums are regulated. An owner's policy is not required by state law, and the parties may negotiate who pays its premium; lender requirements differ. Confirm the policy and cost allocation in the written agreement.

  4. Day 5 target, if ready: sign, record and receive proceeds

The deed follows the contract and the seller's legal capacity. Paragraph 9.B(1) of the TREC resale form calls for a general warranty deed; that does not make it mandatory for every differently negotiated private or estate sale.

The grantor signs. Under Property Code §12.001, proper acknowledgment before an authorized officer/notary provides a recording route without two additional attesting witnesses. For a married owner's homestead, Family Code §5.001 generally requires the other spouse to join, even for separate property, subject to applicable exceptions.

The closing agent coordinates recording with the Collin County Clerk and confirms when seller proceeds can be released by wire transfer or title-company check. Signing alone does not guarantee immediate disbursement; closing requirements and bank timing matter.

The provider documents office, mobile-notary and eligible electronic/remote options; confirm identification and underwriting requirements. Texas Secretary of State guidance prohibits recording biometric data such as fingerprints in the notary record; Texas has no California-style deed-journal thumbprint requirement.

Prosper permit records document residential addresses using both 75078 and 76227.

Can I sell my Allen house as is with foundation or roof problems?

Yes, you can request an as-is offer with those conditions disclosed. Share any inspection, engineering, roof or repair reports you already have. Clay-related movement is site-dependent, and storm exposure does not prove damage at every house. We review the actual condition when preparing the offer.

How quickly can you help me sell a house fast in Allen, TX?

The earliest available closing depends on property review, ownership authority, payoffs, title requirements and signing availability. A five-day sequence is an illustrative target for a ready-to-close transaction, not a guarantee. Probate questions, unresolved liens or missing documents can take longer. Confirm the date with the closing agent before making moving commitments.

Do cash buyers for houses in Allen pay full retail value?

A direct cash offer is usually lower than full retail value in exchange for taking the property in its current condition and simplifying the sale. A listing may achieve a higher gross price. Compare written offers after estimated repairs, commissions, closing expenses, concessions and holding costs using our net-proceeds calculator.

Can a cash sale stop a Collin County foreclosure?

A completed sale may be one option before a scheduled foreclosure if the owner has authority and enough time to satisfy the transaction requirements. An offer or signed purchase contract does not itself stop the auction. Ask the servicer for current reinstatement or payoff terms and have a Texas attorney review the actual notices and deadlines.

Can I sell an inherited Allen home with a Small Estate Affidavit?

Only qualifying estates can use this procedure. Texas's $75,000 countable-asset ceiling excludes the homestead and exempt property, but the real-property shortcut is restricted to a qualifying homestead passing to a surviving spouse or minor children. Judicial approval and applicable recording are required. Ask a probate attorney to confirm the procedure and sale authority for the estate.

Can I sell with delinquent Collin County property taxes?

You can request an offer, but the closing agent must determine the actual taxes, penalties, interest and other title requirements. Delinquent taxes can be collected from sale proceeds where the transaction permits. Obtain current figures from the Collin County Tax Assessor-Collector; an old bill may understate the amount required.

Do I need to empty the house or finish an unpermitted addition first?

You may request an offer before cleaning out or repairing the house. Agree in writing which contents can remain. For an addition with uncertain permit history, share the records and ask Allen Building and Permitting how existing work must be addressed. Selling as-is does not itself resolve municipal requirements or recorded title issues.

Will you require me to use a particular title company?

The parties confirm the closing company in the written agreement. Republic Title's Plano-Allen office is one verified local option; no MHIC partnership is represented here. Confirm the title requirements, signing arrangements, charges and timing directly with the selected closing agent.
