New York City Market Watch: Price Reductions and Longer Marketing Time

$899,405Median sale price · all home types
58 daysMedian days on market · before closing
32.4%Homes with asking-price reductions

Redfin’s NYC housing report covers the three months ending August 2026, retrieved October 6, 2026. The citywide median rose 0.5% year over year; marketing time increased from 54 to 58 days. The sale-to-list ratio was 98.5%, and 14.5% of homes sold above asking. The price-drop share rose 2.2 percentage points.

These figures suggest room to negotiate, an interpretation rather than a published hot-or-cold market label. They do not price a particular borough, detached house or distressed property. A real estate agent can help you examine comparable listings; cash buyers for houses in New York City should explain how your building’s condition and records affect their proposal.

Median days on market measures marketing, not the full time through contract, title review and payout. A reduction in an asking price is different from a decline in the citywide median sale price.

OUR AS-IS PURCHASE POLICY

Sell It Exactly as It Sits in New York City

We buy houses New York City owners want to sell without preparing for a public listing. Tell us what is occupied, what needs work and what you want to leave behind. The agreement defines access and possession. In NYC, the documented legal use and occupancy also matters: an extra apartment or converted cellar should be identified before the purchase terms are finalized.

✓ Don’t paint. Skip interior touch-ups and exterior repainting.
✓ Don’t replace flooring. Leave stained carpets, worn hardwoods, or cracked tile.
✓ Don’t fix the roof. We buy with active leaks, missing shingles, or aged roofs.
✓ Don’t stage the home. Avoid professional staging and decluttering costs.
✓ Don’t clean it out. Take only what you want; leave unwanted furniture, trash, and clutter as agreed in writing.
✓ Don’t schedule dozens of showings. Skip open houses, lockboxes, and disruptive buyer walk-throughs.

Selling as-is changes who handles the work. It does not certify an alteration as lawful, resolve a housing violation or remove existing disclosure and compliance duties. Provide known reports and permits. Our as-is selling guide explains how to document the purchase condition.

BUILDING HISTORY CHANGES THE REPAIR DECISION

Selling a House in New York City’s Neighborhoods

The 2023 NYC Housing and Vacancy Survey found 54% of housing units built before 1947 and 26% built during 1947–1973: 80% predated 1974. Those are survey-era shares for all housing units, not a 2026 count of detached houses. A building’s age makes its alteration, maintenance and testing records useful starting points.

Neighborhood / DistrictHousing ProfileCommon Challenges We ResolveSeller Scenario
Bedford-Stuyvesant, BrooklynThe Bedford Historic District portion contains more than 800 buildings, chiefly 1870–1900 rowhouses in Italianate, Neo-Grec, Queen Anne, Romanesque Revival and Renaissance Revival styles; this is not a census of the whole neighborhood.Inspection priority inferred from the documented older masonry stock: assess stone / masonry facing, stoops and cornices. Neighborhood-specific defect incidence was not verified. An owner compares a property-specific stone restoration scope with an as-is purchase.
Cambria Heights, QueensThe designated 222nd Street and 227th Street blocks contain 1931 Storybook / Tudor Revival rowhouses with brick, stucco, stone, decorative half-timbering and slate roofs; the description is limited to those historic blocks.Inspection priority inferred from the documented materials: assess slate, flashing and exterior masonry / stucco condition. No neighborhood-wide roof-failure rate was verified. An owner weighs documented exterior work and any landmark approvals against a direct offer.
Longwood, BronxThe Longwood Historic District includes late-1890s paired semi-detached houses designed by W. C. Dickerson, with projecting bays, stoops and masonry detailing; the designation covers a subset of Longwood.Inspection priority inferred from the documented age and fabric: assess masonry, stoops, cornices and roof details. No neighborhood-specific prevalence of failures was verified. An owner compares the actual building’s repair needs and records with listing in its present condition.

The linked designations cover the specified districts or blocks. Inspection priorities are practical inferences from their documented materials; seller scenarios are examples. Neither establishes neighborhood-wide defect rates or measured selling motives.

BROWNSTONE, OLDER PAINT AND PARCEL-SPECIFIC WATER EXPOSURE

NYC Property Issues That Can Change Your Selling Plan

Brownstone and stoops: moisture can separate the stone surface

For older brownstone-faced rowhouses and stone stoops, especially nineteenth-century examples, the LPC Rowhouse Manual explains how moisture enters stone bedding layers and defective joints. Freezing water expands, separating the exposed surface in layers. Flaking stone, detached patches, eroded surfaces and open joints warrant a restoration assessment.

The exposure follows the actual stone and its condition. It does not establish that every Brooklyn or Manhattan house has the problem. Obtain a compatible restoration scope rather than assume a cosmetic patch will solve it. As a selling consideration, confirmed deterioration can change a conventional buyer’s requested allowance or terms; it is not an automatic insurance denial or financing failure.

Older paint: testing and rental compliance records matter

HPD’s lead-paint guidance addresses covered pre-1960 rental housing and 1960–1978 housing where lead paint is known to exist, including covered tenant-occupied one- and two-family homes. Deteriorating coatings and friction or disturbance at painted surfaces can release contaminated dust. Peeling paint and dust near windows or doors are reasons to investigate; appearance cannot identify lead content.

Provide existing testing, investigation and remediation records. The cited universal testing deadline was August 2025, so it should not be treated as a future deadline. Covered owners’ duties and unresolved records deserve qualified review. A cash offer is a purchase option, not a lead-clearance certificate.

Flooded cellars: check the structure and equipment before reuse

DOB’s guidance following the September 2021 flooding identifies damage to supporting soil, structure, electrical and gas systems, with mold possible in wet materials. New cracks, bulging or shifted walls, persistent dampness and damaged basement equipment call for appropriate structural and mechanical assessment. This is a parcel-specific flood concern, not a citywide failure rate.

DEP describes intense-rainfall entry routes through foundation gaps, below-grade stairs, sloped drives, cellar drains and sewer backup. NYC’s resiliency guidance also addresses coastal flooding, sea-level rise and extreme heat. Check the individual parcel with the NYC flood-risk maps, then bring water history and repair records into the offer discussion. A neighborhood name cannot establish the flood zone.

How do the construction records change a NYC repair scope?

LPC’s historic-rowhouse guide documents solid load-bearing brick or masonry, sometimes with stone facing, and wood-frame examples with clapboards or shingles. Its roofing examples include flat or low-slope built-up bituminous coverings and pitched roofs with slate, wood, sheet metal or clay tile; assemblies can be wood framed. These examples do not establish a dominant system across the city.

The filed drawings for 281 Carroll Street show one Brooklyn rowhouse with existing rubble foundations and below-grade cellar or basement construction. Identify your own foundation and roof before using a broad allowance to make a renovation decision.

POLICY TERMS AND BUILDING CONDITION CONTROL

Insurance and Vacancy Questions to Settle Before Moving

New York DFS insurance guidance says many insurers require hurricane deductibles in the five NYC boroughs, commonly 1%–5% of dwelling coverage. The trigger and actual percentage depend on the policy. Flood coverage is separate from ordinary homeowners insurance; federally regulated or insured mortgage lenders require it for homes in designated high-risk flood areas.

DFS vacancy guidance distinguishes vacancy alone from a material physical change such as deterioration. Standard fire-policy language includes a vacancy or unoccupancy exclusion beyond 60 consecutive days, subject to the actual policy and endorsements. This does not mean every vacant-home policy automatically cancels on day 61. If you plan to leave before closing, ask the insurer how the building must be protected and covered.

DFS identifies NYPIUA / FAIR Plan and coastal-market assistance as availability routes. This does not establish their NYC market share, a citywide premium trend, a universal four-point inspection requirement or one roof-age cutoff. A property-specific underwriting response is more useful than a blanket claim about older houses.

LEGAL USE, HOUSING MAINTENANCE AND LANDMARK STATUS

What Does an As-Is NYC Sale Still Need?

Compare the building you are selling with its documented legal use. DOB’s Certificate of Occupancy guidance explains that use, egress or occupancy changes may require an amended certificate. Describe an extra unit or changed cellar use accurately rather than treating it as approved because it already exists.

Building and housing records

DOB handles building-code, zoning and illegal-conversion issues. Borough office services include Development and Enforcement Inspections; DOB’s Administrative Enforcement Unit handles applicable correction and certification processes. Separately, HPD Code Enforcement reviews housing-maintenance issues, including heat, hot water, mold, pests and fire safety.

Historic approvals

LPC approval can be required for exterior restoration or alteration of designated properties even where a DOB permit is unnecessary. Check ordinary-maintenance exceptions and the specific designation. Bring approval records and any open work into the contract discussion.

Our evaluation considers the building’s condition and documents alongside comparable property evidence. See how cash buyers calculate offers. Ask cash home buyers New York City property owners are considering to put evaluation conditions, cancellation rights and responsibility for unresolved items in writing.

As-Is Repair Cost Estimator

This calculator gives a broad planning range, not a New York City contractor quote, inspection, appraisal, cash offer, or guarantee. Actual costs vary with scope, materials, labor, permits, access, and concealed damage. Interior finishes and selected system allowances are separate to help avoid counting the same work twice.

Illustrative planning assumptions, not measured local prices. Interior rates cover finishes such as paint, flooring, and surfaces; the system add-ons below are outside that scope. Count a selected system only once.

Estimated planning range

$31,050–$51,750

Interior: $27,000–$45,000; additional work: $0–$0; 15% contingency: $4,050–$6,750.

NYC work needing its own scope: Brownstone or stoop restoration, lead testing and remediation, flood-damaged cellar structure or equipment, and LPC approvals are outside these planning allowances. Roof materials and limited access can change actual costs. The roof allowance does not price a historic slate, tile or metal restoration. Use property-specific qualified assessments and quotes.

COMPARE THE WRITTEN TERMS AND EXPECTED PROCEEDS

Cash Sale vs. Traditional Listing in New York City

A traditional sale may produce a higher gross price, but commissions, seller closing costs, repairs, concessions and ongoing holding expenses reduce the amount you ultimately keep. A direct cash sale generally prioritizes speed, certainty and convenience rather than the highest possible gross price.

NYC’s attorney-led contract and title review remains relevant to either route. Removing the buyer’s mortgage contingency does not resolve an occupancy mismatch, estate authority or recorded claim. Compare a fair cash offer with a realistic listing outcome for the same building and condition.

AUTHORITY AND DEADLINES COME BEFORE A CLOSING PROMISE

Probate, Foreclosure Deadlines, and Complicated Title Situations in New York City

Mortgage foreclosure: the case and sale notice set the urgency

Ordinary residential real-property mortgage foreclosure in NYC is judicial: a lender seeks a judgment authorizing sale in Supreme Court for the property’s county. A summons and complaint begin the lawsuit. A notice of pendency, also called lis pendens, records that litigation affects the property; RPAPL § 1331 requires it at least 20 days before the final judgment directing sale.

  • RPAPL § 1304: qualifying home loans require a notice at least 90 days before the action, sent by registered or certified mail and first-class mail to the prescribed addresses. Loan, occupancy and exception rules matter.
  • RPAPL § 1303: an assistance notice accompanies service of the summons and complaint, with separate-paper and formatting requirements.
  • The ordinary answer deadline is 20 days after personal service or 30 days after another authorized service method. Have counsel check how service was completed.
  • CPLR § 3408: covered owner-occupied cases have an initial mandatory settlement conference within 60 days after proof of service is filed, subject to the statute. This is not a sale-completion deadline.
  • RPAPL § 231: publication may run once weekly for four successive weeks, with sale 28–35 days after first publication, or twice weekly for three successive weeks, with sale 21–28 days after first publication. NYC newspaper rules, the judgment and local rules also apply.
  • Regulation X generally prevents the first foreclosure notice or filing on covered loans and servicers until delinquency exceeds 120 days, subject to exceptions and loss-mitigation protections.

RPAPL § 1341 offers a payment-into-court remedy for an installment mortgage with amounts due and later installments still to come. Payment of required sums and costs may support dismissal before judgment or a stay after judgment but before sale. It is not a universal arrears-only reinstatement rule for every accelerated loan.

The periods above have different triggers and can overlap. They cannot be added into one reliable minimum or current NYC median. The court’s foreclosure guidance explains the opportunity to pay the debt before sale. Ordinary borrower redemption does not provide a statutory post-sale waiting period to buy the home back; surplus claims are separate.

A completed off-market purchase can be one option only with lawful authority, enough time and a workable resolution of the required claims. An offer or purchase contract does not postpone an auction. Speak with the servicer and a New York foreclosure attorney, and confirm the actual case and sale date. Our foreclosure options guide provides a starting checklist.

Where are NYC mortgage foreclosure auctions held?

Use the individual sale notice and current case calendar. The supplied court rules identify these borough-specific locations and schedules; an adjournment, assigned room or later rule can change the actual sale.

Small estates: the $50,000 procedure does not transfer a house

New York’s Voluntary Administration under SCPA Article 13 covers gross personal property of $50,000 or less, excluding the specified EPTL § 5-3.1(a) exempt assets. Debts are not deducted to meet that threshold. Under SCPA § 1302, its certificates cannot transfer an interest in a house, land or condominium. Owning real estate does not prevent qualifying personal property from using the procedure, but the real-estate succession route must be addressed separately.

SCPA § 1304 requires a court filing: the statutory affidavit, certified death certificate and $1 filing fee go to the Surrogate’s Court clerk, who issues qualification and asset certificates. No bond, formal hearing or judge’s order is required for this simplified procedure. A private affidavit alone does not complete it.

There is no mandatory waiting period after death under § 1304. The separate executor-priority rule in § 1303 can allow an eligible successor to act if the named executor or alternate renounces or fails to qualify within 30 days after the will is filed. That is not a general post-death delay.

Both domiciliary and nondomiciliary small estates may qualify. File in the decedent’s domicile county; for a nondomiciliary, file in a county where qualifying personal property is located. With a will, the nominated executor or alternate has priority. Without a will, the competent adult surviving spouse comes first, followed by eligible adult child or grandchild, parent, sibling, niece or nephew, and aunt or uncle; guardian and public-administrator fallbacks and disqualification rules must also be checked.

The New York County checklist excludes this procedure for personal-injury or wrongful-death lawsuits. A cooperative apartment’s shares may qualify as personal property within the threshold, subject to the actual documents; a house or condominium cannot be conveyed through Article 13. Before accepting an inherited-property offer, have estate counsel and the title reviewer establish who can sign. See our inherited-house selling guide.

Ownership, liens and unresolved records

ACRIS provides recorded deeds and mortgages for Bronx, Brooklyn, Manhattan and Queens from 1966 onward. Staten Island deed records use the Richmond County Clerk. The buyer’s lawyer and title professionals examine ownership, recorded claims, tax balances, municipal charges or violations, and survey issues under the contract. An heirship dispute, lien or use problem needs its own resolution; a cash buyer cannot promise title clearance.

MHIC provides direct purchasing solutions, not legal, tax, probate or foreclosure-defense advice. Consult the appropriate court clerk, NYC Department of Finance, real estate or estate attorney, tax professional and closing professionals about your circumstances. Court approval, foreclosure postponement, lien removal and tax forgiveness are never guaranteed.

NYC FINANCE ACCOUNT · FY 2026–2027

NYC Property Taxes: Due Dates and the Balance at Closing

The NYC Department of Finance collects city property taxes. Payment frequency depends on assessed value, not the sale price: properties assessed at $250,000 or less generally pay quarterly on July 1, October 1, January 1 and April 1. The published quarterly grace dates are July 15, October 15, January 15 and April 15. If the grace period is missed, interest runs from the original due date.

Higher assessed values use semiannual July 1 and January 1 payments without that quarterly grace period. Weekend and holiday adjustments apply. Review the actual account and bill rather than assume a house’s market price determines its tax schedule.

Assessed value used for the rateAnnual late-property-tax interest
$250,000 or less6%
More than $250,000 through $450,0009%
More than $450,00016%

These rates apply July 1, 2026–June 30, 2027. Interest compounds daily on late balances. Ask for the actual amount through the anticipated settlement date. A direct purchase does not forgive taxes, and a stale balance can understate what must be paid from the transaction.

THE BUILDING, BOROUGH AND CONTRACT DETERMINE THE NEXT STEP

What Happens Between Accepting Your Cash Offer and Getting Paid in New York City?

NYC transactions are commonly attorney led: buyer and seller retain their own lawyers, the seller’s lawyer prepares the contract and commonly holds the deposit, and the buyer’s lawyer arranges the title report. This is a documented custom, not a blanket statutory requirement that every transaction follow one attendance or escrow arrangement.

The days below illustrate the work sequence, not a five-day guarantee. Estate authority, title objections, a building’s records, counsel’s review and the agreed funding arrangements can require more time. Choose an available date after the professionals establish what is ready.

  1. Day 0: Put the purchase terms in a reviewed contract

Confirm price, access, possession, belongings, evaluation rights and the selected schedule. MHIC charges no purchase fee or agent commission and pays normal closing costs under the written agreement. Identify the deposit and its holder; do not assume one universal deposit percentage or payment instruction applies.

  2. Days 1–2: Identify the parcel and examine the records

Use the borough, block and lot—BBL—to identify the correct tax parcel. Search ACRIS for the four covered boroughs or the Richmond County Clerk’s Staten Island records. The buyer’s lawyer arranges a title report, with ownership, liens, municipal charges or violations, and survey easements or encroachments reviewed under the contract. Compare actual use with the DOB occupancy documentation.

First American Title’s New York Agency Services publishes an office at 666 Third Avenue, 5th Floor, New York, NY 10017. It is an example of an operating title-services provider; the actual closing team is selected for the transaction.

  3. Days 2–4: Obtain payoffs and resolve required title items

Closing professionals obtain mortgage payoffs, the NYC tax balance with applicable daily-compounded interest, and required releases or resolutions of identified claims. Estate documents and municipal or use issues must satisfy the transaction’s requirements. They are not cleared merely because the buyer uses cash. Counsel confirms what can be addressed at closing and what must be completed earlier.

  4. Day 5, if ready: Execute, record and fund under the closing instructions

RPL § 258 provides bargain-and-sale forms with or without covenants against grantor’s acts, plus warranty and quitclaim forms. Use the form promised by the actual contract and approved in title review. The NYC Bar commercial / multifamily model calls for a bargain-and-sale deed without covenant against grantor’s acts; that model does not establish the deed for every private residential sale.

Under RPL § 243, the grantor or an agent authorized in writing subscribes the grant. A duly acknowledged grant delivered to the grantee needs no separate attesting witness under that provision. An unacknowledged grant has different witness and effectiveness rules. The applicable acknowledgment or proof certificate accompanies or is attached to the instrument.

The NYC City Register / ACRIS route records real-property deeds in Bronx, Kings, New York and Queens counties; Richmond County Clerk handles Staten Island recording. Staten Island transfer-tax filing may use ACRIS while its deed-recording jurisdiction remains separate.

The NYC Bar model permits certified or official bank checks and, at the seller’s election under its terms, a wire of immediately available funds. Your actual contract and closing instructions determine disbursement. Signing alone does not guarantee immediately usable proceeds; confirm the release and bank-availability arrangements with the closing professionals.

New York notaries keep a journal for 10 years, including required identity and act details; electronic acts add audiovisual records. The published journal requirements do not specify a thumbprint entry. Confirm the identification and signing arrangements with the notary before the appointment.

The regional geography uses 2020 Census ZIP Code Tabulation Area polygons intersecting a 75-mile straight-line circle around the supplied NYC geographic center, supplemented by the NYC municipal postal-overlap list. Codes were individually checked against published USPS-derived delivery profiles; only Standard codes with residential mailboxes or single-/multifamily delivery units are listed. PO-box-only, unique institutional and zero-residential-delivery codes are excluded.

Census ZCTAs approximate postal geography and are not exact current USPS routes. A boundary ZIP can extend beyond the circle; a shared county label does not determine a property’s jurisdiction. Send the physical street address for distance, ownership and purchasing review, including properties using a PO box for mail. No ZIP list guarantees a purchase or describes every delivery route within the radius.

How can I sell my house for cash in New York City?

Call (866) 651-6617 or send your address and describe condition, occupancy and your preferred timing. Request a written cash offer, then review the agreement with your own counsel before accepting. The borough, legal use, ownership authority, title and payoffs determine what must be completed before closing.

Can I sell my house as is in NYC without repairing it first?

Yes. Request an offer before painting, replacing finishes or repairing the roof. Provide known condition reports and records. NYC housing, lead-testing, occupancy and landmark requirements can still apply. An as-is agreement does not approve a converted unit, remove a violation or establish that a property is free of hazards.

Are home prices dropping in NYC?

Redfin’s all-home-type NYC report for the three months ending August 2026 shows a $899,405 median sale price, up 0.5% year over year. Separately, 32.4% of homes had asking-price drops, up 2.2 percentage points. Those measures describe different things; neither determines the price of your house or a borough-specific cash offer.

How do I sell a house in New York City?

Identify the correct parcel and lawful owner, review building use and condition, choose a listing or direct-purchase route, and have counsel review the written terms. The buyer’s lawyer arranges title review, with tax balances, mortgages and required resolutions addressed before the approved deed and funding arrangements are completed. NYC records use ACRIS for four boroughs and Richmond County Clerk for Staten Island deeds.

How quickly can a NYC cash buyer close?

A cash purchase removes reliance on the buyer’s mortgage approval, but the actual date depends on attorney review, lawful authority, title, payoffs, building records and agreed settlement arrangements. The five-day sequence on this page is illustrative. The 58-day citywide median days on market measures marketing rather than a cash-closing duration. Confirm an available date after the required work is identified.

Can New York’s $50,000 small-estate process transfer an inherited house?

No. SCPA Article 13 covers qualifying gross personal property of $50,000 or less, excluding specified exempt assets. It requires a Surrogate’s Court filing and clerk-issued certificates but cannot transfer any real-estate interest. A house or condominium needs separate succession and signing-authority analysis. Cooperative shares may be personal property, subject to the threshold and actual documents.

Does a cash offer stop a New York City mortgage foreclosure?

No. An offer or purchase contract does not postpone a sale. A completed purchase before auction is one possible option only with lawful authority, enough time and a workable resolution of claims. Contact the servicer and a New York foreclosure attorney immediately, and check the actual case and sale notice. Notice, answer, conference and publication periods have different triggers and cannot be added into one reliable deadline.

What happens to NYC back property taxes when I sell?

The closing professionals obtain the NYC Department of Finance balance and determine the required payment and adjustments under the agreement. For July 1, 2026–June 30, 2027, annual late-tax interest is 6%, 9% or 16% depending on assessed value and compounds daily. A direct purchase does not forgive the balance. Use an amount current through the anticipated settlement date.

Who pays closing costs when MHIC buys my NYC house?

MHIC pays normal closing costs and charges no purchase fee or agent commission as stated in the written agreement. Confirm what the cost allocation includes, including counsel and transaction charges. Mortgages, taxes and other seller obligations still affect the amount received. Every cash buyer’s terms should be reviewed separately.

How should I compare cash companies and NYC home buyers?

Check customer reviews, the buyer’s legal identity and proof of funds. Compare written price, evaluation and cancellation conditions, assignment provisions, cost allocation and schedule. Ask who handles title and funding. A house buying company should explain its property-specific evaluation; a citywide median or unsupported percentage of market value does not establish a fair offer.

Can a cash purchase fix an illegal conversion or landmark violation?

A purchase does not itself make altered space legal or close a violation. Compare actual use with DOB records, determine any required correction or certification, and check applicable LPC approvals. The contract and closing professionals must establish which items can remain and which need resolution before the transaction proceeds.

Do all five NYC boroughs use ACRIS to record a deed?

No. The City Register / ACRIS records real-property deeds for Bronx, Brooklyn, Manhattan and Queens. Richmond County Clerk records Staten Island deeds. Staten Island transfer-tax filing may use ACRIS while deed recording remains separate. Identify the borough, block and lot before ordering the records.
