Warren market watch
A Competitive Market Still Leaves a Condition Decision
The October 15, 2026 snapshot of Redfin’s Warren market report describes the three months ending September 2026 as very competitive, with a 76/100 Compete Score. Median marketing time was five days longer than a year earlier: 25 days versus 20. The report recorded 450 sales versus 553 a year earlier.
Its separate rolling-three-month competition measure put typical pending time near 26 days, with average homes about 2% below asking; hot homes could exceed asking. These measures describe different summaries, not a guaranteed result for your house. A move-in-ready property may benefit from a listing. For a house needing work, compare the actual repair budget and net offer before choosing among cash home buyers in Warren, MI.
Historical snapshot, not a live price feed or individual valuation. A marketing period ends before the remaining contract-to-closing work.
Current-condition option
Sell It Exactly as It Sits in Warren
We buy houses in Warren, MI in their present condition. Our direct-purchase policy lets you request an offer without completing the usual listing preparation. Warren’s 2021 Master Plan identifies the 1950s–1970s as its principal development era, with construction peaking in the 1960s. That makes actual update history more useful than assuming every older house needs the same work.
As-is describes the repair agreement. Michigan’s Seller’s Disclosure Statement asks about known water entry, roof leaks and structural conditions; transfer exceptions apply. Covered pre-1978 sales also have federal lead-disclosure requirements. Share known conditions and reports. Our as-is selling guide explains how to compare the written terms.
Street-level context
Selling a House in Warren’s Neighborhoods
Warren Village has a documented historic-review constraint. Fitzgerald 3 and Van Dyke 3 are the City’s historical NSP3 planning areas, not current defect rankings. Use these records to identify questions for the address rather than assigning a condition to an entire neighborhood.
| Neighborhood / District | Housing Profile | Common Challenges We Resolve | Seller Scenario |
|---|---|---|---|
| Warren Village Historic District | Historic residential buildings; a district-wide style and age breakdown is not established here. | The City requires Historic District Commission review for exterior work, including roofs, windows and siding. We can evaluate a sale without requiring that renovation first. | Compare a reviewed repair plan with a current-condition offer before ordering exterior work. |
| Fitzgerald 3 — NSP3 area | The 2014 City report described the two target areas collectively as mostly older, smaller homes, already over 50 years old then. | Historical rehabilitation needs and obsolete components justify checking actual updates; the report does not establish present defect prevalence. | Within Dequindre, Stephens, Mound and Toepfer, compare documented work with available renovation capital. |
| Van Dyke 3 — NSP3 area | The same historical report describes older target-area homes with up to three bedrooms and one bathroom; no current area inventory is assumed. | Review the individual property’s condition and completed rehabilitation. We assess the work remaining at the address. | Within Van Dyke, I-696, Hoover and Toepfer, excluding Center Line, compare an as-is sale with preparing the house for listing. |

Warren Property Conditions That Can Change Your Selling Plan
Basement water: identify the entry path
Warren’s 2021 Master Plan, stormwater chapter estimated 45,000–49,000 homes had footing drains connected to sanitary sewers. Wet-weather drain flow can exhaust sewer capacity and cause basement overflows. That dated infrastructure estimate is not a count of damaged homes.
The City documented basement-flood reports during January 26, 2024 heavy rain, when basins and pumping were at capacity. Look at your own drain backups, water history and reports. The City’s rain-preparedness guidance prioritizes sewer laterals, wall cracks, leaking windows, grading, gutters, downspouts and water-affected electrical equipment.
A buyer may ask for investigation, an allowance or different terms after reviewing water history. Separate cleanup from the underlying cause when budgeting; use our water-damaged house guide to organize the sale discussion.
Water coverage depends on the cause
Michigan DIFS explains that water/sewer-backup coverage is not automatic; an endorsement may be needed. Surface flooding, sewer backup and sump failure can receive different coverage treatment.
Warren’s drainage guidance concerns local sewer exposure, not a FEMA designation for every parcel. Check the individual address in the FEMA Flood Map Service Center, then ask the insurer about the actual loss cause and policy. A wet basement alone does not identify the home’s flood zone.
Ice dams: more than a shingle question
Michigan MIREADY explains how attic heat melts snow, then runoff freezes at colder eaves. Water held behind that ice can pass beneath shingles into ceilings and walls. Large icicles and staining near exterior walls during freeze-and-snow periods warrant investigation.
This is a regional winter tendency, with no Warren incidence rate established. Compare the roof work with attic air sealing, insulation and ventilation recommendations from a qualified contractor. DIFS winter guidance identifies ice dams among common winter claims; coverage remains policy-specific. A repair request or insurance question is not an automatic financing failure.
Pre-1978 paint: disclose what is known
The City’s Lead Hazard Control & Healthy Homes Program targets pre-1978 housing. Its program guidelines explain how deteriorating coatings, rubbing surfaces and renovation disturbance can create contaminated dust or chips. Intact paint away from friction surfaces is treated differently; age or appearance alone does not establish lead.
Damaged paint at windows deserves evaluation by a certified professional. For most covered sales, EPA disclosure rules require known information and available records before contract, plus an inspection opportunity ordinarily lasting 10 days unless changed by agreement or waived. They do not universally require testing or removal before sale.
Unfinished alterations, code notices and insurance
For permit history, contact the Warren Building Division at 586-574-4504, One City Square, Suite 305, Warren, MI 48093. It maintains construction, alteration and demolition records and enforces building codes and zoning. Property-maintenance questions go to the Property Maintenance Division / Department of Property Maintenance Inspection, 586-574-4662, One City Square, Suite 315. Get the actual notice and scope before deciding to repair or sell; see our code-violation selling guide.
DIFS insurance guidance lists age, construction and condition as rating factors in Michigan’s competitive homeowners market. Eligibility issues can include an extreme likelihood of significant loss, dangerous or illegal use, and property taxes at least two years overdue. MBPIA offers a residual-market route for applicants unable to obtain regular coverage. Request an address-specific quote before a vacancy or sale plan; the cited FAQ is dated March 12, 2020 and does not establish a universal Warren roof-age cutoff or mandatory four-point inspection.
For service handoff, DTE Electric’s approved tariff lists Warren in Macomb County among its served cities. Ask about your own account and final service date. Keep that account inquiry separate from the closing company’s review of recorded mortgages, taxes and liens.

AS-IS Repair Cost Estimator
Use a broad planning range to compare a current-condition offer with listing preparation. This is not an inspection, appraisal, contractor quote, MHIC offer or guarantee. Warren’s documented basement-drain exposure makes a cause-specific water assessment more useful than adding a generic “waterproofing” figure to every home.
Illustrative USD assumptions chosen for planning, not measured Warren contractor prices. Interior rates cover paint, flooring, trim and finish-level kitchen/bath work. They exclude the separate roof, whole-system and moisture allowances below.
Count each scope once. Plumbing and electrical allowances mean system work beyond finish fixtures. Moisture work excludes interior refinishing already counted above. The $750 permit allowance is editable and is not a Warren fee schedule; confirm fees and any historic review with the Building Division.
Actual costs vary with scope, materials, labor, access, permitting and concealed damage. Structural engineering, major sewer replacement, extensive environmental remediation, lead-safe work and historic restoration need separate bids. Add only non-overlapping scope. The result is not an automatic dollar-for-dollar deduction from a cash offer. Read our major-repair selling guide before funding work solely to prepare for sale.

Cash Sale vs. Traditional Listing in Warren
A traditional sale may produce a higher gross price, but commissions, seller closing costs, repairs, concessions and ongoing holding expenses reduce the amount you ultimately keep. A direct cash sale generally prioritizes speed, certainty and convenience rather than the highest possible gross price.
Warren’s 25-day median marketing period in the September 2026 snapshot is not a complete listing-to-payment schedule. For an older home with water history or planned exterior work in Warren Village, use the actual investigation and review budget alongside the offer.
| Decision point | Traditional listing | Direct cash sale with MHIC |
|---|---|---|
| Gross Price | Potentially higher gross price | Usually lower than full retail value |
| Commissions | Agent commission may apply | No agent commission |
| Closing Costs | Seller closing costs may apply | MHIC pays normal closing costs |
| Property Condition | Repairs or buyer credits may be requested | Property sold as-is |
| Contingencies | Financing and appraisal contingencies | No buyer-financing contingency |
| Timeline | Longer and less predictable timeline | Seller selects an available closing date |
Compare Your Estimated Selling Options
Use our adjustable calculator to compare a traditional listing with a direct cash sale using your property’s estimated value and expenses.
Use the Net-Proceeds Calculator →Cost allocation belongs in the purchase agreement. Mortgage balances, unpaid taxes, recorded claims and negotiated exceptions can still reduce seller proceeds. When ownership or deadlines need attention
Probate, Foreclosure Deadlines, and Complicated Title Situations in Warren
A direct purchase may be one sale option when the owner has authority to sell and there is enough time to complete title work and payoffs. In Warren, Michigan’s court-assignment route can include an inherited house, while mortgage foreclosure may proceed through either advertisement or a court case. Identify the actual route before choosing a closing date.
An inherited house: establish the right to sign
Michigan’s MCL 700.3982 court-assignment procedure uses the PC 556 Petition and Order for Assignment. For a person who died in 2026, the adjusted small-estate limit is $53,000 after the permitted funeral/burial calculation and eligible real-property indebtedness deduction; the 2026 maximum real-property lien deduction is $264,000. Use the death-year figures in the Michigan Treasury adjustment notice, not the year the petition is filed.
The Macomb assignment instructions expressly include real property. Supply its full legal description, ownership deed and supporting lien records for a claimed real-property deduction. The decedent must have been domiciled in Macomb County, or outside Michigan with property in the county. No fixed post-death filing wait is stated in those assignment instructions. A low calculated value alone does not authorize a sale: a court Order Assigning Assets is required, and the closer must establish who can convey the house.
Who can petition, and what is excluded?
PC 556 allows a surviving spouse, heir or person seeking funeral/burial reimbursement to petition and is signed under penalty of perjury. Funeral/burial expenses take priority. An estate over the applicable adjusted limit after permitted deductions does not qualify; personal-property liens cannot be deducted in this calculation. Under the statewide small-estate requirements explained by Kent County Probate Court, an heir other than a surviving spouse or minor child remains responsible for unsatisfied debts for 63 days after the order, up to the value received.
The separate PC 598 affidavit route is for an estate containing no real property, requires at least 28 days after death and no pending or granted personal-representative appointment, and is delivered to the asset holder rather than filed in court. It cannot transfer the Warren house. Macomb’s Local Administrative Order 2024-04 permits its Probate Register to issue small-estate orders in uncontested cases; it does not remove the order requirement.
Contact Macomb County Probate Court at 40 N. Main St., 5th Floor, Mt. Clemens, MI 48043 about filing requirements, and consult a Michigan probate attorney about authority, heirs and debts. Our inherited-house guide can help organize the property side of the decision.
Mortgage foreclosure: read the actual notice
Macomb County’s mortgage-foreclosure guidance describes both routes. Nonjudicial foreclosure begins with a published and posted Notice of Foreclosure by Advertisement under the recorded mortgage’s power of sale, following a default notice in the county’s description. Judicial foreclosure begins with a Circuit Court complaint after default, then a judgment authorizing sale. A later Sheriff’s Deed or judicial Clerk’s Deed is the post-sale instrument, not the document starting the case.
Notice periods and court deadlines are separate stages
- Advertisement: MCL 600.3208 requires publication once a week for four successive weeks and conspicuous posting of a true copy at the property within 15 days after first publication. This is not a measured total default-to-sale timeline.
- Notice contents: MCL 600.3212 requires borrower, mortgagee and assignee names; mortgage/recording dates; claimed debt; legal description and any street address; redemption period; property-damage warning; attorney contact details; the residential military-service warning; and the prescribed auction warning about debt increases and clear title. The foreclosing party or agent cannot majority-own the publication. Have counsel assess compliance.
- Judicial response: under MCR 2.108, the usual response period is 21 days after personal service in Michigan, or 28 days for out-of-state or required registered-mail service. Substituted publication/posting allows at least 28 days after completion. Read the summons and any applicable order.
- Judicial sale: the Michigan Judicial Institute benchbook explains a minimum six months after filing the complaint, plus at least 42 days’ sale notice after the court’s payment period. Notice is posted for six weeks in three public places and published weekly for six consecutive weeks under MCL 600.6052.
- Federal servicing rules: for covered mortgages, Regulation X, 12 CFR 1024.41(f) and (g) generally requires more than 120 days’ delinquency before the first foreclosure notice or filing. Due-on-sale and lienholder-joinder exceptions apply; a timely complete loss-mitigation application can restrict commencement or sale. Applicability and timing require loan-specific review.
Reinstatement also depends on the route and loan. The judicial foreclosure guidance describes payment into court under MCL 600.3110 and a stay under MCL 600.3120; paying arrears alone does not cure an accelerated entire debt. A universal Michigan pre-sale statutory right to reinstate every advertisement foreclosure by paying arrears alone is not established here. Review the mortgage and servicer rules; Fannie Mae requires acceptance of full reinstatement for covered first-lien loans during foreclosure.
Sale location and redemption: verify the property’s documents
The Macomb County Sheriff lists the first-floor Jury Room at the Circuit Court Building, 40 N. Main St., Mt. Clemens, MI 48043. Friday bid sheets are read at 10:00 a.m.; individual auctions begin one hour after that reading is completed. Check the sale notice and postponements. The judicial-sale guidance instead directs sellers to the county Circuit Court or a court-directed location, between 9:00 a.m. and 4:00 p.m., as specified for the case.
MSHDA’s foreclosure stages describe six months as the most common nonjudicial redemption period. Twelve months can apply when the claimed debt is less than two-thirds of the original indebtedness or for qualifying agricultural property. Abandonment and statutory property-protection proceedings can shorten the period. Judicial mortgage redemption is generally six months under MCL 600.3140, requiring the bid amount plus applicable interest and allowable costs, as explained in the Judicial Institute guidance.
Macomb’s redemption instructions say the deed’s certificate states the last redemption date; payment may go to the purchaser/designee or be deposited with the Register of Deeds. Obtain the actual figure and deadline. A post-sale redemption question needs prompt legal review rather than an assumed ordinary-sale timetable.
To sell a house fast in Warren, Michigan before a scheduled sale, give the title professional the notice, lender contact and payoff information immediately. Timing varies by loan, service, adjournments and title issues; no practical Warren default-to-sale median is asserted. Contact the servicer and a qualified attorney about options. A cash offer does not pause foreclosure. See our foreclosure selling guide.
Back taxes: request the exact parcel payoff
The Warren Treasurer’s tax-payment page lists summer unpaid balances at 1% in September plus 0.5% each later month; an unpaid summer second installment incurs 3.5% beginning February 1. City fees carry into county delinquency. Delinquent real-property taxes are handled by the Macomb County Treasurer, 586-469-5190, 1 South Main Street, 2nd Floor, Mount Clemens, MI 48043.
| County stage | Published charges / timing | Seller implication |
|---|---|---|
| Initial delinquency | 4% administration fee plus 1% monthly interest; $15 fee October 1. | Get a dated payoff rather than using the original city bill. |
| Second delinquent year / forfeiture | At least $175 title-search fee plus recording fees; 1.5% monthly interest retroactive to delinquency. | Forfeiture is distinct from the later foreclosure. The payoff can rise materially. |
| Third delinquent year / foreclosure | March 31 ordinarily is the final redemption/payment date; formal extension agreements can affect the case. | Verify the deadline and any agreement with the Treasurer before relying on a closing date. |
Source: Macomb forfeiture/foreclosure timeline. Its general delinquency rule is March 1 following the assessment year, but the displayed 2025-tax cohort lists March 3, 2026. Confirm your specific cohort and deadline with the Treasurer.
Ownership gaps and recorded claims
The title company examines ownership, problematic deeds, wills or trusts, outstanding mortgages, judgments, tax liens and pending property litigation, then identifies requirements in a preliminary commitment. Capital Title’s title-services description explains that examination. Bring heirship documents and any municipal notice; the closer can check the record and required payoffs, while disputed authority or claims may need an attorney or court action. A code notice alone should not be treated as proof of a recorded lien.
Land records are maintained by the Macomb County Clerk / Register of Deeds, 120 N. Main St., Mount Clemens, MI 48043, 586-469-7953. The county search options include a free basic name index and advanced searches by parcel ID, address and legal description; copies and advanced access have separate fees.
My House Into Cash provides a purchasing option, not legal, tax, probate, foreclosure-defense or financial advice. Consult the court clerk for filing requirements, the county tax collector for balances, and a qualified attorney or tax professional for your circumstances. We cannot guarantee court approval, lien removal, tax forgiveness, foreclosure prevention or title clearance.
From contract to proceeds
What Happens Between Accepting Your Cash Offer and Getting Paid in Warren?
Michigan title/settlement companies commonly coordinate the title search, documents, funds and recording. Capital Title’s closing overview describes that workflow. The sequence below is an illustrative business-day plan for a straightforward, ready-to-close property, not a local average, guaranteed five-day closing or statutory deadline. Estates, title disputes, payoffs and signing arrangements can extend it.
- Day 0 · Finalize the agreement.
Confirm price, legal buyer, proof of funds, as-is scope, access, items left behind, inspection/cancellation rights, cost allocation and the available closing date. MHIC charges no service fee or agent commission and pays normal closing costs under the written agreement. Seller mortgage, tax and lien payoffs remain part of the net-proceeds calculation.
- Days 1–2 · Examine title and municipal records.
The selected title professional searches Macomb land records and checks the preliminary commitment for ownership, recorded claims and required releases. Request the actual Warren permit and property-maintenance records if alterations or notices affect the sale. A public index search helps locate documents; the closing company’s examination and commitment determine its closing requirements.
- Days 2–4 · Obtain payoffs and meet title requirements.
The closing company validates mortgage/lien payoffs and taxes in the local provider’s seller workflow. Address current city taxes with Warren and delinquent balances with Macomb. The county requires Treasurer tax certification before recording warranty deeds or deeds containing warranty/covenant clauses. A court order, disputed heirship or delayed release may require more time.
- Day 5 or the agreed available date · Sign, record and disburse.
A warranty deed is common in the local provider workflow, and MCL 565.151 provides the statutory form and covenants; an estate or trust conveyance may call for another deed under the contract. Macomb’s recording requirements call for the required signatures and printed names, matching acknowledgment names, grantee/return addresses, Michigan drafter information and notarial acknowledgment for Michigan-executed conveyances. The closer arranges recording and confirms disbursement.
Michigan Title’s proceeds guidance describes a title-company check or bank wire; checks are usually issued the same or next business day in that provider’s workflow. Bank hours, wire verification and closing timing can delay receipt. Confirm the selected closer’s funding method and deadline rather than assuming signing equals money in your account.
Choosing a title provider and arranging signatures
Capital Title Insurance Agency’s Clinton Township office is one publicly listed local provider example: 44250 Garfield Rd., Suite 240, Clinton Township, MI 48038; 586-649-6620. It is not an endorsed provider or a verified MHIC partner. The selected closing company and contract control your arrangements.
Its title-insurance guide describes seller-paid owner’s insurance and buyer-paid lender’s insurance as customary, subject to the purchase agreement. An all-cash buyer has no purchase-mortgage lender policy. Signing commonly involves identification and documents; ask whether remote/digital arrangements are available for your transaction.
Macomb’s recording FAQ says current Michigan-executed deeds require notarization, not separate witnesses; the former two-witness rule concerns documents executed before March 4, 2002. Let the closer verify the requirements for your location and signers.
The Michigan Secretary of State’s notary guidance requires a journal and retained audio or visual recording for remote notarizations, with at least 10-year retention. Paper/electronic notarizations do not have the same journal requirement; that guidance does not identify a mandatory thumbprint rule. Ask which signing method the closer accepts.

Terms in Michigan paperwork
Warren Real Estate & Legal Terms Homeowners Should Know
- Principal Residence Exemption (PRE)
- Exempts a qualifying principal residence from local school operating tax, up to 18 mills. It is separate from the income-tax homestead credit; buyers should assess their own eligibility when estimating carrying costs. Source →
- Taxable-value uncapping
- A qualifying ownership transfer generally resets the property's capped taxable value in the following calendar year. Statutory transfer exemptions exist; a buyer should not assume the seller's current tax bill will continue. Source →
- Property Transfer Affidavit (Form 2766)
- The new owner files this with the local assessor within 45 days of transfer, even for a transaction without a recorded deed. It reports the transfer and any claimed uncapping exemption. Source →
- Tax forfeiture
- An intermediate delinquent-tax stage with higher interest and added fees. It is distinct from the later judicial tax foreclosure and does not itself mean the county has already taken ownership. Source →
- Treasurer's tax certification
- Macomb requires tax certification for warranty deeds and deeds containing warranty or covenant clauses before recording. The closing agent must address unpaid taxes and obtain the required certification. Source →
- Seller's Disclosure Statement
- Michigan's statutory disclosure form asks about known property conditions, including water in the basement or crawlspace, roof leaks and structural issues. It is a disclosure framework, not evidence that a defect exists in every Warren house; statutory transfer exceptions apply. Source →

How can I sell my house for cash in Warren?
Share the address, known condition, ownership details and desired timing with MHIC. Review the written price, proof of funds, inspection and cancellation terms, and net settlement estimate. If you accept, the selected title company checks Macomb ownership records, payoffs and signing requirements before the agreed available closing date.
Can I sell my Warren house as-is with a wet basement?
Yes, you can request an MHIC offer in its current condition. Share prior water entry, cleanup records and any inspection findings. Warren documents sanitary-sewer exposure where footing drains remain connected, but each property needs its own cause assessment. An as-is agreement does not remove applicable disclosure duties or establish whether the parcel is in a FEMA flood zone.
How quickly can a Warren cash sale close?
A straightforward transaction may fit the illustrative five-business-day sequence above once ownership, payoffs, signing and funds are ready. That sequence is not a guarantee or a local average. A probate order, disputed claim or delayed payoff can require more time. A 5–10 minute offer discussion is separate from a completed property closing.
Are Warren home prices falling?
The October 15, 2026 snapshot of Redfin’s report for the three months ending September 2026 showed a $223,893 all-home-types median price, up 6.4% year over year, and 25 median days on market. Those citywide measures do not establish your home’s value or how an individual property changed. Compare similar sales and actual condition.
Can Michigan’s small-estate process include an inherited Warren house?
Yes. The PC 556 court-assignment route can include real property. For a 2026 death, the adjusted estate limit is $53,000 after permitted deductions, with a maximum $264,000 real-property lien deduction. Use the death-year figures and obtain the required court order; eligibility by value alone does not authorize a sale. The separate PC 598 personal-property affidavit cannot transfer real estate. Ask Macomb County Probate Court and a Michigan attorney about the estate.
Can a cash offer stop a Macomb County mortgage foreclosure?
A purchase offer does not stop foreclosure. A sale may be possible if the seller has authority and enough time to complete title requirements and payoffs before the scheduled sale. Advertisement and judicial proceedings have different stages. Read the actual notices and consult the servicer and a qualified attorney promptly about deadlines, reinstatement and any available alternatives.
Does MHIC pay my overdue taxes or mortgage balance?
MHIC pays normal closing costs under the purchase agreement. Seller mortgage balances, delinquent taxes and recorded claims may still be paid from the sale proceeds, reducing the amount the seller receives. Ask the title company for dated payoffs and a written settlement estimate. A purchase does not guarantee tax forgiveness or removal of a disputed claim.
Must I replace the roof or remove possible lead paint before requesting an offer?
No pre-sale repair is required to request an MHIC offer. Share known leaks, paint reports and condition records. Michigan ice-dam guidance connects some winter leaks to attic heat and refreezing at eaves, so a roof-only allowance may miss the cause. For most covered pre-1978 sales, federal lead rules require known information, available records and a buyer inspection opportunity; they do not universally require testing or removal before sale.
How should I compare cash home buyers in Warren, MI?
Compare the legal buyer, proof of funds, written net price, condition-review rights, cancellation terms, assignment language, cost allocation and available closing date. Check how post-visit price changes are handled. In Macomb, ask the closing company about recorded claims and any required Treasurer tax certification. The largest headline offer is not necessarily the largest amount disbursed.
