Compare the Retail Market With Your Own Selling Costs
Redfin’s Kenner market report describes a somewhat competitive market, a 43 Compete Score, a 96.2% sale-to-list ratio and 47.1% of homes with price drops. Retrieved October 16, 2026; figures may be revised. Its separate estimate of about 69 days to pending measures something different from the 64-day median.
These retail figures do not value your house or establish an off-market offer. Compare recent similar sales, needed work and a written settlement estimate. A higher city median does not mean every property gained the same amount.

Sell It Exactly as It Sits in Kenner
We buy houses in Kenner, LA, with the work still waiting. You can request an offer before paying for cosmetic updates or a roof project. Kenner’s flood and drainage guidance makes one point especially useful: levee protection does not eliminate flood risk. Share known water history and repair records so the offer reflects the actual property.
An as-is purchase still involves a property review, title work and the written agreement. See our Louisiana as-is selling guide and how cash offers are calculated.
Property-level decisions
Selling a House in Kenner’s Neighborhoods
Historical plans help identify questions to ask; they cannot diagnose your home. Kenner’s 2015 comprehensive plan, Table 6.3, using 2011 ACS estimates, listed 1970–1979 as the largest housing cohort (37.92%), followed by 1980–1989 (24.16%) and 1960–1969 (16.69%). That is a historical baseline for suburban growth from the 1950s through the 1980s, not a 2026 inventory.
| Neighborhood / District | Housing Profile | Common Challenges We Resolve | Seller Scenario |
|---|---|---|---|
| Old Kenner / Rivertown | Pre-1960 riverfront development area in the 2015 plan. | Review the individual house and renovation records; neighborhood-wide defect rates are not established. | If an older house needs work, compare a documented repair plan with an offer as it stands. |
| University City | Recognized subdivision in Kenner’s 2015 plan. | The plan identified drainage and subsidence concerns in the University area. Check current conditions at the address. | Bring water-history and any engineering or drainage reports to the offer discussion. |
| Lincoln Manor | The 2018 field survey documented slab-on-grade structures; 53% of surveyed structures were slab-on-grade. | Localized repetitive flooding was documented. Floor height and actual water entry matter more than a neighborhood label. | Compare repair and mitigation work with a current-condition sale after reviewing the loss history. |
| Chateau Estates | Subdivision shown on the City’s official subdivision map. | Check the parcel’s condition and records. The source does not establish a neighborhood-wide construction or defect profile. | Base the decision on this home’s upkeep, title and written terms. |
The Lincoln Manor findings describe its study area only. The remaining surveyed buildings had low, medium or high foundation heights; those height categories do not identify their foundation systems. Citywide construction-material and roof-type shares are unverified, so a visual style is not used to assume the structural system.

Condition, inspection and insurance
Kenner Property Issues That Can Change Your Selling Plan
Rainfall, drainage and low floors
The City’s 2018 Lincoln Manor analysis documented localized repetitive losses. When heavy rain exceeds or obstructs drainage, ponding can reach low first floors, including slab-on-grade homes. Street or yard ponding and actual interior water entry call for an address-specific review.
Collect flood-loss history, floor-elevation information and mitigation records. Kenner identifies low, flat land, subsidence and reliance on pumps; hurricane winds and tidal surge are additional risks. Check the City’s flood-map guidance. Zone X does not mean no flood risk; Zone AE homes with federally backed mortgages require flood insurance, which is separate from ordinary homeowners coverage.
Wind-damaged roofs and water entry
FEMA’s sloped-roof guidance explains how wind can dislodge coverings and drive rain beneath damaged shingles or through openings. Missing coverings, roof debris and attic or ceiling water after wind-driven rain deserve a roof assessment.
The NWS Hurricane Ida report documented roof and structural damage in northern Jefferson Parish in 2021. That does not establish today’s share of unrepaired Kenner roofs. Practical implication: documented condition and repair scope can affect buyer negotiations and insurer review; a defect does not automatically end financing.
Termites and damaged wood
LSU AgCenter describes termite and decay damage as a regional hazard. Subterranean termites consume cellulose and can reach wood through soil-connected mud tubes; moisture and concealed foundation edges can hide activity. Slab, raised and pier foundations can all have entry paths.
Mud tubes, discarded wings, soft or hollow wood, crumbling drywall and sagging floors or doors warrant specialist evaluation. Active infestation, treatment and structural repair are separate questions. LSU notes that homeowners insurance excludes termite/decay damage. There is no verified Kenner-wide infestation rate; compare actual findings and wood-repair estimates.
Permits, inspection findings and coverage
The Louisiana State Board of Home Inspectors says an inspection describes accessible conditions; it does not pass or fail a house. Roof, attic, structure, foundation, plumbing, electrical and HVAC findings can affect the repair discussion. No Kenner-specific ranking of deficiencies is established.
For an addition or unfinished renovation, ask Kenner Permits & Licensing about the actual permit record. The Inspection & Code Enforcement Department reviews permits and inspects structures at 1926 18th Street, Kenner, LA 70062; 504-468-4064; kennerpermits@kenner.la.us. A direct sale does not itself resolve an outstanding permit or code matter.
Insurance is specific to the carrier and house. The Louisiana Department of Insurance consumer guide identifies condition, age, roof characteristics and care of the premises as eligibility considerations. Obtain the insurer’s actual requirements; no uniform Kenner roof-age cutoff or Florida-style four-point inspection rule has been verified.
What does the statewide insurance context mean for a Kenner seller?
LDI’s April 30, 2026 update reported three additional homeowners insurers licensed during 2026 after 14 in 2024–2025. Conditions and filed rates still varied by insurer. Louisiana Citizens is the insurer of last resort for owners unable to obtain regular-market coverage; flood coverage remains separate.
LDI’s September 21, 2026 announcement added $20 million for fortified homes, bringing announced statewide 2026 investment to $100 million. These are state figures, not Kenner premium or coverage-availability estimates. Ask about your property before budgeting repairs around an assumed insurance outcome.

Plan a scope before committing to repairs
AS-IS Repair Cost Estimator
Kenner’s documented drainage issues and the region’s roof and termite risks make concealed damage an important unknown. Use this tool to explore a broad planning range, then compare it with written professional estimates and an as-is offer. You do not need to complete repairs to request an MHIC offer.
This is a broad planning estimate—not an inspection, appraisal, contractor quote or guarantee. Actual repair costs can vary substantially with scope, materials, labor, permitting, access and concealed damage. The assumptions below are illustrative planning assumptions, not measured Kenner contractor prices.

Cash Sale vs. Traditional Listing in Kenner
A traditional sale may produce a higher gross price, but commissions, seller closing costs, repairs, concessions and ongoing holding expenses reduce the amount you ultimately keep. A direct cash sale generally prioritizes speed, certainty and convenience rather than the highest possible gross price.
In Kenner, include both city and parish property-tax balances in the comparison. The two collectors bill separately; an offer’s gross amount is not the amount left after your mortgage and other required payoffs.
| Dimension | Traditional listing | Direct cash sale to MHIC |
|---|---|---|
| Gross Price | Potentially higher gross price | Usually lower than full retail value |
| Commissions | Agent commission may apply | No agent commission |
| Closing Costs | Seller closing costs may apply | MHIC pays normal closing costs |
| Property Condition | Repairs or buyer credits may be requested | Property sold as-is |
| Contingencies | Financing and appraisal contingencies | No buyer-financing contingency |
| Timeline | Longer and less predictable timeline | Seller selects an available closing date |
Contract terms control. A direct cash contract can still include property-review, title or other conditions. Existing mortgages, taxes, judgments and agreed seller obligations are separate from normal closing costs. Confirm both tax balances with the Jefferson Parish Sheriff and Kenner Finance Department.

Probate, Foreclosure Deadlines, and Complicated Title Situations in Kenner
Inherited property: Louisiana’s small succession rules
Louisiana calls probate a succession. A small succession affidavit can transfer qualifying real property without judicial opening, a hearing or a judge’s order—but value alone does not establish eligibility or authority to sell. Under Article 3421, the gross-value limits at death are $200,000 for a Louisiana-domiciled decedent and $125,000 of Louisiana property for a nonresident. These are not equity-after-debt tests. A separate alternative applies when death occurred at least 20 years before the affidavit, allowing Louisiana property of any value.
Act 293, effective August 1, 2026, raised only the Louisiana-domiciliary limit from $125,000 to $200,000. Under Article 3431, eligible intestate estates and qualifying nonresident estates with a will probated by another state can include a house. A Louisiana-domiciled person who died with a will and owned Louisiana immovable property cannot use this out-of-court route for that house.
Who signs, what waiting rules apply, and where is the affidavit recorded?
For an intestate succession, Article 3432 generally requires at least two affiants: the surviving spouse, if any, and one or more heirs; without a spouse, at least two heirs. If there is only one heir, that heir and another person with actual knowledge sign. A natural tutor may sign for a minor child and a curator for an interdict under Article 3432(C).
There is no general 90-day or other post-death waiting period in current Articles 3431–3434. A nonsigning intestate heir must either be unlocatable despite reasonable diligence or receive 30 days’ notice by U.S. mail without objecting. Domicile determines which decedent rules apply; the statute does not impose a Louisiana-residence test on affiants.
For a qualifying nonresident testate estate, Article 3433 requires at least two affiants, including the surviving spouse if any and one or more legatees; without a spouse, at least two persons with actual knowledge. Nonsigning legatees receive 30 days’ mailed notice without objection. Attach the testament and a certified other-jurisdiction probate order or equivalent.
The separate Louisiana-domiciled testate affidavit requires all heirs and legatees, including the spouse if any, to sign, attach the testament and waive validity challenges. It applies only without Louisiana immovables and cannot transfer a Kenner house owned by that testator.
Article 3434 requires an original or certified affidavit copy and required Article 3433 attachments to be recorded in every parish containing described immovable property. Estates over the value limits without the 20-year alternative, and Louisiana-domiciled testate estates with Louisiana immovables, are excluded. The rules do not universally require an estate to be debt-free; creditor and title issues still need resolution.
If judicial proceedings belong in Jefferson Parish, the Twenty-Fourth Judicial District Court is at Thomas F. Donelon Courthouse, 200 Derbigny Street, Gretna, LA 70053; Clerk civil records/filing, Suite 2400. Succession venue follows the decedent’s domicile parish, with special Louisiana-property rules for nonresidents (Article 2811); a Kenner property alone does not decide every estate’s venue. See our Louisiana inherited-house guide.
Foreclosure: work from the actual seizure and sale papers
Louisiana mortgage foreclosure is judicial, through ordinary proceedings or an abbreviated executory process. The latter permits seizure and sale without prior citation and judgment when authentic-evidence requirements are met, but still requires court action (Article 2631). It begins with a creditor’s petition requesting seizure and sale, supported by the required exhibits, followed by a court-ordered writ if the creditor qualifies (Article 2634; Article 2638). A lis pendens or trustee’s notice is not that initiating instrument. Conversion to ordinary proceedings is addressed by Article 2644.
Which statutory notice periods matter before a mortgage sheriff’s sale?
Article 2721 requires personal or domiciliary service of a written seizure notice stating the sale time, date and place, Article 2642 defense/appeal provisions and residential housing-counseling information. If an online auction is used, that notice or a later notice served at least three days before sale must identify the platform, date and bidding opening time.
Article 2722, Article 2331 and R.S. 43:203 provide the immovable-property publication rules: at least two advertisements; the first at least 30 days before sale, the second from seven days before through the day before sale. The Article 2642 suspensive-appeal deadline is 15 days after service of the seizure notice. Ask a Louisiana attorney immediately about applicable defenses and deadlines.
Covered federal servicing rules generally prohibit the first foreclosure notice or filing until the loan is more than 120 days delinquent, subject to exceptions (CFPB Regulation X). This is not a universal Louisiana default-to-sale minimum. These notice periods do not establish a typical Jefferson Parish total duration; service, defenses and postponements can change the timeline.
Before adjudication, Article 2340 permits preventing the sale by paying the sheriff the judgment, interest and costs; Article 2724 applies that rule to executory sales. A universal right to reinstate by paying only arrears has not been verified. Request the servicer’s written reinstatement or loss-mitigation terms.
The executory-process statute provides a court framework, not a guaranteed window for a cash closing. A direct sale is one possible option only if the owner has authority, the required claims can be resolved and enough time remains before the scheduled sale. A signed purchase contract alone does not postpone a sheriff’s sale. See our foreclosure selling guide.
JPSO lists creditor judicial sales for Wednesdays at 10 a.m., Building D, Westbank Administration Complex, 1233 Westbank Expressway, Harvey, LA 70058. Verify the individual notice and official judicial-sales list, including postponements. This is not a tax-lien-auction venue statement.
Statutory-framework interpretation: Article 2371 transfers the debtor’s rights at adjudication, while Article 2340’s payment right ends then; the cited ordinary mortgage-foreclosure framework provides no post-adjudication redemption period. That does not rule out every challenge to a defective sale. Earlier tax sales have separate pre-2026 transitional redemption rules.
Back taxes, ownership questions and recorded title problems
Confirm balances with both the Jefferson Parish Sheriff’s Property Tax Division and Kenner Finance Department; city taxes are separately billed and collected. Current R.S. 47:2127 generally sets December 31 as the annual deadline, with delinquency the next day unless an exception applies.
Under the regime effective January 1, 2026, delinquent statutory impositions accrue noncompounding interest of 1% per month or any part of a month until payment or a tax-lien certificate issues. Offering the lien at tax-lien auction adds a 5% penalty on statutory impositions, without interest on that penalty. Obtain dated payoff amounts; do not estimate them from an old bill or substitute legacy tax-sale language.
For an insured sale, Louisiana’s attorney title opinion identifies ownership, mortgages, judgments, liens, privileges, servitudes, rights-of-way, leases, options, usufructs, legal-description issues and past-due taxes (R.S. 22:512). Heirship documents, releases or other cures may be needed. Ask Kenner’s code office about an actual notice and the title examiner about any recorded municipal claim; no universal Kenner code-lien process is asserted here.
Real-property instruments are recorded with the Jefferson Parish Clerk of Court, Mortgage & Conveyance/UCC Department, General Government Building, 200 Derbigny Street, Suite 2200, Gretna, LA 70053; the office accepts e-recording through JeffNet. Civil filing Suite 2400 and real-estate recording Suite 2200 serve different functions.
My House Into Cash provides direct purchasing solutions, not legal, tax, probate, foreclosure-defense or financial advice. Consult the court clerk, relevant tax collector, a Louisiana real estate attorney, a tax professional or another qualified adviser about your circumstances. A purchase offer does not guarantee court approval, foreclosure prevention, lien removal, tax forgiveness or title clearance.
An illustrative expedited schedule
What Happens Between Accepting Your Cash Offer and Getting Paid in Kenner?
The outline below shows a possible five-day sequence after agreement, not a promise of a five-day closing. Availability, title findings, succession authority, payoff responses and banking conditions determine the actual date. Louisiana requires an attorney title examination supporting title insurance; cash funding does not remove title issues.
Day 0: Mutual Agreement & Purchase Contract Finalized
Review the buyer, cash price, property-review terms, available closing date and anything you intend to leave behind. MHIC charges zero purchase-service fees and zero agent commissions and pays normal closing costs. Your mortgage, taxes and other seller obligations remain separate settlement items.
Days 1–2: Title Search & Municipal Due Diligence
The selected Louisiana closer obtains an attorney’s examination of parish conveyance and mortgage records plus parish and municipal tax records. For an insured sale, R.S. 22:512 requires a minimum 30-year sale search, extended as needed to an arm’s-length sale between unrelated parties. Its mortgage-only insurance rule is different: 10 years or two chain links, whichever is greater.
Southern Title is one published local settlement option, at 4621 W Napoleon Avenue, Suite 100, Metairie, LA 70001; 504-262-8878. It lists closing, title-search, insurance and succession services, but no MHIC partnership is asserted. The chosen provider and attorney establish the actual examination and schedule. Send any Kenner permit or code notices for review.
Days 2–4: Payoff & Title Clearance
The closer requests mortgage and recorded-claim payoffs, checks both Kenner and parish tax balances, and identifies required releases or inheritance documents. The 1% monthly noncompounding tax interest and any auction-stage 5% penalty make current figures important. Some title cures take longer than this example.
The City identifies Entergy as Kenner’s electricity provider. Coordinate ordinary service arrangements separately; this outline does not treat a normal electric bill as a title lien.
Day 5, if ready: Closing & Payout
The closer prepares the Act of Sale / Act of Cash Sale and its negotiated warranty terms. Louisiana does not require one instrument called a general warranty deed; Civil Code Article 2440 permits an authentic act or an act under private signature, subject to Article 1839.
For customary authentic-act execution, each executing party signs before a notary or authorized officer and two witnesses; party, witnesses and notary sign with legible printed or typed names below. Article 1833 permits compliant execution at different times and places and a mark if a party cannot sign; it does not require a thumbprint. Article 2347 requires both spouses’ concurrence for community immovables, subject to the title review and any applicable exception.
The closing professional handles settlement and recording with the Jefferson Parish Clerk’s Mortgage & Conveyance/UCC Department. Published Louisiana closing practice routes buyer funds through title-company escrow and disburses seller proceeds by check or bank wire, subject to funding conditions and banking cutoffs. Immediate receipt is not guaranteed.
Southern Title publishes office, mobile and mail-away closing options; confirm what the selected closer can accommodate. Lender’s title insurance is generally required for a financed purchase, owner’s coverage is optional, and an all-cash sale does not itself require a lender policy (Choice Title closing FAQ).

Kenner Real Estate & Legal Terms Homeowners Should Know
- Succession:
- Louisiana’s probate process. Confirm the correct succession venue and the person authorized to transfer an inherited house before agreeing to a closing date. Read the source.
- Small succession affidavit:
- An out-of-court inheritance route only when the value, domicile, testament and signing requirements are met. A qualifying house affidavit is recorded in the property’s parish; a low estate value alone does not establish sale authority. Read the source.
- Judgment of possession:
- A court judgment recognizing heirs, legatees or spousal interests and placing successors in possession. The title professional may need it to establish the interests that must join a later sale. Read the source.
- Authentic act:
- A formal instrument executed before a notary and two witnesses, commonly used for the act of sale. Confirm the signing arrangements with your closer, especially if a seller is away. Read the source.
- Executory process:
- Louisiana’s abbreviated judicial mortgage-enforcement process. A seizure notice calls for prompt review of the sale date and available defenses with an attorney; requesting an offer does not suspend the process. Read the source.
- Tax-lien auction:
- The current proceeding involving the lien securing unpaid property charges, distinct from a lender’s mortgage sheriff’s sale. Delinquency interest and the auction-stage penalty can increase the amount to clear at settlement. Read the source.

How do I sell my house for cash in Kenner?
Send the street address, known condition, ownership information and preferred date, or call (866) 651-6617. Review the written price, property-review terms, buyer funding, normal closing-cost coverage and seller payoffs. For a Kenner property, the closer checks both city and parish taxes before an available closing date is confirmed.
How quickly can a cash sale close in Kenner?
Timing depends on title readiness, authority to sell, payoff responses and the selected closer’s availability. The five-day outline above is an expedited example, not a guarantee. Louisiana’s attorney title examination and any required succession or recorded-claim work still apply in a cash transaction.
How should I compare cash home buyers in Kenner?
Ask for the buyer’s legal name, proof of funds, written price, inspection and cancellation terms, any assignment provision and a settlement estimate. Cash buyers for houses in Kenner should explain how existing mortgages, separate city and parish taxes, and other seller obligations affect proceeds. Compare the net terms with a realistic listing plan.
Can I sell my Kenner house as-is after flood, roof or termite damage?
Yes, you can request a current-condition offer and share known loss history, inspection reports and repair records. Kenner’s flood guidance, FEMA’s roof guidance and LSU’s termite information identify different issues that need property-specific review. A cash offer can reflect work still needed; it does not establish that damage is minor or automatically resolve insurance, permit or title questions.
Does Louisiana’s small succession affidavit cover a Kenner house?
Sometimes. Current limits are $200,000 gross estate property for a Louisiana-domiciled decedent and $125,000 gross Louisiana property for a nonresident, valued at death, with a separate 20-year-death alternative. A Louisiana-domiciled testator with Louisiana immovable property cannot use the out-of-court route for that house. Eligibility, notices, signatures and recordation must be confirmed; being under a threshold alone does not authorize a sale.
Can a cash sale stop a Jefferson Parish mortgage foreclosure?
A completed sale may be one option if the seller has authority, required payoffs and releases can be obtained and sufficient time remains before the sheriff’s sale. An offer or signed contract does not itself stop the process. Confirm the actual seizure notice, sale date and legal deadlines with the servicer, Sheriff and a Louisiana attorney immediately.
Who pays closing costs, and is the offer what I keep?
MHIC pays normal closing costs and charges no agent commission in its direct purchase. Your net proceeds can still be reduced by mortgage balances, separate Kenner and parish taxes, recorded claims and other agreed seller obligations. Read the settlement statement before signing.
Does a Kenner inspection pass or fail the house?
No. Louisiana’s inspection board describes an inspection as a report on accessible conditions, not a pass/fail result. Findings can support repair-cost negotiations. There is no verified universal Kenner roof-age cutoff or four-point insurance mandate; ask the particular insurer about its eligibility rules.
