Bossier City market watch • September 2026 snapshot
Compare the Local Market With Your Own Selling Costs
The Bossier City housing-market report covers the three months ending September 2026, retrieved October 16, 2026. It describes a somewhat competitive market with a 66/100 Compete Score. The sale-to-list ratio was 98.1%, and 10.2% of sales finished above list price. September sales totaled 199 versus 209 a year earlier, a 4.8% decline.
For a home ready to show, a listing may justify its preparation and carrying costs. If you need to sell a house fast in Bossier City, compare a written cash offer with a realistic listing budget. Citywide completed-sale figures are neither a valuation for your house nor a measure of the time needed to clear its title.
This is a dated market snapshot, not a live price feed. See our Louisiana home-selling page for statewide service information.
Current-condition purchase
Sell It Exactly as It Sits in Bossier City
We buy houses in Bossier City in their present condition. The city's draft 2025–2029 Consolidated Plan, Table 34, using 2016–2020 CHAS data, estimated that 48% of owner-occupied and 45% of renter-occupied units were built in 1950–1979. Another 32% and 30% dated to 1980–1999; 17% and 18% to 2000 or later; and 3% and 6% to before 1950. These historical estimates suggest checking the actual home's updates and records; age alone does not establish a defect.
- Don't paint. Skip interior touch-ups and exterior repainting.
- Don't replace flooring. Leave stained carpets, worn hardwoods or cracked tile.
- Don't fix the roof. We consider houses with active leaks, missing shingles or aged roofs.
- Don't stage the home. Avoid professional staging and decluttering costs.
- Don't clean it out. Take what you want; unwanted furniture, trash and clutter can stay under the written agreement.
- Don't schedule dozens of showings. Skip open houses and lockboxes; arrange the access needed for our condition review.
An as-is purchase changes the repair agreement, not the ownership or title requirements. Share known damage, notices and unfinished projects so the offer reflects the actual house. Our guide to selling a house as-is explains the broader comparison.
The documents behind the address
Selling a House in Bossier City's Neighborhoods
The city's South Bossier neighborhood records identify these subdivisions. Their covenants can change what to check before selling an altered house. The scenarios below are practical examples, not claims about residents' motivations or measured defect rates.
| Neighborhood / District | Housing Profile | Common Challenges We Resolve | Seller Scenario |
|---|---|---|---|
| Shady Grove | Archived 1959 Unit 2 covenants describe detached, one-story single-family dwellings; these are historical rules, not a current house-by-house inventory. | Review additions and conversions against the applicable recorded restrictions and permits. No prevalent neighborhood defect has been established. | If an addition is part of your sale, gather its records before choosing repair work or a current-condition offer. |
| Bellaire | Unit 1 covenants date to 1960, with a March 1, 1961 amendment; those dates do not establish each home’s age or condition. | Identify the correct subdivision unit and amendments. A neighborhood name alone does not show a defect or code violation. | If records are incomplete, obtain the applicable documents rather than assume another unit’s restrictions control. |
| Sun City | Archived 1967 Unit 1 covenants describe detached one- or one-and-a-half-story homes and a minimum 1,200-square-foot main structure, excluding open porches and garages. | Check recorded size, setback and addition provisions for the property. These historical rules do not prove present compliance or condition. | If a garage was enclosed or the home expanded, compare the project with its own permits and recorded documents. |
| Savannah Place | The historical Comprehensive Plan lists 296 completed single-family units on 321 lots; the Unit 1 declaration dates to September 2003, not a current inventory count. | The declaration establishes an HOA and common-area framework. Obtain current documents applicable to the address. | If association obligations affect the sale, have the closing professional review the actual documents before setting the date. |
Savannah Place's historical unit and lot figures come from the city's Comprehensive Land Use and Development Plan. It also describes predominantly detached single-family housing alongside multifamily and mobile-home stock; housing form does not establish framing material.
Water history, wood damage and permits
Property Conditions That Can Change Your Bossier City Selling Plan
A useful condition review starts with the address and evidence. Bossier City documents slow runoff on flat terrain, while LSU documents Formosan subterranean termite occurrence in Bossier Parish. Neither source establishes that your house has damage.
For owners comparing cash home buyers in Bossier City, LA, a clear record of water entry, treatment and past repairs helps explain the scope being priced. You can compare the offer with qualified repair bids before deciding.
Localized flooding and concealed moisture
The March 31, 2026 council record for Anita Ditch documents repetitive flooding and damage to adjacent properties. Exposure is localized and depends on elevation and drainage, rather than construction era.
When floodwater reaches wall cavities, it can wet insulation and wallboard; moisture can wick above the visible line and remain trapped. Flood lines, removed flooring, mold or recurring moisture warrant a professional review. LSU's water-damage guidance explains why dry-looking wallboard can conceal wet insulation.
That uncertainty can change a repair allowance or inspection negotiation. Gather drying and repair records, check the parcel in the city's flood-map portal, and compare a documented restoration plan with a sale in current condition.
Floodplain work can go beyond replacing finishes
Under the city's flood-hazard guidance, substantial damage or improvement meeting the 50% building-value threshold in a Special Flood Hazard Area triggers new-construction floodplain compliance, including elevation to base flood elevation plus one foot.
Ask the city about the applicable determination before committing to a large rehabilitation. A finishes-only estimate may miss that scope. Bossier City participates in the NFIP; ordinary homeowners coverage generally excludes flood. Ask an insurance professional about separate flood coverage and the actual property.
Termite evidence needs identification
LSU AgCenter documents Formosan subterranean termites in Bossier Parish, a regional occurrence rather than a citywide infestation rate. Termites can reach susceptible structural wood through protected mud tubes and hidden routes; moisture supports activity, and damage may remain inside the wood. Slab construction alone does not eliminate entry routes, as LSU's termite-resistance guidance explains.
Mud tubes or indoor winged swarms justify a licensed pest examination; a few winged insects alone do not prove infestation. Use a professional pre-purchase inspection to distinguish activity, damage and treatment needs. For sale planning, confirmed work may become a price or repair negotiation; it does not automatically defeat financing. See our termite-damaged house guide.
Storm records and insurance terms are property-specific
NOAA recorded one-inch hail in north Bossier City on February 11, 2024. The event does not prove damage at your address. Keep roof inspection, claim and repair documents if your property was affected.
LDI explains that roof losses may settle at actual cash value even when the dwelling has replacement-cost coverage. Review roof terms and deductibles rather than assume a claim will cover replacement. LDI's April 2026 statewide update reported three newly licensed homeowners insurers and mixed rate changes; that does not establish a local quote. Louisiana Citizens is the insurer of last resort, not a verified dominant carrier here. Ask an agent for address-specific eligibility and coverage.
For unfinished work or a city notice, check the actual file
Permits & Inspections, 620 Benton Road, 318-741-8571, handles city building, electrical, plumbing and mechanical permits and inspections. The residential checklist calls for permits for new construction, additions and alterations/repairs; it also specifies a post-tension foundation for new-construction submissions, not a finding about existing foundations. Ask about the specific unfinished project and any zoning review.
Property Standards / Code Enforcement, at the same address, 318-741-8578, handles maintenance, nuisances, unsecured vacant buildings and dilapidated structures. Give the closing professional any actual order or recorded claim. A cash purchase does not erase an enforcement file. Read our code-violation selling guide or water-damage selling guide for broader options.
Interactive planning tool
AS-IS Repair Cost Estimator
Use a broad planning range to compare preparation work with a current-condition offer. In Bossier City's mapped floodplain, the 50% substantial-damage/improvement rule can change the scope; this estimator does not price elevation or determine compliance. Termite damage also needs its own professional scope.
Illustrative U.S.-dollar assumptions, not measured Bossier City contractor prices. Interior finishes: none $0; light $15–$25/sq. ft.; moderate $30–$55/sq. ft.; extensive $60–$100/sq. ft. Additional allowances are separate. The default contingency is 15%, adjustable below. Avoid selecting work already included in another allowance.
This is not an inspection, appraisal, contractor quote or guarantee. Actual scope, materials, labor, permits, access and concealed damage can change costs substantially. Permits, elevation, structural repairs, extensive mold remediation, termite treatment and concealed termite damage require separate assessment and bids. The result is not an automatic deduction from an MHIC offer.

Cash Sale vs. Traditional Listing in Bossier City
A traditional sale may produce a higher gross price, but commissions, seller closing costs, repairs, concessions and ongoing holding expenses reduce the amount you ultimately keep. A direct cash sale generally prioritizes speed, certainty and convenience rather than the highest possible gross price.
The September 2026 Bossier City report recorded 45 median days on market. Use that dated citywide measure as context, not a personal deadline or an estimate of the contract-to-funding stage.
| Decision point | Traditional listing | Direct cash sale with MHIC |
|---|---|---|
| Gross Price | Potentially higher gross price | Usually lower than full retail value |
| Commissions | Agent commission may apply | No agent commission |
| Closing Costs | Seller closing costs may apply | MHIC pays normal closing costs |
| Property Condition | Repairs or buyer credits may be requested | Property sold as-is |
| Contingencies | Financing and appraisal contingencies | No buyer-financing contingency |
| Timeline | Longer and less predictable timeline | Seller selects an available closing date |
Review the actual offer's inspection, cancellation, assignment and title terms. Mortgage balances, city and parish taxes, other seller obligations and agreed exceptions can still reduce your proceeds. A cash purchase does not guarantee that every transaction will close.

Probate, Foreclosure Deadlines, and Complicated Title Situations in Bossier City
A cash sale is one possible option when the owner has legal authority and enough time to complete the transaction. An offer does not pause a court case, establish heirship or remove a recorded claim. Bring the actual notices and ownership documents to a Louisiana real estate attorney and the closing professional.
Inherited property: a small succession can include real estate, with important limits
Louisiana's small-succession definition, CCP 3421, uses gross value at death: no more than $200,000 for a Louisiana domiciliary, or $125,000 in Louisiana property for a nonresident's ancillary succession. If death occurred at least 20 years before the affidavit, Louisiana property of any value can meet that definition. These are gross-value tests, not equity after debts.
Under CCP 3431, an eligible intestate succession, or a qualifying nonresident's will already probated by another state's court, can use an affidavit route that includes Louisiana real estate. A Louisiana-domiciled owner who left a will and Louisiana immovable property is excluded from this affidavit route. Louisiana-domiciled testate estates without Louisiana immovables have a separate unanimous probate-waiver route; that exception does not transfer a Bossier City house.
CCP 3432 prescribes no general post-death wait, but a nonsigning heir must be unlocatable after reasonable diligence or receive 30 days' mailed notice without objection. A nonsigning legatee in a qualifying out-of-state testate succession needs the 30-day notice under CCP 3433. Do not schedule closing as though those requirements have already been met.
For an intestate affidavit, the signers generally include at least two people: the surviving spouse, if any, and one or more heirs; without a spouse, at least two heirs, or the sole heir plus a knowledgeable second person. A natural tutor may sign for a minor and a curator for an interdict. A qualifying nonresident testate affidavit generally requires at least two people, including the spouse if any and one or more legatees; without a spouse, at least two knowledgeable people. The separate Louisiana testate/no-immovable route requires all heirs and legatees, including the spouse, to sign. See 3432, 3433 and 3432.1 for the applicable signer rules.
Eligible affidavits avoid a Louisiana judicial opening; real-estate affidavits and required attachments must be recorded in the property's parish conveyance records under CCP 3434. A nonresident testate matter still needs the prior out-of-state probate order. Failure to meet value, signature, notice or eligibility conditions can require court proceedings. The eligibility articles impose no blanket debt-free test, and an affidavit does not automatically clear liens or give one heir authority to sell everyone else's interest.
For Bossier Parish succession jurisdiction, contact the Twenty-Sixth Judicial District Court at Bossier Parish Courthouse, 204 Burt Boulevard, Benton, LA 71006. Filings go through the Bossier Parish Clerk of Court on the third floor. Ask counsel to confirm jurisdiction under CCP 2811 and the lawful transfer route. Our inherited-house guide explains the purchase option.
Mortgage foreclosure: use the served notice and scheduled sale, not a generic countdown
Louisiana mortgage foreclosure is judicial, through ordinary proceedings or the expedited, court-supervised executory process under CCP 2631. A qualifying authentic act importing a confession of judgment permits seizure and sale without prior citation and a separate money judgment. This remains a court process. An ordinary foreclosure instead uses ordinary proceedings and enforcement of the resulting judgment.
Executory proceedings begin with a petition for seizure and sale under CCP 2634, supported by the evidence required by Article 2635; the court then orders the writ under CCP 2638. Under CCP 2721, the sheriff personally or domiciliary serves written notice of seizure. It must reproduce Article 2642, identify the sale's time, date and place, and include residential housing-counseling information. For an online auction, the original notice or a subsequent notice served at least three days before sale must identify the platform, auction date and bidding opening time.
An original immovable-property judicial sale requires at least two publications under CCP 2331; CCP 2722 imports its first paragraph for executory proceedings. Under R.S. 43:203, the first advertisement must precede sale by at least 30 intervening days, excluding the first-publication and sale dates. The second runs from seven days before sale through the day before sale. Any reduced-publication rescheduling procedure must be checked against the actual proceeding and order.
For covered loans, Regulation X generally restricts the first foreclosure notice or filing until more than 120 days delinquent, subject to exceptions and further loss-mitigation protections. That federal filing restriction and the publication interval do not establish a Louisiana default-to-auction minimum. A verified typical Bossier Parish default-to-sale duration is unavailable; court action, service, contractual notices, stays and challenges affect actual time.
CCP 2340, applied to executory sales by CCP 2724, allows payment to the sheriff of the full judgment, interest and costs before adjudication. This full-payoff route is different from paying arrears alone. Any arrears-only reinstatement depends on the loan documents, program or lender agreement; request the actual terms from your servicer.
The Bossier Parish Sheriff's real-property foreclosure sales use Bid4Assets online auctions. Verify the operative date and bidding window in your notice and listing. There is no general post-sale statutory borrower redemption period for an ordinary mortgage sheriff's sale: CCP 2371 transfers the debtor's rights at adjudication, while CCP 2340's payment opportunity is before adjudication. Tax-lien termination and older tax-sale rules are separate.
An off-market sale may be possible before the scheduled foreclosure sale if authority, time, acceptable payoffs and funding permit. Ask your servicer and a Louisiana attorney about your options promptly. An offer or contract cannot guarantee a postponement. Our foreclosure selling guide describes the broader purchase process.
City taxes, parish taxes and recorded title clouds need separate review
Bossier City owners have a separate city property-tax bill handled by the Property Tax Department, 620 Benton Road, Bossier City, LA 71111, and a parish bill collected by Sheriff Julian C. Whittington as tax collector. Parish payments may be mailed to P.O. Box 850, Benton, LA 71006. Have the closer check both sets of records.
Unless another law applies, R.S. 47:2127 makes taxes due December 31 and delinquent January 1. Delinquent statutory impositions accrue noncompounding interest at 1% per month or part of a month until payment or tax-lien certificate issuance. A 5% penalty applies when the lien is offered at auction, with no interest on that penalty. After 90 days delinquent, the unpaid immovable-property lien is to be offered through the tax-lien-auction process. Request a current parcel payoff instead of estimating a closing balance from the original bill.
Effective January 1, 2026, the auction assigns a lien evidenced by a tax-lien certificate; it does not itself transfer ownership. Under R.S. 47:2266.1, the certificate holder's ordinary proceeding to recognize amounts due generally cannot begin until the later of three years after recordation or six months after required post-auction notices. Further payment and court procedures apply; three years is not an automatic loss-of-ownership date. Older tax sales need separate legal review.
The Bossier Parish Clerk of Court, Recording Department, at 204 Burt Boulevard, third floor, Benton, records conveyances and mortgages. A Louisiana attorney and the settlement provider review heirship, unpaid taxes, mortgages and any actual recorded municipal claim, obtain the required documents or payoffs, and determine what must be resolved. No blanket lien removal or title-clearance outcome is promised. See our selling-with-liens guide.
Professional guidance matters. My House Into Cash provides a direct purchasing option, not legal, tax, probate, foreclosure-defense or financial advice. Consult the court clerk, tax collector, Louisiana real estate attorney, tax professional or other qualified adviser about your situation. A purchase cannot guarantee foreclosure prevention, court approval, lien removal, tax forgiveness or title clearance.
From a signed agreement to available proceeds
What Happens Between Accepting Your Cash Offer and Getting Paid in Bossier City?
For an insured Louisiana immovable-property sale, a Louisiana attorney supplies the written title opinion. The milestones below illustrate a possible five-day workflow for a ready-to-close property. They are not statutory deadlines, a typical local duration or a promised closing date; succession, notices, payoffs and title issues can take longer.
-
Day 0: Mutual agreement and signed purchase contract
Put the price, as-is condition, inspection and cancellation rights, occupancy, items left behind and available date in writing. MHIC charges no seller service fee or agent commission and pays normal closing costs under the agreement. Identify mortgage, tax and other seller obligations separately so the headline offer is not confused with net proceeds.
-
Days 1–2: Title search and applicable municipal review
For an insured transaction, the attorney examines parish conveyance, mortgage and parish/municipal tax records for at least 30 years, going farther when needed to reach an unrelated arm's-length transfer. Review can identify owners, mortgages, liens, judgments, privileges, servitudes, leases, options, usufructs, unpaid property taxes, the legal description and required title cures.
The closing team can address an actual city notice using the Property Standards file and a project question through Permits & Inspections. Review applicable association documents for an HOA property. Magnolia Title Services, LLC, 2117 Shed Road, Suite C, Bossier City, LA 71111, is a verified local provider advertising residential title, escrow and closing services; no MHIC affiliation or quality endorsement is asserted. Confirm the actual transaction's attorney and settlement provider.
-
Days 2–4: Payoffs and required title work
Request current mortgage and other recorded-claim payoffs, review succession authority, and check both parish taxes and city taxes. Obtain the documents and creditor cooperation required for the particular title. Work stays open until the closing professional confirms the needed conditions; neither payment of arrears nor a cash contract alone clears every claim.
-
Day 5, if ready: Sign, record and authorize disbursement
An Act of Cash Sale / cash sale deed is locally documented in parish records. Civil Code 2440 permits an authentic act or an act under private signature. Read the executed instrument's warranty terms: Article 2503 implies warranty against eviction but allows agreed limits or exclusions subject to its qualifications.
For an authentic act under Article 1833, the executing parties, notary/authorized officer and two witnesses sign, with printed or typed names beneath signatures; omission of printed names does not destroy authenticity. Parties may execute at separate times and places if each execution complies. Both spouses must concur in alienating community immovables. Remote online notarization cannot create an authentic act. Two witnesses are not a categorical requirement for every alternative sale instrument, and these cited rules impose no thumbprint requirement.
The Clerk's Recording Department assigns a registry number and filing date/time; recorded originals remain in parish archives. A title insurer/producer can disburse only under written escrow instructions or a signed closing/disbursement statement and with sufficient qualifying funds. Confirm your payment method, release conditions and funds-availability timing with the settlement agent before signing. Same-day access to proceeds is not guaranteed.
For move-out planning, Southwestern Electric Power Company (SWEPCO), an AEP company, documents Bossier City service; confirm your own address and service arrangements. Ordinary electric balances are not represented here as title liens.

Terms in local records and closing paperwork
Bossier City Real Estate & Legal Terms Homeowners Should Know
- Executory process:
- Louisiana's expedited court procedure to seize and sell mortgaged property when the debt is supported by the qualifying authentic act importing a confession of judgment. An owner receiving notice of seizure faces a court-authorized sheriff's sale and must act before adjudication to pursue available relief. Source ↗
- Tax lien certificate:
- Under the Louisiana system effective January 1, 2026, the written instrument evidencing a delinquent tax lien and its assignment to its holder. It is a claim tied to unpaid taxes, not a deed giving the auction purchaser immediate ownership; a seller must obtain the correct termination amount and resolve the lien to clear title. Source ↗
- Small succession:
- Louisiana’s qualifying smaller-estate category. The current gross-value limit is $200,000 for a Louisiana domiciliary and $125,000 for a nonresident’s Louisiana ancillary estate; a death at least 20 years before the affidavit permits Louisiana property of any value. Separate rules determine whether heirs may use an affidavit or must go to court. Source ↗
- Authentic act:
- A Louisiana instrument executed before a notary and two witnesses and signed by the parties, witnesses and notary. When the sale uses this form, a seller must arrange compliant execution; the parties need not all sign at the same time or place. Source ↗
- Conveyance and mortgage records:
- The separate Bossier Parish Clerk recording records used to trace ownership transfers and recorded property encumbrances. A seller’s title review uses these records to identify documents or liens requiring attention before closing. Source ↗

How do I sell my house for cash in Bossier City?
Share the street address, condition, ownership information and preferred timing with My House Into Cash. Review a written offer, buyer funds, inspection and cancellation terms, cost allocation and estimated net proceeds. A Louisiana attorney and settlement provider then review title, payoffs and signing requirements before an available closing date is confirmed. Start through our offer request page.
Can I sell my Bossier City house as-is with water or termite damage?
Yes, we can evaluate a house in its current condition. Share any flood, drying, treatment and repair records. Bossier City documents localized flooding, and LSU documents termite occurrence in Bossier Parish; neither establishes damage at every address. A professional assessment can help you compare repair bids with a written as-is offer. See the condition section above for the applicable city and LSU sources.
Can a Louisiana small-succession affidavit transfer an inherited Bossier City house?
Potentially. Real estate can be included in an eligible intestate small succession or qualifying nonresident estate whose will was already probated in another state. A Louisiana-domiciled testate estate with Louisiana real estate is excluded from this affidavit route. Gross-value thresholds are $200,000 for a Louisiana domiciliary and $125,000 in Louisiana property for a nonresident; the 20-year death-date exception and separate signature, notice and recording rules also matter. Confirm authority with a Louisiana succession attorney; the value threshold alone is insufficient. See CCP 3421 and 3431.
Can a cash offer stop a scheduled Bossier Parish foreclosure sale?
An offer does not stop a sale. A purchase may be an option only if the seller has authority and there is enough time to complete required payoffs, title work and funding before adjudication. Louisiana uses judicial mortgage foreclosure, including executory proceedings. The Bossier Parish sheriff uses online real-property auctions; verify your exact notice and contact your servicer and a Louisiana attorney immediately. Check the sheriff’s sale information.
Do I have to pay both city and parish property taxes at closing?
Bossier City property taxes and Bossier Parish property taxes are separate bills. The closer should verify both balances and determine the required payment or allocation under your agreement. State law generally makes taxes due December 31 and delinquent January 1, with noncompounding 1% monthly or partial-month interest until payment or certificate issuance and a 5% penalty if offered at tax-lien auction. Request the exact current balances from the collectors. See city tax FAQs and R.S. 47:2127.
Does a 2026 Louisiana tax-lien auction immediately transfer my house?
No. The current tax-lien-certificate auction assigns a lien rather than immediately transferring ownership. Later court procedures and payment rights apply. The certificate holder’s ordinary proceeding generally cannot begin until the later of three years after recordation or six months after required post-auction notices; that is not an automatic ownership-loss date. Older tax sales require separate review. Consult the collector and a Louisiana attorney using R.S. 47:2153 and 47:2266.1.
How quickly can I close, and when will I receive the money?
The offer target and the closing date are different. A five-day schedule is only an illustration for a ready-to-close property. Louisiana title review, ownership authority, payoffs, compliant signing and qualifying funds determine readiness. Disbursement requires written escrow instructions or a signed closing/disbursement statement and sufficient qualifying funds under R.S. 22:532. Confirm the method and availability of proceeds with the settlement agent; immediate access is not guaranteed.
How should I compare cash buyers for houses in Bossier City?
Compare the legal buyer’s identity, proof of funds, written net price, inspection and cancellation rights, assignment language and closing-cost allocation. Review any price-change terms after a visit. For an insured Louisiana sale, verify the attorney supplying the title opinion and the actual settlement provider. Our cash-buyer questions and offer calculation guide can help structure that comparison.
Will an unfinished addition or a Property Standards notice prevent an offer?
You can request an evaluation and share the documents. Bossier City’s Permits & Inspections Division handles additions and alterations/repairs, while Property Standards handles maintenance, nuisances and unsafe or vacant structures. The actual permit file, order and any recorded claim determine the next steps; a buyer cannot promise that a purchase automatically clears them. Contact Permits & Inspections or Property Standards about your address.
