A Direct Sale Starts With Your House’s Current Condition

We buy houses West Palm Beach owners would rather sell than renovate. If you need to sell your house fast in West Palm Beach, compare a written as-is offer with the time and expense of preparing for the open market. Our Florida home-buying service explains the statewide option.

$443,539Median sale price • all home types
90 daysMedian days on market • September 2026 table
94.7%Sale-to-list price ratio • same report

Redfin’s West Palm Beach city report summarizes the three months ending September 2026; its trends table is labeled September. It describes the market as “not very competitive,” with a rolling three-month Compete Score of 17/100, an estimated 94 days to go pending, and price drops on 27.5% of homes. The 94-day estimate differs from the 90-day median DOM. These figures cover all home types in the city, not Palm Beach island or the whole county, and do not predict your price or closing date. Allow for marketing time when comparing the two selling routes.

Our as-is purchase policy

Sell It Exactly as It Sits in West Palm Beach

Bring us the property in its present condition. The written agreement records what stays, the agreed access and any transaction conditions.

✓ Don’t paint

Skip interior touch-ups and exterior repainting.

✓ Don’t replace flooring

Leave stained carpets, worn hardwoods or cracked tile.

✓ Don’t fix the roof

We buy with active leaks, missing shingles or aged roofs.

✓ Don’t stage the home

Avoid professional staging and decluttering costs.

✓ Don’t clean it out

Take what you want; leave unwanted furniture, trash and clutter behind as agreed.

✓ Don’t schedule dozens of showings

Skip open houses, lockboxes and disruptive walk-throughs; arrange the access needed to evaluate the purchase.

For a designated historic property, applicable exterior changes can require a West Palm Beach historic-preservation review as well as permits. Compare an as-is offer before committing to exterior work solely to prepare for a sale. Selling as-is does not waive disclosure or title requirements.

Condition, inspections and the cost of preparing to list

What Matters in a West Palm Beach House That Needs Work?

Historic inventories document wood frame, hollow clay tile and concrete-block masonry in older West Palm Beach houses. Stucco alone does not tell you what is underneath. The Grandview Heights inventory is a reason to check the actual building, rather than price repairs from its appearance.

The El Cid inventory and Flamingo Park inventory document tile, asphalt and built-up tar-and-gravel roofing, including flat/parapet, low-pitched and gabled forms. El Cid’s documented concrete foundations do not establish each house’s slab, footing or pier configuration. Have the relevant assembly identified before comparing repair proposals.

White stucco building with a tile roof, tall palm trees and a stone walkway.
Stucco, tile roofing and mature palms from the West Palm Beach media gallery.
Regional tendency • property-specific inspection

Drywood termites can damage wood from within

UF/IFAS describes West Indian drywood termites colonizing protected wood without needing ground contact or continuously wet wood. Watch for dry pellets below small kick-out holes, thin blistered wood or paint, swarming termites and shed wings.

Seller implication: confirmed damage may add treatment, wood repairs or buyer-credit negotiations. Age alone proves no infestation, and this regional exposure is not a measured neighborhood-wide problem or an automatic four-point inspection failure.

Regional tendency • roof and envelope condition

Wind-driven rain can turn a roof defect into interior work

FEMA’s wind-retrofit guide explains how damaged coverings or vulnerable openings admit rain. Missing or displaced roof coverings, damaged soffits, ceiling stains and wet attic materials deserve evaluation.

Seller implication: a buyer or insurer may ask for repairs or a closer inspection. Do not assume roof age alone settles eligibility: Florida § 627.7011(5) protects roofs under 15 years from refusal solely for age; older roofs must be allowed an authorized inspection, and at least five years of useful life prevents refusal solely on age.

Localized micro-zone / floodplain exposure

Flood history must be checked at the address

The city’s October 2026 King Tide notice identifies nuisance-flood potential near the Intracoastal Waterway. A flooded road does not prove a flooded house. Check the parcel’s FEMA flood mapping, elevation and actual history.

EPA explains that floodwater wets porous materials; persistent moisture can support mold. Water lines, swollen flooring and visible mold or lasting dampness may expand the repair scope. Florida requires a residential flood disclosure by contract execution, including in an as-is sale.

Insurance requirements depend on the application

A four-point inspection is a specific underwriting check

Florida’s insurance market includes private carriers and Citizens, the residual insurer of last resort. For applicable applications on homes more than 20 years old, Citizens requires a four-point inspection covering roof, electrical, plumbing and HVAC. This is not a statute requiring that inspection for every sale.

Citizens lists active leaks, unrepaired water damage, nonworking plumbing and polybutylene plumbing as ineligible conditions. The practical implication is that a conventional buyer may need more time or ask for work or credits; the outcome depends on the property and insurer.

Historic housing needs a property-specific plan

Selling a House in West Palm Beach’s Neighborhoods

These documented building eras help identify what to inspect before choosing repairs or an as-is sale. The scenarios are examples of owner decisions, not measured seller motivations or claims that every home has a defect.

Neighborhood / District Housing Profile Common Challenges We Resolve Seller Scenario
El Cid Predominantly one- and two-story residences; Mediterranean Revival houses from 1921–1941, with wood-frame or hollow-clay-tile construction and stucco finishes. Deteriorated roof or envelope components merit a water-entry inspection. An as-is offer can be compared with restoration and applicable historic exterior review. An owner with a repair proposal compares its scope and historic approvals with a current-condition offer.
Flamingo Park Older single-family stock, particularly 1920s–1940s Mission, Mediterranean Revival, frame vernacular and bungalow residences. Check wooden framing and roof components for termite damage. Regional exposure does not establish district-wide infestation; applicable exterior changes may need historic review. An owner weighs restoration and maintenance work against selling the house in its current condition.
Grandview Heights Primarily one- and two-story houses constructed 1914–1948, including Craftsman bungalows, frame/masonry vernacular and Mediterranean Revival; garage apartments and other outbuildings are documented. Inspect wood components for moisture or termite damage and verify permits for alterations or outbuildings. An existing garage apartment does not establish its present permit status. An owner compares repair and permit-verification work with a direct sale that still requires property due diligence.

The linked historic nominations document the housing profiles. Check historic-preservation requirements and the Building Division’s permit and inspection records for the specific address; an as-is purchase does not promise code approval or cure an open case.

Plan the work before choosing a selling route

AS-IS Repair Cost Estimator

Use a broad planning estimate to explore the work you might undertake before listing. West Palm Beach’s permit and inspection history and applicable historic exterior review may change the scope. Those costs are not automatically included below.

This tool is not an inspection, appraisal, contractor quote or guarantee. Actual costs vary substantially with scope, materials, labor, permitting, access and concealed damage. Compare the amount you keep and the work involved

Cash Sale vs. Traditional Listing in West Palm Beach

A traditional sale may produce a higher gross price, but commissions, seller closing costs, repairs, concessions and ongoing holding expenses reduce the amount you ultimately keep. A direct cash sale generally prioritizes speed, certainty and convenience rather than the highest possible gross price.

Palm Beach County custom generally puts the owner’s title-policy cost and selection of the title/closing agent with the seller, but the contract controls those arrangements. In an MHIC direct purchase, review our normal-closing-cost commitment in the written agreement. Existing mortgages, taxes and other seller obligations still affect your net proceeds.

Start with authority to sell and the actual case record

An off-market sale can be one option when the owner has legal authority to sell and enough time to complete the transaction. A purchase offer does not extend a court deadline, establish heirship or clear a lien.

My House Into Cash provides direct purchasing solutions, not legal, tax, probate, foreclosure-defense or financial advice. Consult the court clerk, Tax Collector, a Florida real estate attorney, tax professional or another qualified professional about your circumstances. No foreclosure prevention, court approval, lien removal, tax forgiveness or title clearance is guaranteed.

Inherited property: Florida Summary Administration

Florida § 735.201 allows qualifying resident or nonresident estates to use Summary Administration when the Florida estate subject to administration, less property exempt from creditors’ claims, is no more than $150,000; alternatively, the decedent must have been dead for more than two years. The $150,000 threshold took effect July 1, 2026. It is not a calculation that simply subtracts every debt from the house’s value.

Qualifying probate real estate can be distributed through this procedure. A verified petition and judicial distribution order are required; protected homestead may need a separate determination under Probate Rules 5.405 and 5.530. Eligibility alone gives no one automatic authority to sign a house-sale contract.

Eligibility limits, petition signatures and court requirements
  • Section 735.201 states no general 30-day post-death waiting period for the monetary route. The alternative requires death more than two years earlier. A will directing Chapter 733 administration disqualifies the estate; an estate above the adjusted cap cannot use the monetary route.
  • Under § 735.203, a beneficiary or the person nominated as personal representative in the offered will may petition. The surviving spouse and beneficiaries ordinarily sign and verify, with the statutory full-distributive-share exception; nonjoining beneficiaries receive formal notice. The statute also addresses substitute signers for death, incapacity, minority or transferred interests.
  • Creditor inquiry, notice and payment provisions still apply to available assets. Debts are not automatically erased. This is a court procedure, not an out-of-court affidavit transfer; whether a hearing is needed depends on the court and issues.
  • Probate venue normally follows the decedent’s Florida domicile; without a Florida domicile, property in a county can establish venue. Have counsel verify the proper county and signing authority.

The relevant court is the Circuit Court of the Fifteenth Judicial Circuit in and for Palm Beach County, Florida — Probate Division. The main probate service counter is at Judge Daniel T. K. Hurley (Main) Courthouse, 205 North Dixie Highway, Probate/Circuit Civil counter, Room 3.2300, West Palm Beach, FL 33401. Check the Clerk’s location information; hearings follow the assigned judicial division.

Mortgage foreclosure: deadlines follow the court case

Florida residential mortgage foreclosure is judicial. It begins with a verified residential foreclosure complaint and summons/service under Rules 1.115 and 1.140 and § 702.015. A separately recorded lis pendens identifies the pending property litigation; it is not a judgment or ownership transfer.

Prefiling, response, sale notices and auction timing
  • For covered loans and servicers, Regulation X § 1024.41(f) generally prohibits the first foreclosure notice or filing until the borrower is more than 120 days delinquent. Exceptions apply; it is not a universal rule for every lien or loan.
  • The ordinary answer period is 20 days after service of original process and the initial pleading under Rule 1.140(a), subject to applicable exceptions, motions and orders. Ask counsel to check your response deadline promptly.
  • Section 45.031 ordinarily places the sale 20–35 days after final judgment; a later sale is permitted with the plaintiff’s consent. The judgment must include the statutory surplus notice. This interval is not the total default-to-sale duration.
  • Under that same sale-notice provision, notice runs on a qualifying publicly accessible website for at least two consecutive weeks, or in a newspaper once a week for two consecutive weeks. The second newspaper notice must appear at least five days before sale.
  • The Clerk’s Judicial Sales Procedure generally schedules online auctions Monday–Thursday at 10 a.m. Eastern, at Palm Beach’s foreclosure auction site. The case-specific calendar and sale order control.

Redemption under § 45.0315 requires the judgment amount, or before judgment, the performance due under the agreement including applicable accelerated amounts and foreclosure expenses. It is not a universal right to reinstate by paying only arrears; additional reinstatement rights depend on the loan documents or lender agreement.

The redemption cutoff is the later of the Clerk’s filing of the certificate of sale or the time set in the foreclosure judgment/order. There is no fixed months-long post-sale period, and the separate ten-day objection period is not an automatic ten-day redemption window. Have a foreclosure attorney verify the deadline before relying on any proposed sale. These stages do not establish a single countywide default-to-sale timeline.

Heirship, municipal liens and back taxes

A licensed settlement provider can examine ownership documents, recorded interests and required payoffs. West Palm Beach’s Conduits municipal lien report adds utility interests, code violations and receivables, including unrecorded interests that a county records search may miss. Bring notices from city Code Enforcement into the review early.

Real-property taxes normally become delinquent April 1 following the assessment year, or after the statutory 60-day mailing interval if later, under § 197.333. Before a tax-certificate sale, interest is 18% annually with a 3% minimum charge, not an extra 3% added to a full 18%. Certificate bids can be up to 18%; redemption generally carries a 5% minimum interest charge except zero-interest bids, with statutory timing exceptions and added costs. Request the actual amount from the Palm Beach County Tax Collector before estimating what remains from a sale.

The local work behind a closing date

What Happens Between Accepting Your Cash Offer and Getting Paid in West Palm Beach?

Florida allows closings through licensed title agencies or attorney agents. The provider selected for your transaction checks the property and documents before agreeing that it is ready to close.

This is an illustrative five-day target for an uncomplicated, ready-to-close file, not a promised schedule. Probate orders, title defects, payoff responses and association documents can require longer. For HOA property, § 720.30851 generally gives an association ten business days to issue an estoppel after a written/electronic request. Select an available date after the closing provider reviews the requirements.

Day 0 • targetMutual Agreement & Purchase Contract Finalized

Review the price, condition, access, items staying and agreed closing date. MHIC charges no purchasing fee or agent commission and pays normal closing costs as recorded in the agreement. Seller debts and other obligations remain part of the net-proceeds calculation. The county’s title-policy custom does not override the contract.

Days 1–2 • targetTitle Search & Municipal Due Diligence

The closing professional matches the legal description and PCN with Property Appraiser records, then examines the ownership chain and recorded mortgages, judgments, liens, lis pendens and releases. Assessment records identify the property; they do not replace a title examination.

Due diligence also includes the city’s Conduits municipal report, Citizen Connect/Civic Access permit, inspection and code-case checks, underlying public-records documents where needed, tax and certificate-redemption amounts, and an applicable HOA estoppel for assessments and account information. This municipal inquiry concerns the interests reported by the city; it does not establish that an ordinary FPL electric bill is a title lien.

Days 2–4 • targetPayoffs & Title Requirements

Obtain mortgage payoffs and the necessary satisfactions, releases, ownership documentation or other resolutions identified in the title review. Verify delinquent taxes and certificate balances with Anne M. Gannon, Constitutional Tax Collector, Serving Palm Beach County. Use the applicable payoff or paid receipt, rather than assuming an old bill is the final amount.

Heirship questions, unresolved municipal interests or missing releases can extend this stage. The title provider and any required attorney determine what must happen before the transaction can proceed; agreeing to buy the house does not itself remove those interests.

Day 5 • target only after requirements are metDeed Signing, Recording & Seller Payout

A Florida statutory warranty deed is an available private-sale form, not a mandatory deed for every transaction. Ownership, the contract and title requirements determine the appropriate form. Under § 689.01, the grantor signs in the presence of two subscribing witnesses. Recordability requires sufficient acknowledgment or proof, commonly a notarized acknowledgment.

For instruments executed/acknowledged in Florida, recording requirements include printed signer and witness names and addresses, preparer details and grantee information. Exceptions include instruments executed, acknowledged or proved outside Florida. Qualifying audio-video witnessing is authorized under § 689.01; signing arrangements are transaction-specific.

The recording authority is the Clerk of the Circuit Court & Comptroller, Palm Beach County — Recording Department, Main Courthouse, 205 N. Dixie Highway, Room 4.2500, West Palm Beach, FL 33401. The settlement provider handles recording and disbursement under the authorized instructions.

A bank wire of seller proceeds from settlement escrow is documented in a firsthand case study of West Palm Beach-based Producers Title. Confirm authorized payout arrangements and expected receipt timing with your closing provider; same-day receipt is not guaranteed.

Useful terms for this transaction

West Palm Beach Real Estate & Legal Terms Homeowners Should Know

Property Control Number (PCN)
The county’s unique 17-digit identifier for a parcel or condominium/cooperative unit. Match the PCN to the property being sold so the tax and title inquiries concern the right asset.
Lis pendens
A recorded notice of pending property litigation. It alerts the title examiner to a case that needs review; it does not itself transfer ownership.
Summary Administration
Florida’s court-based simplified probate route for a qualifying adjusted estate of no more than $150,000, or where death occurred more than two years earlier. The cap increased July 1, 2026; other conditions and a court order still matter before an inherited-property sale.
Certificate of Appropriateness (COA)
Historic-preservation approval for applicable changes to designated property. Verify whether planned exterior work needs this review in addition to building permits before setting a renovation budget.
Conduits municipal lien search
The city’s report of utility interests, code violations and receivables, including unrecorded interests. It supplements the county records search so municipal issues can be addressed before closing.

How can I sell my house fast in West Palm Beach?

Call (866) 651-6617 or submit the property address, condition and preferred timing. We review an as-is purchase and provide written cash terms. If you accept, the closing provider verifies ownership, title, payoffs and any required documents before confirming an available closing date.

Can I sell my house for cash in West Palm Beach if I live elsewhere?

You can start the offer review with the address and current condition while living elsewhere. If the house is inherited, Florida probate venue and legal authority still need review. Signing arrangements are transaction-specific; qualifying remote witnessing is permitted under Florida law, but your closing provider must confirm the appropriate process.

Florida probate venue · Witnessing requirements

Can I sell my West Palm Beach house as is with an old roof or termite damage?

Yes, MHIC can review a house in that condition. Share any reports and known damage so the offer reflects the actual scope. Roof age alone is not a universal insurance disqualification, and a termite finding does not automatically fail a four-point inspection. An as-is sale still has disclosure and title requirements.

Roof age and insurance · Citizens inspections

Do I need to resolve an unpermitted addition before requesting an offer?

You can request an offer before undertaking that work. The West Palm Beach Building Division provides permit, inspection and code-case searches through Citizen Connect/Civic Access; underlying documents may be needed. The transaction review must identify the actual open issues. A purchase offer does not guarantee permit approval or removal of a code violation.

Can a five-day closing be promised for an HOA property?

No. The five-day outline on this page is an illustrative target for a ready file. Florida HOA estoppel certificates generally have a ten-business-day issuance window after a written or electronic request. Association paperwork, payoffs, probate or title requirements can make the closing take longer.

Florida HOA estoppel statute

How should I compare cash home buyers in West Palm Beach?

When comparing cash buyers for houses in West Palm Beach, ask for the written purchase price, normal closing-cost allocation, any inspection or cancellation provisions and the proposed closing date. Compare the amount you would keep after your actual debts and expenses. The highest headline price may not produce the best result for your plans.
