What the Orlando Market Means for Your Selling Plan

$414,726City median sale price, all home types
52 daysCity median days on market
−1.2%City median price change, year over year

Orlando city figures: three months ending August 2026, supplied data checked October 7, 2026. Median days on market rose by four days year over year.

Redfin’s Orlando city report describes the market as somewhat competitive, with a 43/100 competition score based on the last three months. Its separate 61-day average pending-time widget is a different measure from the 52-day median. Neither figure estimates the price or full selling timeline for your individual home.

For a second perspective, the Orlando Regional REALTOR Association’s August 2026 report recorded $400,676 across all home types, 64 average days on market, 12,144 active listings, 4.9 months of supply and 2,478 closed sales. The single-family median was $436,456; condos and townhomes were $301,071. These are ORRA member transactions, primarily but not exclusively in Orange and Seminole counties, rather than Orlando city alone. Regional sales fell 8.9% and new listings fell 7.7% from July; that monthly change does not establish a lasting downturn.

Compare the cost of waiting with the amount you would keep. A ready-to-market home may benefit from retail exposure. For an Orlando house needing work, compare the written offer with repair quotes, carrying expenses and a realistic listing plan. Our Florida cash home buyers page explains statewide coverage.

A purchase in current condition

Sell It Exactly as It Sits in Orlando

We buy houses in Orlando in their current condition. You can request a free cash offer before spending money on cosmetic work or cleanup. In Orlando’s designated historic districts, covered exterior work may need preservation approval. That makes a repair-first plan worth checking before you hire anyone. An as-is sale offers another way to sell your house without managing that project yourself.

Don’t paint. Skip interior touch-ups and exterior repainting.
Don’t replace flooring. Leave stained carpets, worn hardwoods or cracked tile.
Don’t fix the roof. We buy with active leaks, missing shingles or aged roofs.
Don’t stage the home. Avoid professional staging and decluttering costs.
Don’t clean it out. Take what you want; tell us which furniture, trash or clutter you want to leave behind and include it in the agreement.
Don’t schedule dozens of showings. Skip open houses and lockboxes; coordinate a limited property review instead.

Share known defects, reports and notices. We still assess the condition; your written agreement governs access, items left behind, inspections and cancellation rights. Selling as-is does not remove applicable disclosure or title requirements. Read how selling a house as-is works.

Historic housing and property-specific decisions

Selling a House in Orlando’s Neighborhoods

The City of Orlando’s historic-district descriptions document several different older housing cohorts. Designated-district boundaries and exceptions matter: an address or a house’s age alone does not establish which approvals apply. The seller scenarios below illustrate decisions, rather than measured neighborhood selling motivations.

Neighborhood / DistrictHousing ProfileCommon Challenges We ResolveSeller Scenario
Lake Eola Heights1890–1911 clapboard farmhouses and early-1900s Craftsman, Colonial and Mediterranean Revival homes.Exterior and roof repairs can require historic-preservation approval; neighborhood defect rates are unverified. If exterior work is planned, compare approved restoration with an as-is offer.
Lawsona/Fern CreekWithin Lake Lawsona Historic District: 1911–1950s development, with bungalows predominant among contributing buildings.Roof and exterior rehabilitation can require preservation review; district evidence does not establish neighborhood defect frequency. If a bungalow needs a roof project, confirm the approval route before estimating listing preparation.
Colonialtown SouthMostly 1920s construction, plus Depression-to-WWII small homes; bungalows and Minimal Traditional forms.Certain exterior repairs and alterations require preservation approval; no neighborhood-wide structural defect rate verified. If you want to update a small older home, compare the permitted scope with your expected proceeds.
Lake CopelandEarly-20th-century Colonial, Mediterranean and Tudor Revival houses, bungalows and Minimal Traditional homes.Historic roof and exterior rehabilitation may require approval, subject to district exceptions; defect frequency unverified. If rehabilitation is needed, verify district exceptions and the actual condition before choosing a sale path.
What do older Orlando housing records tell us?

City preservation records describe late-1800s homes, early-1900s and 1920s development, and pre-WWII-to-1950s district stock. These examples support checking historic status before repairs; they are not a current citywide median construction year.

A 2009 citywide resident survey of 535 respondents reported 67.5% concrete block, 15.7% wood frame and 5.3% brick. This is historical self-reporting across housing types, rather than a 2026 single-family inventory; “brick” does not establish structural masonry versus veneer. Inspect the actual wall system instead of assuming one.

A 2015 city-hosted appraisal of Peppertree Shores Apartments documents a 1972 multifamily building at 984–1014 Mercy Drive with continuous reinforced slab-on-grade and a flat built-up tar-and-gravel roof. That example cannot establish the foundation or roof of an Orlando single-family home.

The city’s residential re-roofing sheet lists asphalt shingles, modified bitumen and concrete/clay tile. It references the 2017 code and supports material examples only; use current permitting guidance for your project.

Repair scope, insurance and permit records

Orlando Property Conditions That Can Change a Sale

Termites and wet wood

UF/IFAS documents dampwood termite occurrence in Orlando, not a citywide infestation rate. In wood framing, trim, porches or roof members, termites can consume cellulose and hollow the material. Mud tubes, damaged or hollow-sounding wood, and pellets are species-dependent signs; they are not a diagnosis.

Get a pest professional’s identification, treatment plan and damage scope. Conventional buyers may revise a repair allowance after seeing the findings. A transaction pest inspection is separate from routine annual inspection and from a four-point insurance report.

Inland flooding and concealed moisture

Orlando identifies heavy rain, tropical storms, lake flooding and overloaded drainage as local mechanisms. Risk is parcel-specific, including mapped A, AE and AH flood zones; it is not a claim that every home floods. Floodwater can wet wood, drywall and carpet; remaining moisture can support mold.

Musty odors, visible mold or water-damaged materials warrant assessment, including concealed damage. Check the flood record before budgeting: in a Special Flood Hazard Area, projects or repairs reaching at least 50% of the building’s appraised value can trigger substantial-improvement/damage standards and potentially elevation compliance. Ask the city how its rules apply before committing to repairs.

Wind-driven roof leaks

FEMA explains how wind lifts roof coverings, allowing rain through damaged coverings or underlayment. Lifted or missing covering and ceiling staining after a storm are screening clues, not a professional diagnosis. The mechanism applies to exposed Orlando roofs without establishing an unusually high local failure rate.

Citizens’ inspection guidance requires attention to active leaks and condition. A roof report may help define repairs and insurability for a retail buyer. Bring reports to the offer discussion so the same scope is compared on both paths.

Older systems and insurance eligibility

Citizens requires four-point inspections for applicable applications on properties more than 20 years old, covering electrical, plumbing, HVAC and roof condition. This is a carrier rule, not a universal Florida inspection mandate.

Citizens’ polybutylene restrictions apply to specified new-business forms for properties over 20 years old; newer dwellings may qualify if free of leaks, unrepaired water damage and hazards. Its wiring guidance accepts multi-strand aluminum but requires documented complete copper rewiring or COPALUM/AlumiConn repairs to all aluminum-to-copper connections for single-strand aluminum branch circuits. Identify the actual system; these rules do not prove local prevalence.

An older roof is not automatically uninsurable. Florida §627.7011(5) bars rejection solely because a roof is under 15 years old. Owners of older roofs can obtain an approved inspection; five or more years of useful life prevents rejection solely on age. Condition still matters. Citizens’ published guidance calls for useful-life documentation for soft roofs over 25 years and hard roofs over 50 years; inadequate useful life may require replacement.

Florida OIR’s January 13, 2026 announcement reported statewide stabilization and rate relief, including Citizens renewal reductions. It does not establish that your Orlando premium fell. Use a property-specific quote when comparing holding expenses and buyer readiness.

For an addition, conversion or unfinished project, check Orlando Permitting Services and Code Enforcement records. Permitting Services is at City Hall, 400 S. Orange Avenue, first floor. Verify city limits first: an Orlando postal address can fall outside city jurisdiction. Ask about the actual records before assuming a violation. See our code-violation selling guide.

Interactive planning tool

AS-IS Repair Cost Estimator

Use a broad planning estimate to compare renovation with an as-is offer. Orlando historic-district approvals, floodplain rehabilitation rules and roof documentation can change the scope; this tool does not price those requirements. It is not an inspection, appraisal, contractor quote or guarantee.

Illustrative U.S.-dollar assumptions, not measured Orlando contractor rates. Finish rates cover interior cosmetic work only. Add a system allowance only for work outside that scope; avoid counting the same work twice.

Additional work outside the finish allowance
Illustrative repair range$31,050–$51,750

Interior: $27,000–$45,000; additional work: $0–$0; 15% contingency: $4,050–$6,750.

Actual costs vary with labor, materials, access, permits and concealed damage. Structural rebuilding, elevation compliance, historic restoration, termite treatment, hazardous-material work and major remediation need separate professional bids. These allowances are not automatic deductions from a cash offer. See how cash buyers calculate offers.

Price, proceeds and written terms

Cash Sale vs. Traditional Listing in Orlando

A traditional sale may produce a higher gross price, but commissions, seller closing costs, repairs, concessions and ongoing holding expenses reduce the amount you ultimately keep. A direct cash sale generally prioritizes speed, certainty and convenience rather than the highest possible gross price.

Orlando’s city-level 52-day median market exposure and the broader ORRA region’s 64-day average are different measures, and neither includes a guaranteed complete timeline to your payout. Use a property-specific plan for an agent assisted sale, rather than assuming the regional median is your home’s market value.

MHIC’s normal-cost coverage follows the signed purchase agreement. Mortgage balances, back taxes, association amounts and other property debts still affect your proceeds. Review inspection, title and cancellation terms; a cash purchase is not an unconditional guaranteed sale. Ask for a written settlement estimate with all service fees and exceptions disclosed.

Ownership, sale deadlines and property debts

Probate, Foreclosure Deadlines, and Complicated Title Situations in Orlando

Inherited real estate: establish who can sell

Florida’s Summary Administration may apply when the entire estate subject to administration in Florida, minus property exempt from creditors’ claims, is $150,000 or less, or the person died more than two years ago. The current threshold took effect July 1, 2026. It is not an instruction to subtract every debt or mortgage. The monetary route has no separate elapsed-time requirement in §735.201; the alternative route requires more than two years after death.

Eligible real property can be assigned through a court distribution order. A petition, applicable notice and creditor procedures, and a judge’s order are still required; a low estate value does not itself authorize someone to sign a sale. A will directing formal administration prevents this route. Known or reasonably ascertainable creditors must be diligently identified, served and provided for to the extent assets are available. The separate Disposition Without Administration route covers qualifying personal property only and cannot transfer a house.

Under §735.203, a beneficiary or the personal representative nominated in the will may petition. Spouse and beneficiary signatures, statutory joinder exceptions and notice to nonjoining beneficiaries must be addressed. Probate venue follows a Florida domiciliary’s county of domicile at death; a nonresident’s Florida property can establish venue in a Florida county. No Florida-resident-petitioner condition is imposed by §735.203. Ask a Florida probate attorney which owners, orders and signatures your sale requires.

The Circuit Court of the Ninth Judicial Circuit in and for Orange County, Florida — Probate Division operates at Orange County Courthouse, 425 N. Orange Avenue, Orlando, FL 32801. The probate contact office is Suite 335; the clerk lists Suite 350 for probate mail filing. Neither is a universal hearing-room assignment. Confirm filing and appearance procedures with the clerk. Our inherited-house guide explains sale choices alongside keeping or renting.

Mortgage foreclosure: work from the actual case deadline

Florida uses judicial mortgage foreclosure. A complaint filed in circuit court starts the case, followed by service of summons. A recorded Notice of Lis Pendens alerts others to the litigation; it does not start the lawsuit. The ordinary civil summons calls for a written response within 20 calendar days of service; the served document and applicable procedure control.

For covered mortgages and servicers, Regulation X generally prevents the first foreclosure notice or filing until the loan is more than 120 days delinquent, with specified due-on-sale and lienholder-joinder exceptions. Under §45.031, a sale is generally set 20–35 days after the order or final judgment; later dates can be permitted with plaintiff consent or court enlargement. Those rules are separate, not a guaranteed default-to-auction schedule.

The clerk mails the final judgment to parties or attorneys; judgment and sale notices include surplus-funds warnings, with additional warnings for qualifying homestead property. Sale notice must appear on an authorized public website for at least two consecutive weeks, or in a qualifying county newspaper once a week for two consecutive weeks; the second newspaper notice must be at least five days before the sale. The Orange County Clerk’s foreclosure page links to the online auction portal. Check the actual sale order rather than a general calendar.

§45.0315 redemption requires the judgment amount or, before judgment, performance due under the mortgage including accelerated amounts and reasonable foreclosure expenses. A right to reinstate using arrears alone depends on the mortgage and servicer. Redemption ends before the later of the clerk’s certificate-of-sale filing or the deadline specified in the judgment or order; there is no fixed post-auction grace period. The ten-day sale-objection period is a separate rule.

A direct purchase is one possible option only if the owner has authority and enough time to complete title review and payoffs before the scheduled sale. An offer or signed contract does not pause foreclosure. Contact an attorney and the servicer about deadlines and alternatives; see our foreclosure sale guide.

Back taxes, heirs and municipal liens

The Orange County Tax Collector lists November 1 as the regular due date and April 1 of the following year as delinquency. Before a tax certificate is sold, §197.172 sets 18% annual interest with a 3% minimum charge. Advertising costs can apply; certificate interest is capped at 18% but can be bid lower. This tax-certificate/deed process is separate from mortgage foreclosure.

Certificate redemption includes principal, interest, costs and charges. If earned interest is below 5%, a 5% minimum applies except for zero-percent-bid certificates; it is not an extra 5% added to earned interest. Obtain a parcel-specific payoff instead of estimating the balance.

A licensed title professional or attorney reviews heirship, recorded claims and municipal records, then identifies the documents, releases or payoffs required for closing. Recorded land documents are held by the Orange County Comptroller — Official Records Department, 109 E. Church Street, Suite 300, Orlando, FL 32801. That office is separate from the Clerk of Courts handling probate and court cases. The title professional also checks city code and permit records when applicable; a deed search alone is not a complete municipal check.

My House Into Cash offers a direct purchasing option, not legal, tax, probate, financial or foreclosure-defense advice. We cannot guarantee court approval, a sale postponement, lien removal, tax forgiveness or title clearance. Consult the court clerk, tax collector, a Florida real estate attorney or tax professional about your circumstances.

From accepted offer to verified proceeds

What Happens Between Accepting Your Cash Offer and Getting Paid in Orlando?

Florida DFS explains that licensed title agents/agencies and attorneys can provide settlement services. The party paying for the title policy has first choice of agent, but buyer and seller must agree. Payment allocation follows the contract: a local provider lists owner’s title insurance among seller costs, but that is not a statutory Orange County requirement.

The days below illustrate a clear-title fast-close plan, not a promised deadline. An HOA estoppel can take up to ten business days under the applicable statute, and probate orders, lien releases or unresolved ownership can require longer. Agree to the date after the closing professional checks the file.

Day 0: Finalize the purchase agreement

Confirm price, as-is condition, zero MHIC service fees and zero agent commissions in the direct purchase, normal-cost coverage, access, inspection and cancellation terms, occupancy and items left behind. Ask who will sign and which deed the transaction requires.

Days 1–2: Begin title search and municipal checks

A closing professional examines ownership, mortgages, liens, judgments, taxes and restrictions, then obtains supporting records and payoff documents. For a published Orlando example, Refined Title Group, LLC’s guidance through The Closing Agent describes this workflow; its Orlando office is at 11 N. Summerlin Avenue, Suite 100 and lists (407) 425-2400. Select and confirm your actual settlement agent rather than assuming a provider is already assigned.

The closer uses Comptroller Official Records, tax-collector records and separate municipal property-information checks as needed. For applicable HOA property, §720.30851 provides a ten-business-day estoppel issuance rule after a proper request. For a deceased owner, the required probate authority and orders must be established.

Days 2–4: Obtain payoffs and satisfy title requirements

Verify mortgage payoffs, tax and certificate balances, association amounts and documents needed to address recorded claims. Review the title commitment’s requirements and exceptions. A claim needing court action or a release can extend the schedule. Unresolved debts are not erased by choosing a cash buyer.

Check the utility provider separately. OUC is Orlando’s municipal electric and water utility, but an Orlando mailing address does not establish the provider; use OUC’s service-area check. Arrange account transfer or stopping service with the correct provider. An ordinary electric account balance is not treated here as a recorded title lien.

Day 5, if ready: Sign, record and release proceeds

The Florida statutory Warranty Deed is a standard private-seller form, but estates, trusts or negotiated transactions may use a different deed. Under §689.01, the conveying party or lawful agent signs in the presence of two subscribing witnesses, subject to statutory exceptions. A married owner conveying homestead must have spouse joinder, even if only one spouse holds title.

The deed must satisfy acknowledgment or proof requirements for recording, ordinarily through a notarial acknowledgment; the notary verifies identity using legally satisfactory evidence or personal knowledge. The closing agent submits the deed to the Orange County Comptroller. Seller proceeds are released after closing requirements are satisfied and funds are available. Confirm wire transfer or the agent’s other available payment method, and independently verify payment instructions using a trusted phone number. Signing does not guarantee instantaneous money in your bank.

Florida title-agent escrow funds are trust funds held in qualifying insured institutions and disbursed for authorized purposes. The local provider offers office appointments and transaction-dependent remote or approved professional signing. Florida does not require a signer thumbprint; traditional notaries are not required to keep a journal under the Governor’s reference manual, while online notaries retain an electronic journal and audio-video record for at least ten years. Ask your closer which signing method works for your file.

How can I sell my house fast in Florida, specifically Orlando?

Contact My House Into Cash with the address, known condition and preferred timing. We buy houses in Orlando as-is, explain a written cash offer and coordinate an available closing date through the settlement agent if you accept. Compare net proceeds and contract terms with a listing before choosing.

How do I sell my house for cash in Orlando?

Start by sharing your address and property details, then review the written price, cost allocation and purchase conditions. For an Orlando cash buyer comparison, ask how title work, payoff amounts and any inspection rights affect the proposed timing. You can decline a no obligation offer or compare it with listing your property.

Are home prices dropping in Orlando, FL?

The supplied Orlando city report shows a 1.2% year-over-year decline in median sale price, to $414,726, for all home types in the three months ending August 2026. A median shift is not the change in value of every home; use recent comparable sales and your property’s condition.

Can I sell my Orlando house as is with roof leaks or termite damage?

Yes, you can request an as-is purchase offer without completing those repairs first. Share inspection reports and known problems. UF/IFAS termite guidance supports professional identification and a damage scope; Citizens’ roof guidance shows why leaks and useful-life findings can matter to a retail buyer’s insurance. The written contract governs the purchase.

How much do cash buyers for houses in Orlando pay?

There is no verified universal percentage for an Orlando cash offer. Price depends on comparable sales, actual repair scope and the buyer’s purchase costs and risk. Compare written cash buyer offers with a realistic listing estimate after expenses; a higher gross price does not always mean more money kept.

Can Summary Administration transfer an inherited Orlando house?

It can include eligible real property, but requires a petition, applicable notice and creditor procedures, and a judge’s distribution order. The current §735.201 monetary route is $150,000 or less after the exempt-property adjustment; the alternative route applies more than two years after death. A qualifying value alone does not give an heir authority to sell.

Will a cash offer stop an Orange County foreclosure?

No. An offer or signed purchase contract does not pause a court-ordered sale. A completed sale may be an option if ownership authority, time and payoffs permit. Check the case’s sale order and the Clerk’s foreclosure records with an attorney and the servicer; do not rely on a general timeline.

Do I have ten days after a foreclosure auction to redeem the home?

There is no fixed ten-day redemption grace period. Under §45.0315, redemption is available only before the later of the certificate-of-sale filing or the judgment/order deadline. The ten-day sale-objection period is separate. Ask a Florida foreclosure attorney about the actual case.

Can I sell a house with unpaid Orange County property taxes?

A sale may be possible when the title and payoff requirements can be satisfied. Obtain an exact payoff from the Orange County Tax Collector. Delinquent taxes, certificate interest, costs and charges affect the amount you keep; cash buyers do not erase the tax obligation.

Do historic-district homes need approval before repairs?

Covered exterior work in designated Orlando historic districts can require a Certificate of Appropriateness, with district-specific exceptions. Check the city’s historic-preservation information before roof or exterior alterations. Requesting an as-is offer lets you compare a sale with approved restoration.

Can an HOA estoppel delay a five-day closing?

Yes. For applicable homeowners associations, §720.30851 provides a ten-business-day issuance rule following a proper estoppel request. That can exceed the illustrative five-day schedule, as can probate orders, liens and unresolved ownership. Confirm readiness with the settlement agent.

Who pays normal closing costs, and are there hidden fees?

MHIC pays normal closing costs and charges no agent commission in its direct purchase, subject to the written agreement. Request an itemized settlement estimate showing any exceptions and service fees. Mortgage payoffs, property taxes, association amounts and other debts still reduce seller proceeds; these are different from a buyer’s service fee.

How should I compare cash home buyers in Orlando?

Ask local cash home buyers and other cash home buyers in Orlando for their legal buyer identity, proof of funds, price, inspection and cancellation terms, available timing and cost allocation. Comparing multiple offers can help you assess the trade-off with the open market; it does not guarantee a higher price. Check the actual home buying company’s track record and any Better Business Bureau profile independently.
